This place is so DIRTY. My son and I went here for a look for short term Accommodation for him and my grandson, it is horrible never been cleaned it smell like pee and god no what else. it need a new over hall and new owners that's for sure. on leaving the place my ankles where so itchy I had red bloches all over me turn out I had Scabies and I did not even stay there.
I would not even take my pets here let alone my family. 


I would of give this place a zero but there was none.

Booked this accommodation on our trip from the GC to Melbourne. We needed Pet Friendly and the photos looked good. When we arrived the outside was messy with rubbish stacked on the side. The grass was overgrown but once we opened the door the smell hit us, it stank. Everything was old, the bedroom has a light but no light switch. The bed was propped up on some books. Everything seemed dirty.  The towels felt like sandpaper and so thin. We decided to find other accommodation. As we rang around  looking for new accommodation other property managers told us they have had a lot of complaints about the cottages and they are a blight on their town. Thankfully we found a nice cabin at a caravan park around the corner.

Disgusting!!!!

We arrived at 2pm, and the room wasn’t ready. That’s ok, things happen, so we came back an hour later at owners request. When we walked in a strong smell of bleach filled the room. We thought ok, at least it’s clean. However, once the floors dried and the bleach smell dissipated, the smell of urine filled the air. We then noticed the floor beside the toilet was uneven, dangerous looking and very stained. Soon further inspection there was brown gunk in bathroom cupboards. Old spilled milk in fridge and mould around windows and vents. Stains on linen, and a used tissue in wardrobe. The oven looked like it had never been cleaned. The kitchen bench water damaged and lifting next to the oven. The TV had no reception.  And it wasn’t the kitchen sponge and dishcloth’s first rodeo. The mould smell from under the sink almost took over the smell of urine when opened. 
We left after 10 mins, emailing the owner and saying we weren’t staying due to the cleanliness of the room. He offered to change rooms but no refund. After pursuing things further he offered us a $10 agoda credit. 
I’ve never seen such disregard for cleanliness in accommodation in Australia.

Disgracefully unclean.

I have never written negative reviews on accommodations before, but in this case I find that I have too.

Im doing this for multiple reasons:
1st being I’m so angry and annoyed with this accomodation and management for totally being ripped off.
And 2nd to make the rest of the public aware off this accomodation, and management.

You may also be asking why didn’t we just leave. Well lakes was fully booked, and I had paid via booking app (I wouldn’t have gotten my money back.) and I do have to admit, at least we had a bed and a roof over our head. 

We (me, husband & small puppy) stayed for 2 nights. 
Paid via booking sight, we were not expecting to pay for our puppy, BUT when we arrived management informed and charged us of $150 extra, OMG, never have I pd that much for my small puppy to stay with us, alway been $35 to $50 at the most.

We booked via Agoda site it doesn’t say anything about charges for dog!!

We are totally disappointed in this accommodation. We’ve stayed in lots of places, and this has to be the worst we’ve ever stayed in.

Dirty, stains in basin, cobwebs, walls scratched, floor uneven, with bubble in vinyl flooring and dirty vinyl sofas.
Had no towels, (till we asked) and no coffee, sugar or even had wifi for that matter and web site states all of the above was included. But was NOT.

Our bar fridge kept leaking water onto the floor, and didn’t freeze ice, (till the next night we were there,) and it barely kept our drinks cold.

The queen bed had a single bed sheet, draped from head to toe, (did not cover sides off bed)

It would have been nice to have had a small coffee table.

I definitely would not recommend this accommodation at in its current state.
Please do not be fooled by pictures, they are old.
This establishment is run down and tired, needs major work to get it up to standard.

Disgusting

DO NOT BOOK HERE . OWNER WILL TAKE LUMP SUMS FROM YOUR BANK ACCOUNT. 100% MISCONDUCT . All  rooms disgusting. Owner uses homeless people to clean and doesn't pay them. Most things broken and won't fix or replace them.

HORRIBLE OWNER DISGUSTING ROOMS LEAKING ROOFS BLACK MOULD IN EVERY ROOM

We arrived at the property at 2:30pm on the day of check in. There were no staff there so we let ourselves in (through the key in the security box). The place was not clean. The cottage smelt musty, there was dirty food in the sink, the kitchen area smelt like fish and there was hair (possibly pet hair) on the sheets in the main bedroom. We decided to stay somewhere else (as the proprietors were unavailable to discuss the situation). We have requested a refund but the proprietors have ignored our requests. Yes, this is a personal bad experience and I don't like giving negative reviews but this reflects our experience. I would suggest there are better places to stay in lakes entrance and this place doesn't fit its 3 star rating.

Unclean property and proprietors nowhere in sight

Our travel plans over the new year period unexpectedly changed and we were forced to find one night of accommodation while we traveled home with our dog. Kickback Cottages was the only option available. The online photos were drastically different from our experience. We stayed in cottage 2. 

The bed bases were damaged and ripped, the bed linen stained. The white bath towels were thin and full of dark lint and pieces of long hair. The bath mat was frayed around the entire edge. The flooring in the bathroom was lifting and had mould around the external shower area. The shower had two old cakes of soap. The cutlery was marked with finger prints and grime. The TV was the size of a small computer screen located on a far wall from the couches and had limited free to air channels only. 

The owners apparently live in the house at the front of the property immediately in front of cottage 2. The noise from the house was loud until about 9pm.  

We departed at 6.30am the next morning without showering. In sum, this accommodation is in disrepair and is dirty. I would not stay here no matter how inexpensive it is.

I try and avoid negative reviews of small businesses, but I can't this time

We booked a 2 night stay at Kickback Cottages based on the location and price. I had not read all the reviews on other sites and was not aware of the bad reputation it had, so when we happened to look at a few the day before we were due, we were worried about what we might find! Left a message making sure we were expected and received a prompt response assuring us they would be there for check in. When we arrived Charlie greeted us, asked who we booked with, then immediately showed us to cottage #3 which was bigger than what we had reserved. It was reasonably clean and tidy and although it smelled very musty, because Charlie had opened all the windows before we arrived after an hour or two of airing out it wasn’t overwhelming. Yes, it badly needs to be renovated, but it was serviceable and ok for a 1 or 2 night stay. The bed was very comfortable and the bed linens were clean and appeared to be new. It seemed to us that Charlie was trying to improve the cottages (and his reputation) as there was some renovation happening in one of them. I must confess we didn’t use any of the kitchen facilities so don’t know if they were working, and we didn’t watch any TV so can’t comment on that. Compared to what some others wrote in their reviews, we had a fairly good experience. If you are ok with staying somewhere that is pretty shabby and maybe not everything works, then give it a try. Be sure you are aware of the strict cancellation policy.

Seeing Some Improvement

Very friendly environment to stay. It is close to most of interesting places in Lakes Entrance.

There is a functional kitchen to have a meal in there or just  walk a short distance to have a great coffee and meal.

New management for the last 4-5 years has absolutely no idea, how to run any establishment nor that they need cleaning. The grandchildren all received stomach upsets within a day of staying. The Health Inspectors are not doing their job on this place. should be closed down.
