We stayed the first nights in Nagar Hotel, which was more expensive. My friend from Vietnam Active told me about the Guesthouse, so we stayed there 3 nights more. 
The owner are such kind people and help so much they can. They parked our scooter everyday in their parking and took care of it. The room was clean and big for a twin bedroom. It's not expensive and have a good location.

The hotel is very well located close to the beach and restaurants. All around Nha Trang you'll have constructions sites and a lot of noise, here it will be just the same  however, we've got ourselves some earplugs and slept very well. 
This hotel is treated as a house so be expected to remove your shoes, keep quiet at night and ring the doorbell if you arrive past 10pm (this is a bit discomforting since you're actually taking someone out of bed and waiting outside to be let in!) 
The Bedroom: comfortable clean room with a good Cable TV, Air-con, handy fridge and comfy bed (at least in our room 303!) with clean white sheets. 
The Bathroom: Very clean and Vietnamese style. Some toiletries were available. The towels are just a bit too thin due to aging but are sparkle clean with no stains. 
Wifi: really weak in our room.
The owner booked us a quality transfer bus to Mui Ne, I was very glad she chose a nice company and reserved top seats on the sleeping bus! 
I would stay here again. If you're willing to risk try walk in since the rate is way cheaper than on booking sites!

What I love about these guest house was there bedroom was clean, bedsheets and pillows were so fresh and refreshing smell. It feels like I am at home. The owner was nice and accommodating. The great thing too was the restaurant near the guesthouse. The food was so delicious and the owners were so friendly and they cooked nicely. The thing that mades me disappointed was the construction of building near the guesthouse which it gaves noise and dusty around the area. But overall it was very good.

nice situation bur you can find a better price-quality room for same price 12$. shower was not working and we had to take a shower in another room instead of changing the room so not very convenient.

I stayed here from 22-27 February. I reaffirm happyhoboes post so won't reiterate. The whole place is kept very clean. I had a room on the second floor. There is no elevator so if you are adverse to steps then bear this in mind.
I'd say the construction nearby will be continuing for a while. They are not working during the night. They start around 7am. I could watch them sitting on my bed. If they woke me up before my alarm, no problem, I just started my day earlier.
Having traveled extensively throughout SEA staying at 2/3 star accom. it feels like a treat when you come across a mattress that does not feel hard. I did not want to get up in the mornings haha.
The owners are extremely helpful. They make excellent hosts.
I will be back there again on 8 March.
Overall, a positive experience at a guest house with a more than reasonable price point.

Excellent run guest house

There's no elevator, things on the 4th floor are very hard to pull. Very bad WF. There was no window in the Deluxe room, it was more accurate, but it went out into the common corridor, it wasn't sunk, so the curtains were always closed and the room was dark. Very badly located the air conditioner, blows right on the bed. There was no fan.

I 'd recommend that.

We booked the guesthouse on site first for one night, then extended it for another night because we liked it. The rather simple rooms are spacious, well maintained and mostly clean. The location is perfect, a few minutes from the beach and some restaurants are nearby. The hosts were friendly and not too intrusive. However, we would have liked some better tips and tips on restaurants nearby. We couldn't really say anything about it, but we didn't really need to. Otherwise, everything was good and perfect for the price.

A very good price-performance ratio

We booked a hotel for 3 days, staying in Nha Trang - we liked the location - a 5-7 minute walk to the beach, right next door a bunch of cafes, shops and souvenir shops. We also called a taxi to pick us up at the airport, got up late at night and drove. We booked tickets to Winperl - the next day we got ready tickets so we didn't have to stand in line. On the way to Nha Trang we got caught in the rain - most of the stuff got dirty - we dropped it off at the hotel - two days later they brought clean and laundered.

A good hotel for traveling alone

A well-located hotel, large room, large bathroom, very clean oil bedding, towels no longer so much. Mattresses from the dock a little uncomfortable. Water in the room (paid). Terrace where you can hang clothes to dry. Air conditioned. It is very close to the beach, well located, massage centers and restaurants in the same street. We had a booking error and introduced ourselves a day later, yet so they gave us the room and the treatment was kind. We arranged the transportation to Ho Chi Minh. Maybe it's a burning but not serving meals right next to the 3 sisters restaurant where they eat very well and are very cheap.

We only stayed here one night because we decided to take an easy rider trip shortly after. When we arrived by night bus around half past seven and our room was not yet free, of course, we were allowed to use the family bathroom and accommodate our backpacks. We had booked three nights and then agreed with the owner to pay for two nights. The room was very clean with air conditioning, set up to European standards and its own bathroom. Very good price ratio. Our laundry was washed and dried within a few hours. The guesthouse is located a little back from the main street and is therefore a little quieter.
