PRO: -reception h24 (you can leave your suitcases on check-in day and they take you to your room as soon as you are ready) - sleep on the futon, on a tataki rug. - very clean room (there are no daily cleaning in the room but you can put out towels and trash for changing) - room with accessories of everything (from dishwasher tablets, to towels etc etc.) - 7 walk from the station (beware of Google but because sometimes it makes you make a road on a horrible spot) - room small but larger than the Japanese average - shower and casket comfortable and spacious - optimum soundproofing (airplane or all the neighbors were very quiet) - price 198((3 nights in from 2 to 31.12) - reception at the clock tower etc. - we definitely have to choose a room that is very far away from the center of the city (or a room that is very close to me) - price: € 28 per annunciation - price: $ 28 per annunciation - price: $ 28 per annunciation - price: $ 28 per annunciation -

Why do you complain about so much beauty?

My wife and I spent several days at Bochibochi Karasuma in Kyoto while exploring the city in October, 2019. Bochibochi is a bit of a mix between Japanese and western hotels, futons but en-suite showers and tubs. It is close to Kyoto Station and Tower and many restaurants are within easy walking distance.

The laundry in each suite was a plus. Furthermore the staff did their best to help us although not all spoke English.  for example one young man went out of his way to phone us restaurant reservations after discerning my poor Japanese and better Google translate skills.

There is no elevator and we were on the third floor but that was a minor inconvenience. The hotel also seems very secure as a room key is needed to access the hotel beyond the lobby.

Fine Accomodations Near Kyoto Center

I was going to write a positive review as we liked the location of the place, very close to the station, we liked the size of the room and the price. However, 8 days (I repeat: 8 days) after we checked out I received a message with an invoice from them saying: You checked out without paying the city tax. I was very confused and surprised because that was the first thing we were told to do when we entered the place. The man who received us pointed to a little box where we found the key and an envelope/pouch to place the tax money in. We handed in cash to the man, he gave us the change but unfortunately, I don't even recall whether we got any receipt for that payment. The message from the place made me feel like a thief who ran away without paying. So if you want to avoid this feeling make sure that when you pay the tax, my advice is: keep the receipt for that. 

From happy to disappointed

I was taken here as one of my friends I went to Japan with had been before and said this hotel was good value and a great place to stay in Kyoto - He wasn’t wrong :)

Hosts were really pleasant and spoke really good English too! This was my 1st time in Japan and my 1st stop and so I was made to feel welcome immediately when arriving at Bochi Bochi :)

Rooms were clean, spacious and even had facilities to wash clothes etc. 

The bathrooms were clean and the toilets were out of this world with all the fancy gadgets. 

Hotel was close to the train station and to a couple of supermarkets and many vending machines.

Will definitely be returning when we go back in June 2019. 

Kyoto is a beautiful place.

Perfect for when in Kyoto 

Very clean and quiet establishment. Functional studio with everything necessary. Staff available from 10am to 5pm and very helpful. Kyoto train station is 10 minutes' walk away. A service effect on the top floor, with the heat in Kyoto in August

Well-functioning studio, 10 minutes' walk from Kyoto Station

We spent 4 nights in this hotel, which is more like a hotel apartment, the building is very secure, the decoration is simple and functional but everything is there. A kitchen equipped with a washing machine, dishwasher, table, chair, and a desktop computer that also makes TV. The hotel is a few minutes walk from the train station and very well located compared to the vibrant neighborhoods of Gion and Pontocho. The rooms might need a little refreshment or decoration that would give them a cocooning side but we still recommend this hotel for its very quiet location, with always a Japanese service and service.

Functional and well located hotel.

Checking in was easy even though there was no staff at the time of arrival (they arranged it and told us the procedures well beforehand). We stayed at a four-bed apartment and it was a spacious and well-equipped one. Suitable for a family to stay. The decor was modern Japanese. We are satisfied with everything and the value for money is high for this apartment! Will stay there again next time in Kyoto.

The place to stay in Kyoto

Attracted by the excellent reviews and the affordable price, we chose this guesthouse for our 4 nights in Kyoto. Modern structure and receptionist who speaks English even though we only saw it at check-in (hours 9-17). Fortunately we arrived before 5pm because at night we found a British family that was locked out because the key recovery code was wrong. The room is spacious for Japanese standards but dark because the window is on a wall; the real tragedy was the mattress, so you literally stuck in your back, impossible to rest!

It's uncomfortable.

We stayed 5 nights with our children (4 and 8 years old) in a very functional apartment with large bedroom, small dining room with large dressing room and kitchen with laundry. Proper for a long trip especially with children. The bathroom is equipped with a shower and bathroom, all in a closed cabin that also has a ventilation system for washed clothes drying, super convenient! The apartment is simply decorated and overlooks a large building (out of sight) but served as clean, comfortable and rather well located accommodation 8 minutes' walk from Kyoto Station/shops and restaurants, 10 minutes' walk from a reception station, 4 minutes from a large metro station and a closed box.

Practical and Functional

We stayed here for 2 nights. We were given the room at the 3rd floor and it was a huge room. We were a total of 6 pax. We enjoyed the room very much and did not expect for this room to be huge compare to other hotels and apartments in Osaka. Their stay is very helpful and friendly. They can also communicate well in english.  We rented bikes near by. The only negative that I could say about this hotel is that it did not have an elevator and they do not do housekeeping. However they provide new towels and bedsheets everyday. You can change it yourself.  Other than that I give it a 5 star.  We enjoyed a lot.
