I was given a room that was supposed to be king delux with a spa bath. There was no spa bath. To get to bathroom you had to duck and weave past the tv as it was blocking the doorway. I hit my head severaly times leaving a bruise on my forehead. The aroma was like stale alcohol and vomit which made me quite sick. The fridge was not on when i arrived. The shower was leaking from all connection and the shower head sprayed water everywhere because the holes were blocked. The shower arm kept falling down. This was not a King Delux room for which I paid  3 nights only stayed 1. Couldn't get in touch with the owners. There office hour said 8:00am-8:00pm and when I waited for them to open I gave up at 9:30am and left. VERY BAD IN KEEPERS AND MOTOR INN. It's not at all what the online pictures have. Lost my money - NO REFUNDS.

KEEP YOUR MONEY AND HEALTH

We booked this motel directly by phone the previous day, but upon arrival at around 2 p.m. we found the reception area unattended.  After locating a staff member on the grounds we found that our room and others were not ready for occupancy and we had to go away and return later.  

We opted for room 1 which was furthest from the busy Pacific Highway.  Upon entering the room we were shocked at its appalling condition.  The place was totally rundown and in urgent need of repairs.  The walls and furnishings were marked and had patches of paint missing.  Cupboards were broken.  The front door had no proper security chain or lock fitted with two separate parts of previous devices still attached but inoperative.  We were lucky to accidentally find an unlocked second door to the unit concealed behind the curtains which could  have been easily accessed by anyone at anytime. The refrigerator freezer was totally iced up and impossible to use and needed to be urgently defrosted.   The information folder was dirty and damaged with some tobacco or similar residue scattered through the pages.  No teaspoons were provided in the room.  There was a shortage of power points and some of those available were difficult to access.   One light switch was cracked and needed urgent replacement.   A large stain with dirty foreign matter was located on the curtains near the dining table.  To our further dismay we found a mouse dropping in our bed after we had slept in it.   The free WIFI provided dropped out frequently and was really useless.

Overall this is one of the worst if not THE worst motel we have stayed in during our travels around Australia over 50 plus years.

Very poorly maintained and requires an urgent upgrade.

On arrival I was greeted with a locked reception office & a note attached to the door saying that the office was closed for 15 minutes & to ring 0484550249 for service. Whilst I was there 4 other customers turned up & they also had to wait. I tried to ring 5 times only for the phone to ring out, I tried the office number & it did not get answered.
When I booked, I asked for 2 rooms together, & stated I was disabled & required a ground floor & is the room suitable for a disabled person. On arrival I was allocated 1 & our friends were given room 6 certainly not together.
•	Room 1, was the furthest from the office at the back of the motel.
•	On entering it smelt musty which hit us both straight away
•	Then we noticed the very poor condition of the furniture
•	The bathroom, is old & in poor condition
•	There was NO hot water – the best we could get was luke warm water.
•	The room only had 4 power points 2 in the kitchen & 2 in the bathroom
•	The kettle was covered inside with yellow sediment, it took 20 minutes to boil & the power cord test was out of date.
•	The chairs inside are missing the padding & are uncomfortable.
•	The bed was so hard it was like laying on a hard wooden plank. For $140p/n I did expect something more comfortable. Neither my wife nor myself were able to sleep under such poor conditions.
•	Parking within the Motel is restricted & poorly though out, because of lack of area for cars to park the longer vehicles take up 2 or 3 spaces where your car should be in the parking area.
•	It is a NON smoking motel, although it was not policed as the person in the next room was smoking just outside our door. 
•	The TV did NOT work, there were only 3 stations & they spent all the time pixelating & saying no signal.

In poor condition

The room was clean, comfortable and the manager could not have been more helpful as we had a few issues before arrival. this was the 1st night of our road trip and a great way to start. Thank you very much for your help .

Excellent Reception

Caters to families with a kitchenette short walk to the shops and places to eat. Good central Belmont location - you can park the car and walk by the Lake, to a club for dinner and the local Belmont shops. This is a good place to stay when visiting family and relatives.

Central location

Low priced accommodation, clean and basic...ok if all you want is a bed for the night.  We wasted a lot of water trying to get the taps in the shower to work and to the right temperature.  Handy location

Budget

The room we stayed in was a great sized room. Balcony had great view of lake across the road. Bed was very comfy. Had a problem with cold water tap in the spa. Notified owner and he came and fixed it straight away. Room was extremely quiet considering we were on the main highway. Highly recommend staying here. Parking was very easy. If ever we need to go to Belmont again, we would stay here again.

Good sized room

Whenever we visit Belmont we always stay at the Lakeview Motor Inn and have never been disappointed. The rooms are clean and cosy with comfortable beds and it is situated close to the Belmont 16s Sailing Club which makes it convenient for us. 

Clean and comfortable

Stayed for one night in August. The lady in reception who checked us in was lovely! We were really happy as our room was upgraded which has never happened before. The room was really nice and extremely clean. It was very convenient to have a microwave in the room. This motel is in a great location opposite Lake Macquarie and walking distance to Belmont shopping centre. Will definitely stay there again and would definitely recommend.

Lovely Clean Room, Great location. Would recommend.

Just in front of Lake Macquarie and close to many restaurants and shops. The staff made us feel at home. Lovely swimming pool, parking literally in front of your rooms. Rooms are clean, fridge and TV. Bathroom could be more modern but still tidy and clean. Great for the price! Definitely would come back!
