We stayed here for 5 nights because we love Chiang Mai. The room was a decent size and had a bed and private bathroom (very small with shower and toilet that would get wet if you showered). The sink was outside the bathroom and if you used it, the water ran down into the bathroom right passed the toilet to the drain- so you would get wet feet often. 
The bed is quite hard but the room had AC and was very clean. 
Sindy herself (I'm assuming that's her name) spoke very little English so don't bother asking any questions, it gets you nowhere. 
Overall, would definitely recommend the place as its clean, cheap and near the main area. 

Good

I stayed there for a couple of nights in room #1- ground floor, just behind the reception,double bed, wardrobe, bathroom with hot water, a vanity and a desk. 

If you have been in a rooms- to - let in Asia before, you can expect the typical type of small bathroom that involves the  toilet seat among a shower, a mirror and a sink in no separate spots, which means it gets messy after you shower as there is water all over the floor and toilet. On the other hand you get hot water which is not always a given! 

The room was big and comfortable, had a functional A/C, clean towels and bedsheets and was good for what we had paid. The place needs a bit of restauration but if you're backpacking or are used to camping you'll find the place just fine. 

Mind that there are 2-3 plugs available only so do the math about what you need to charge and how often and bring long-ish cables as the plugs are high on the wall and without any shelf to place your equipment. 

I don't recommend the place to anyone who would spend a lot of of time in the room, it's just practical and at a fair price for what it offers. 

The receptionist can barely communicate in English so be prepared to find your own way around the city. 

Thankfully there is Wi-Fi to solve your questions. 

Get your own toiletries, or get them at the nearby 7eleven but don't expect any to be provided- you are in a budget room after all. 

Value for money. Don't expect luxury! 

Situated in the old city is is within walking distance of everything in the old town.  Not too far ( perhaps 40 m ) from a main road, as soon as you step onto that road there wil be tutus and other transport stopping to offer you rides. 5 min walk from a 7 11 and there is a great cafe 20metres away. You can get your washing done for you at 40 baht per kg, or you can use the 5kg washing machine outside for 20 baht.
Staff are lovely and helpful. But as far as the room goes you get what you pay for (fair enough). Room doesn't get serviced at all during stay ( we were there 8 nights), same towels same sheets. Room was tired and very basic, air conditioner made it sound like you had machinery running in the room. Beds were Semi comfortable. Shower was good.. Staying here mean that we had money to do some of the more expensive things in Chiang mai. Overall it was ok budget accommodation.

Super. Heap, great location

This place is ok. Our room was clean quite big and kind of comfy. Apparently the owner is great but well he was out of town and the staff from the neighboring guesthouse that took care of us was kind of useless but I'm guessing that's temporary. If not this place has everything you need and it's location is ok close to Wat Chiang Man (the city's oldest temple).

Budget, convenient

It's a low budget guesthouse. And for a few bahts you get a room with AC or ventilator, everything was clean and tidy and with 2 bottles of drinking water and some soap as a welcome gift.  The people were friendly. The guesthouse  is in a good location,  you can reach a lot by foot. What else to ask for? (Especially if you are on a tight budget ;) )
