This is am bed and breakfast with no breakfast on site available.  So after you pay your tariff for what you think is a bed and breakfast, you arrive on site to be informed that you have chosen a room where breakfast is NOT included - No I didn't, I booked a bed and breakfast, expecting that there would be a breakfast included! Then  to be informed that for an additional $10 per person you can go to another bed and breakfast, 17 minutes walk away, but feel free to attend in your pajamas! Really? Just not good enough for the prices you pay.
If you go to the website it tells you about their endless breakfast and states "Our bed and breakfast blends the comfort of a country inn with modern luxuries…" 
It is a converted house in the suburbs and you would have to have a vivid imagination to think of it as anything else.
The room itself would have been the master bedroom and had an ensuite and a walk in robe that contained a tall boy, bar fridge sitting on a small table, ironing board, iron and a pedestal fan. There were also two very well worn gowns provided. 
The ensuite was almost clean, the basin needed a thorough clean not just a wipe over. The curtain was not hemmed and so was frayed Sills were very dusty,  even the hairdryer was covered in dust. and we killed two cockroaches in the time we were there. 
The rooms decor was pleasant but was incredibly dusty, the window sills, furnishings, prints etc had not been dusted in months if ever. 
There was a comfortable leather lounge and a queen size bed. The bed although Queen size had a double bed mattress protector on it causing ridges and the bed itself squeaked every time you moved and the mattress was uncomfortable and had seen better days.
One of the tea cups had a huge crack in it which shouldn't still be in service.
There was a lovely table but the chair was actually a dining room chair (I used to own one the same many years ago that clashed with everything.
When we arrived in the late afternoon, the room was hot and stuffy so I rang the contact number and asked about the air con. The air con was boosted for two hours but then it was turned back to really low for the entire building which meant that the a/c was useless.  Don't advertised "Air conditioned" if you aren't go actually use it. The a/c control panel is locked and there is no control for each individual room.Obviously why there is a pedestal fan.
We could hear the conversation from the room next door and they were just speaking at normal tones, so they could probably hear the Tv coming from our room even though we had it quite low..
In the information booklet they stated that there was a library of books and DVDs available. There was one Dan Brown book and about 15 DVDs that no one had ever heard of, cheap B style movies. 
It also states that there are no animals on the premises but there were two cats outside feeding from bowls located just near the front door. Lovely cats and outside not inside but just be aware because my mother had a severe allergy and this would have set her allergy off. 
There are 8 rooms in this building and only parking on site for 4 2 of which would only be suitable for a four wheel drive.
This whole experience was very disappointing. This is definitely overpriced for what is provided. It It should not be allowed to advertise itself as a B & B as there is no breakfast available on site and  you are charged extra to get breakfast at a different location 17 minutes walk away.  It is falsely advertise on their website and I feel that the owners are only interested in making money and not for the care of their guests. I would not recommend staying here.

Bed and Breakfast but NO Breakfast!

Be aware when you make a booking and then have to cancel it, with two weeks notice, because the function you were to attend was cancelled that you WILL NOT get a refund.  Not impressed as we are pensioners who canot afford to be $258.00 out of pocket

I prefface this review by stating that we have a property on Airbnb and I have "Superhost" status. My standards are high and I expect to stay in a property with similar standards. This property in my opinion is no more than 2-3 stars.

We stayed at this property in the queen, ensuite room in August.
It was very dusty and carpet needs cleaning. The bathroom is outdated and grubby, with cracked floor tiles, discoloured and stained floor mats, stained interior of vanity cupboard and large bottles of shampoo and conditioner which I would not use. No individually wrapped soap, shampoo and conditioner which should be provided new for each guests. (Health issues with bulk containers!!).
The curtains fell off the hooks when drawn across.
The very mini fridge was inadequate and old. The freezer compartment badly needed defrosting and there was an old "Bubble-O-Gum" iceblock encased in ice on the bottom of the freezer compartment.
The room was quite a good size, however there was a large sofa which took up space and really spoilt the room.
The bed was comfortable but the sheets smelt musty.
The furnishings need updating and the accommodation thoroughly cleaned. 
We had booked this B&B as the location was convenient to a function we were attending and a cooked breakfast was included.
Unfortunately we did not get our cooked breakfast. We went to the kitchen and said hello to a man who was cooking, also said hello to a young girl who was engrossed in her mobile phone. They did not ask us if we wanted a cooked breakfast or anything else,basically ignored us. I made myself a cup of tea and my husband had a bowl of cereal. After no service or further communication for 10 minutes or more I left the kitchen without having any breakfast. Disgraceful.
The reviews for this Bed and Breakfast bear little resemblence to our experience.
I would not recommend this accommodation.

OVER RATED. ROOM DESCRIPTION INACCURATE.

Currently staying at this B&B for a stop over on our way to Canberra. One adult, one 10 year old child. We arrived to find our key at the door with instructions. The room is huge with 2 queen beds, tv, free wifi, desk and chair, sofa, tea, coffee, kettle, iron, hairdryer. The owners had previously pug the air con on for us so it was nice and cool. There is parking. Use of the kitchen, fridge etc. shared toilet and bathroom which is clean. Not had breakfast yet as it's still evening but there are plenty of cereals, bread, tea, coffee etc and a note to say the owners will take cooked breakfast orders in the morning. This B&B is very reasonably priced and is
like being at home. We love it and will definitely return.

We arrived, here and like some other posts found our key taped in an envelope to the door.

Not to bad when you are last in,  but would make me a slight bit uneasy if someone doesn't turn up and the key stays there. 

The house and room were well presented and looked nice.  

A few thing let it down a bit,  old mats in the bathroom had stains on them,  something had spilled in the fridge (there was fresh milk in there so whomever put it there, must have seen it), dirt in the chest of drawers.

Worst of all no heating at night.  It was cold out, about 6 degrees celsius and when we went to see how to turn on the heating it was pre-set by zone,  but the switch to set the temperature for the zone was locked,  so you could only turn the zone on or off which made no difference.

There was some noise from other guests during the nigh moving around and talking,  but it was the cold in the room which cashed is to have a bad nights sleep. 

Don't think I would go back, not till some of the management of cleaning and organizational items were addressed.



Nice place,  but in need of a few improvements 

I stayed here one night as I was doing a course nearby the next day. It was everything you'd want in a bnb. Beds were comfy, rooms were cute and obviously had been designed with care. The little added features were appreciated, such as the cute teacups, reed diffusers, fluffy robe in the cupboard etc. It was clean and affordable. Limited parking on site but situated in a safe street with street parking available. Wifi was fast. The next morning the owner cooked a fresh, made to order breakfast for me with fresh coffee. Would much rather stay here than in a formula one hotel for the same price (breakfast excluded at F1). Thanks for the hospitality!
