Good staff, view and good nearby restaurant. The location is very peaceful. But the pool not clean enough to swim. It may because we stay in the rainy season. The overall feature is suitable for relaxing.

We spent a week there and it was great the staff are friendly and helpful the rooms were clean and big.  The food was good and the happy hour from 5 pm until 8 pm was very nice :-)  The pool was a bit small but good enough!  A great stay  we would go again

We arrived early afternoon from Bangkok and were shown a reasonably equipped villa. We quickly realised however that this was a quite remote location which did not suit us. It was however very peaceful and quiet. My wife has walking difficulties which was made worse after a fall in in Bangkok and this location is totally unsuitable for anyone with a walking impairment. With this in mind we cut short our stay after 2 nights and moved to a more central location for our remaining 4 nights in Chiang Mai. The staff were extremely friendly and helped as much as they could. I had an excellent massage at the spa. The food at the hotel was very good.

Staff friendly and helpful. Room is spacious and clean for most parts. All facilities are in good shape, except air-con in sittting room is dripping with water. There are 2 safes, but none works. I like its location the best and it is perfect for relaxation. Food is excellent. 

We visited this resort from 25/05/19 to 30/05/2019.We had booked a two bedroom cottage and the resort settings are so very calm and countryside.there is a lot of greenery and the cottage was very self sufficient, spacious and amidst a jungle surroundings.
The self sufficient kitchen was more than enough to satisfy our hunger pangs as we had brought groceries.
Our outings at white temple, blue temple ,black house, night safari and lion safari were very enjoyable. The resort was helpful for our currency exchange and provided a better exchange rate.
Their free shuttle to Sunday market was worth the ride and the market was awesome for shopping clothes and eateries.


The property is dated but has a  special charm to it. The location is serene and peaceful. Well appointed  spacious villas  spread over well maintained landscaped  area with a stream running thru it. It is about 30 minute drive from the busy Chiang mai city. It has a very good outdoor pool and restaurant called Terrace.As the property is vast, you can request electric buggy for moving around. The receptionist  'Yuvi' is very courteous and helpful.
The villa is  spacious with mountain view balcony,good kitchen and comfortable beds. Right next door is the well known "Phatara elephant camp" which is truly amazing experience of elephant interaction, feeding and bathing.
If your idea is to enjoy a vacation surrounded by mountains,greenery and refreshing nature this is it..

Karma Royal Bella Vista is part of the Belle Villa. Karma has got 5 units out of which one unit is functioning as office. So four two bed room units are available with Karma as hotel units are already returned and running Karma Chang at City. Location of the resort is very good especially for those who like to be away from all hustle and bustle and need some peaceful time. The living area is quite spacious  and tastefully furnished. Kitchen though is compact, is adequate and well equipped. But the two bed rooms and corresponding toilets seem to be a mis match and inadequate in furnishing as well as utilisation of space and also planning. The staffs are extremely helpful and active. Yui the girl in charge is quite active and walk that extra mile to make the guests comfortable.  From exterior the units look a bit run down and need attention. But the complex though need improvement can still provide a quite and wonderful short get away. Guests can avail the in house restaurant the terrace or can avail the facilities of couple of restaurants at walking distance. Other option is get some stuff from the nearby village which also is at walking distance on the main road and experiment at in-house kitchen. The free daily shuttle run every day to city at 10 and back in the evening. Sunday the shuttle will run to night market at 5 in the evening and back at 9. Overall this units can give  a peaceful vacation for those who like it. This villas also create / provide a feeling of owning a vacation home at an exotic location without actually owning it. 

We loved the peace. Not as smogy as city. Shuttle everyday to city no cost.
Enjoyed local people very nice and friendly. All staff are great. The 2 bedroom villa was well equipped with heating and cooling. Water supplied daily.
