The Terrace Guesthouse

We loved our stay at The Terrace B&B. The rooms are clean, the bathroom was very clean (with hot water) and we had a small balcony in front of our door and at the room. The staf from the B&B where very friendfull and helfull. When we left for our jungle trek, we can leave our luggage in their accommodation for free!

Great place to stay in Chiang Mai. Only thing is that the breakfast is not a real breakfast. Just some toast, coffee and tea which you can make yourself. But is was okay for us. 

We stayed here for 3 nights! 
The host Tato was very friendly although he didn't speak much english or any other language ( I speak french, german and spanish) but he was very kind and helpful! He even painted a picture of me! 
The rooms are simple, the bathroom is on the balcony outside so it is a bit of a mosquito feast, if like me you attract mosquitos! 
We found the place very authentic. 
The breakfast is simple, toast, jam and coffee so we added some fresh fruit and it was ok for us! 
The location of the guesthouse is amazing you can walk everywhere or grab a tuktuk on the street outside the courtyard! 
We loved our stay here despite the very hard mattress covered in plastic ( very sweaty) but if you have back problems you may want to pass on this one!

Great location, friendly staff

Booked 3 nights on booking.com here as we arrived in Chiang Mai. Our flight was late so we checked in late and paid in cash on arrival. We stayed here 1 night only before going elsewhere. See end of review for the experience we had cancelling.

Our room was not what we were expecting:

1. It was very very noisy as right on the main road. No double glazing and you'd struggle to sleep without earplugs which thank god we had.

2. The bathroom was outside the room behind a mesh door and open to the elements and mosquitoes. Small and dusty and had flies in the toilet.

3. The bed was rock hard. We're used to harder mattresses in Thailand but this was so uncomfortable and I woke up with a bad back and aching joints.

4. The room was not clean. The sheets were clean but the floor was dusty and gritty and there were cobwebs behind the furniture and under the bed. 

5. The breakfast isn't worthy of B&B status. It's some bread and a toaster in an outside kitchenette which again, wasn't very clean.

After 1 night we decided to move elsewhere and asked for a refund for the 2 nights we weren't staying. The man at the reception said his boss was asleep (it was 10am). We had to press him to call his boss and ask for the refund. He said he'd give us 1 night back but not 2. He then wandered off and left us waiting. 

When he returned I asked him to get the owner who eventually came out to see us. Fortunately we are travelling with our friend who speaks some Thai who explained we were leaving and why and asked for a full refund for the two nights we weren't staying. What proceeded was a heated discussion with the owner in Thai who did not want to give us the money back. Pointing and gesturing at us he said he'd lose out on customers so wouldn't give us the money. We explained we'd have to pay elsewhere because the room was not as described.

Eventually he said we had to cancel the reservation through booking.com and then he'd give us the money back. We went inside to do this at the computer and when I showed him the cancellation button on my phone and asked for the money he walked off shouting and pointing at me again. I cancelled the booking and his colleague showed me on the computer as cancelled so called the owner back and he finally after much reluctance and complaining gave me the money back for 2 nights.

As we had cancelled the reservation there's no way to leave a bad review on booking.com (they claim to be 8.5/10 on there). I'd be very wary of staying here and if you do, don't pay up front unless you're happy with the room, noise, "cleanliness" and "breakfast". So rude.
