The Owner is Amazing, very kind and service minded. She gave us coffe, juice and fruits during our visit. A wonderful host. The room was good too and the bed really comfortble. The house is on the mountain so we had too walk alot but it was worth it. But the bus goes nearby

I highly recommend this place to stay in Dubrovnik, as it is about a 20-minute walk from the Old Town (it is true that there are plenty of stairs to get back, we would return by Uber for 5€).The owner is very friendly and friendly, offers you water or a refreshment on arrival.The rooms are very clean and the beds are very comfortable.We have not been in a car, so we would not know the parking possibilities.The owner has the option to take you to the airport for 30€, which is super well priced.

Charming accommodation 20 minutes from downtown.

I stayed in this property for three days. The owner was extremely kind, the room was very clean and spacious, the balcony was wonderful. The room was equipped with a small bar fridge for guests. The price was average; the Wi-Fi did not work very well.

It's beautiful. It's great for the autumn guy.

We stayed at Batina Rooms for two nights in late August 2018. 
The room we stayed in is one out of two rooms that Marija rents out in her private apartment. We had our own private room and got acess to the livingroom and the balcony with the most spectacular view over Dubrovnik. We booked the room on booking.com where it said that the bathroom is private, but I wouldn’t call it that. There is only one bathroom in the apartment and you have to pass through a hallway between the bathroom and your room. If you’re not okay with this arrangment maybe this isn’t the room for you. 
The apartment was kinda hard to find, the street on which the apartment is located is more a narrow alley with stairs. The walk to old town Dubrovnik takes about 20-25 minutes but there is a busstop really close to the apartment. 
The room was clean, had AC and the Wi-Fi worked really well. 
The best part of our stay wasn’t the room or the weather in Croatia but our lovely landlady herself. When we got to the apartment Marija showed us out on the balcony where she offered us cold drinks, homebaked pastry and a homemade liqour made from walnuts. The morning we left she made us coffee and tea and send us of with two big bunches of home grown grapes. Marija is the sweetest lady I have ever met! 
If you are okay with the not so private bathroom and dont mind a short walk to get to old town then I would definitly recomend Batina rooms.

Cute room in private apartment

If you use Google Maps to get to this accomodation, ignore it's directions to take you up tight hilly streets, stick to the main road, park on the side of the main road (everyone does it!) & walk down to the apartment. We learnt that lesson the hard way!! When we arrived at Rooms Batina Maria, our host, could not have been any nicer. She showed us around her home, which you share with her, & led us out onto the balcony. As it was extremely hot, she brought us cold drinks & fruit & left us to relax on the balcony. She gave us a guide book and talked us through a map of the town briefly. Every room was super clean and while appeared basic or old fashioned it was all we needed. I don't think some previous reviewers had realised that you share the bathroom (it is not clear on the booking.com property info), if this makes you feel uncomfortable do not stay here but we had no issue with it. The property is located a good 20 minute walk to the old town involving stairs but a bus stops just outside if you would prefer. We slept comfortably here. On our last night, Maria again gave us juice & fruit and we had a really nice chat with her on her balcony; the balcony has such a lovely view! Thank you Maria!

Such a friendly welcoming host.

In a positive sense, we should highlight the kindness and cleanliness of the owner. The owner offered us a small breakfast, although it was not included and offered us a piece of cake made by her. In a negative sense, the location: the street is a staircase. The GPS locates the site but is unable to take us to the place. There are 75 steps from the house to the road. We were able to get there thanks to someone who took us there. Getting up or down with luggage is difficult. The parking lot that we indicated is far from the house and in a dark area behind a large unpaved slope. To get to the house we have to exit the road without illumination.

Access is uncomfortable and difficult to find.

When we arrived at Rooms Batina Maria, our host, could not have been any nicer. She showed us to our car parking spot, which was on the main road above the apartment. The apartment was a few steps down from this, and once going through the main doorway we found ourselves on a beautiful terrace. As it was extremely hot, Maria brought us cold drinks, some chocolate and offered us a taste of her homemade aperitif, which was so lovely. She gave us a guide book and talked us through a map of the town briefly. She then showed us around the apartment and our room. Every room was super clean and so homely - could not complain in any respect. The property is located a good 20 minute walk to the old town but a bus stops just outside if you would prefer. The bed was comfy and the area is safe and quiet. We had 2 great nights sleep here. On our last night, Maria again gave us more of her apertif and we had a lovely half hour with her on her balcony talking about each other. What an amazing view from there. She even gave us a small bottle to take home! Have to disagree with the other reviews on here, puts this place in such a bad light and so unfairly. If you are easygoing and sociable you will have no problem here. It really was a perfect stay and end to our trip. Thank you so much! Adam and Sophie

Lovely place to stay

Me and my partner stayed at this hotel briefly for a couple of nights we found the host and her family very welcoming and friendly. However the directions we printed off for the hotel directed us to the letting agents and not the hotel which is very misleading and we were not able to have direct contact with the owner beforehand which caused us a lot of unnecessary stress. The rooms are outdated and the wifi is poor and the location of the rooms are not directly ideal for going out to explore Dubrovnik. Whilst the hospitality was good I would not recommend staying at this hotel.

Holiday to Croatia

Good place. Bus stops right in front of the house, parking available. Sooo many stairs to walk from town but we knew that beforehand. It's actually not that far from old town...easily walkable at any time of the day. The room was clean but the set-up is a bit weird. Eventhough we could, we never went into the living room, since I didn´t feel like talking to the owner the whole time. Don´t get me wrong, she is really nice but when we arrived relatively late (and we just wanted to check in and go to town - it was about 9pm), the owner didn´t stop talking to us. She offered drinks and cake (and that is very nice) but there seemed to be no polite way of telling her "Hey, I just want to be left alone and I don´t feel like watching TV with you and discussing the show that is currently on". Same happened the next morning when she offered us breakfast. Breakfast was not included in the room rate, yet she put cake and an egg on plates at told us that breakfast is ready. We were already packed and ready to leave for the day and now we were stuck again. I felt like at my grandma´s. I really didn´t feel comfortable with the situation. On one hand, she put the effort into making us breakfast (which was so unexpected that we just didn´t plan it into our day), on the other hand, I really think she should have asked us. Then we´d have the option to politely say "no". If I wanted to chat to someone instead of going sightseeing, I´d opt for a homestay or couchsurfing.

Ok place - clean and safe but I wouldn´t stay again!

We are staying in a double room with a private bathroom. The place is on the outskirts of Dubrovnik but in 10 minutes walking distance they are in the city center. We arrive by car from Dubrovnik airport. If you do not have GPS, it may be a little difficult to find, but it is worth it. If you are going by car, your preferred accommodations of this type are already IMPOSSIBLE to park in the city. In the accommodation there are a few places for the tenants, although it is always better to know that you drive before booking. The property is lovely, helped us to get in the city and how to get there, although a bus that leaves you just in front of the stairs to get down the hotel is very easy to find. Although the room was very simple, there was no perfect bathroom, there is a very necessary cleaning and there is a lot of room to sleep in, but we can only use a few rooms in the house.
