The room is great value for the price. It was very clean, and the shower had hot water!
The staff is very friendly, the laundry service is quick and cheap and good (usually it's two out of the three).
There are mosquitoes on the property, but i guess it's the way it is..

Clean place and friendly staff

It's a well positioned guesthouse, in a quiet area, with access to many restaurants and other facilities. It has a nice common area for relaxation and the staff speaks English very well and are very friendly. Don't expect much from the room, it's a minimalistic one, though perfect for rest and to take a shower.

Good value for money

Spent 2 nights.  I mentioned my love of fabric. Instantly I was told about the textile museum by one staff member while snother was in the phone checking the hours.

The hotel has a lovely common area. Airy, comfortable, and inviting.
This may not be a 5 star hotel but 5 star service for a pittance.

Lovely area in the center to sit, read, browse the internet using the free Wi-Fi or their computers, great coffee, regular and loose leaf tea available 24/7.
Morning breakfast with it being topped up non stop so nothing gets too cold (eggs) or warm (butter, etc).

If you're careful this is your site. The bathroom is located next to the east gate. Ta phae. The location is excellent because there are supermarkets, restaurants, etc. It's set in a alley but very easy to get to. The hostel is fine. Let's say the cleaning is not your best point. There are many mosquitoes and you can see them stuck on the walls but otherwise it's fine. The rooms have a ventilator and the change and towels and sheets do it every three days. 3l.

Good location, clean up justly.

We've been here four nights and it's been great. The rooms are big and clean. The place is cozy and quiet but very centrally located in a side street. In the side street there are very good restaurants that have been open for a long time. The hotel staff are friendly and speak good English. Also the tours we booked have worked very well. Price/performance top. Definitely to recommend.

It's a great hotel.

One of the nicest hotels on our trip! They have a central chill out area where they offer magazines, fresh fruits, tea and water for free. The receptionist was very kind and had always a smile on her face :)

When we booked the Baan Jaja guesthouse we did so with quite low expectations. At $15AUD a night for a triple room, we were by no means expecting the Hilton. We were very presently surprised by how good an experience we had at Baan Jaja. The ladies who work there are very friendly, always greeting us with a warm smile. The room was basic, as expected, but very clean and a mosquito zapper was provided which is very handy to have in Chiang Mai! The guesthouse was nice and quiet, we hardly saw other travellers while coming and going, however popular bars and good food are well within walking distance so it is easy to have a good night out and meet people. The wifi of good quality and they also have a bookshelf you can borrow from to read on a lazy/rainy afternoon.

Everyone in our group of three agreed we wouldn't hesitate to stay here again. Great value for money!

Inexpensive lovely, well positioned guesthouse

Very well located hotel, close to tha phae gate, you will find plenty of good restaurants in the street itself, or nearby. The neighbourhood is quiet, and allows you to rest in peace. The staff is friendly, and you can use services for breakfast, or even the internet or the laundry directly in the hotel, for a small price.

It's quiet and well located.

This is our second year there. Ideally located near a tap gate. Breakfast is a good choice. (But, well, compared to the price...) the staff is polite. The rooms on the first floor are the best placed for noise. They would need a good freshness in furniture. The cleanliness is superficial.
