The room was well presented, clean and modern. The bed was comfortable with good quality bedding and linen. The bathroom was also modern, although the shower only seemed to produce hot water at random. The shower door was also faulty, but not a massive issue.

The first major issue is the breakfast, I maybe hadn’t read the details closely enough, but there is no hot breakfast. The cold breakfast was not great, to be honest. Square slices of American cheese, ham slices and (to be fair quite nice) bread rolls were the highlight. First b&b I’ve been to with no cooked breakfast option! 

The biggest issue is the noise. Maybe it was down to the particular guests who were also there during my stay, but there was constant door slamming throughout the day and night, we’ll into the early hours. Whilst the room wall’s are thick, the floor/ceiling between the ground and first floor was seemingly paper thin. I could hear every word of the discussions between the nice argumentative couple in the room below me, as well as their snoring. Also, there is a football pitch behind the hotel, not a massive issue at all, but worth noting. 

Some other reviews had said that it wasn’t walking distance to town, yet even as a slow walker it only took me about 20 minutes and it’s a fairly easy route.

Overall, this is probably best suited to people looking for something cheap to come back to after a night out. In fact, I’d say it would be perfect for that. Due to its proximity to the town centre, comfortable room and the seeming noise expectations of the other guests. Sadly, I had needed something quiet as visiting for work and was up quite early everyday, and had come across the b&b listed as a ‘family friendly b&b’. If you need a quiet stay or enjoy a proper breakfast, this isn’t the place for you.

Clean and well presented, but with major issues

The room was very spacious, but somewhat plain. Not particulary inviting for a longer stay. Room was clean, rest not so much. There was construction work ongoing. The breakfast covers the essentials, but is nothing special. Parking spaces available, but you need some skill to maneuver. 
Located in walking distance to the city centre. Overall, alright, but not the best I've seen.

Stayed for one night here and it wasn't enough. The house was amazing. Brand new and modern from head to toe. Very comfortable and handy location. Owner Una couldn't have been more friendly. Will definitely be back

Amazing place

I stayed here for two nights lovely big room very clean, very welcoming friendly hosts, breakfast cereal, toast and fruit.  If you walk about ten minutes from there, there are a fews places to eat.  Bring a travel kettle as no tea or coffee facilities in the room which was the only minus!

Pleasantly Surprised

Good, budget location. Actually very nice room with an amazing new mattress. Location is not bad but good 10-20 minutes to walk to city center. Parking is free and available. Service is good. We did not try food there.

Good place

Had to use this b&b as my first choice hotel was overbooked. I had no issue staying in a b&b and have stayed in many over 20 yrs travelling for business. Welcome was perfect but room did not live up to expectations! It was clean and large enough there were no tea/coffee facilities in room....no watchable TV channels out of the 3 tuned in.....shower tray blocked so afte Mr 1m8n in there bathroom flooded!! Didn't bother with b'fast so can't comment....nowhere around to eat so had to take bus into Cork for food.....when I tried to check out no one to be seen...eventually the owner woke up to accept my key....any noisy residents with kids running about slamming doors running up the stairs and congregating around front doors at all times bit like a hostel!! Sorry not for me and not 3* in my opinion

Second choice 

Good cleanliness, discreet location, a few kilometers from the center. We occupied a four-bedroom and the spaces were adequate. A small and unattended bathroom but clean enough. Very friendly and kind homeowners. Disappointing breakfast: few products and almost all packaged. Probably more satisfying for those who love salt in the morning. For me who love candy, no homemade cake or cookie. Overall, though, suggested for a short stay.

Modest, no infamy, no praise, far from downtown, small room, tiny bathroom, breakfast without anything sweet, wifi not working.

We stayed here with my husband and our three-year-old daughter for only one night. It seemed that there were some modernisation work in progress because there were old furniture and broken chairs in the hallway; also in the room we noticed electrical wires uncovered (luckily upstairs). The towels, although clean, were stained (almost all).

B&B Without infamy or praise

It's a nice little bathroom, a cold breakfast, no Irish breakfast, little hospitality, like a hotel, from a general point of view the B&Bs would gain from having a dinner with the guests in the evening! There would be exchanges, hospitality, and it would give a different image of Ireland. Far away from the city centre and restaurants for the evening, compulsory car, with paid parking as well.
