Koo and her family/staff did a great job of taking care of us for our seven night stay.

Every day we were served up a complimentary 3-course breakfast of our choosing (omelettes, sandwiches, fruit salad and granola, etc) then we went off to explore the ruins. Koo also let us use bikes for free (they were a bit too small for our American frames) and helped us with all our turn needs; from drawing hand-written maps and Thai instructions to give our taxi drivers to a romantic sunset boat ride around the city/island-she was a great resource for all our 'forang needs'. Also the AC in our room was so powerful that we actually got cold enough to use the blankets.

Ayutthaya is a little off the typical tourist path and as such language was a barrier, but Koo and her family did a great job of making it work with sign/body language, pictures and Google translate. Would go back.

It was a nice apartment with incredibly friendly folks working there. Kioo, whose name I might not be spelling right, really went out of her way to make sure we knew our way around the town and did a great job helping us with everything from bikes to restaurant recommendations.

I would absolutely stay here again.

Very small family room. Cleanliness to be reviewed. No housekeeping done over three nights. Careless and not very friendly staff. Poor lunch: no choice, limited amount of hard sugar, poor service (breakfast starts at 8:00 a.m. yet you have to wait until 8:00 p.m. for everything to be installed). No service. Laundry use: recovery of non-dried laundry. Hotel to avoid for the fare...

They say they do a daily clean, it hardly ever happened. Staff are unfriendly! There are so many other places in Ayutthaya, you don't need to waste your money with these guys. The internet was shocking and they leave the lights off at night in the halls so it's all dark. I wished we had booked in some place else.

Save your money! Many other better places in this amazing city

Stayed here for a night on our way through Ayutthaya. I booked last minute and got a price much cheaper than they quote at the front desk. First the good: great location (very close to ruins), clean, breakfast included. Bad: Bed is very hard (and I like a firm mattress) and bathroom is a bit small. The staff was a little awkward, but were fairly helpful. We were able to rent motorbikes, but paid more than you can get them for at other places. I think for the price I paid (about 1000 THB) I was happy with it, but if I had paid the asking rate ($49 USD according to the front desk) I would have not been satisfied.

Great little apartment block, clean and new......tucked away behind the main road and a little hard to find.

Unfortunately Ayutthaya itself is a complete and utter dump.
Overpriced, dirty, uncared for rip off destination.....my advice is stay away.
My wife is Thai and was very disappointed with the whole place.
The most embarrassing part is the "floating market".....that doesn't float at all, is nothing more than some tourist tat shacks selling the usual crap. To top it off, it's free for Thai's and £4 for farangs.
Even the ancient temples are overcharging farangs more than the locals.
Don't waste your money here folks, come to Chiang Mai instead👍

Stop over on the way south

The hotel is very well situated: the history park is a 5-minute walk away, the supermarket is almost at the door, as is the bus station, which provides good connections to Bangkok, for example. However, I don't think the facilities of the rooms match the three stars: very bad lighting, very hard bed, simplest furnishings and comical smell from the toilet. Oh, yes, the toilet is right next to the shower. Unfortunately, the temperature can only be adjusted via the heat exchanger, and even at the highest temperature, the water was still too cold to shower. Unfortunately, for the ladies, it may not be uninteresting: there is no fan. There is no mirror in the bathroom, but there is no mirror in the back of the hand. The location is great, but the rooms aren't.

Very new room, with all the comforts, excellent location, close to the most important ruins of Ayuttaya free bike hire the receptionist was very nice and left us all day even though we had checked out at 10.

Hotel well located in the historic center, ready free bike for park visit. classic but clean room. staff welcoming us stayed 2 nights and it is well enough to visit the site. only bemool, we had a room next to the elevator and this one made a deaf alarm sound all night (apparently it's about the engine..) so ball kies compulsory for those who have sleep read.

Normal structure aside from the bad smell from the toilet drain, the lack of water bottles in the room, the lack of toilet paper, and the presence of insects and mosquitoes.
