Had low expectations following some of the reviews online but were very pleasantly surprised! Stayed in unit 28. Older unit block but inside is renovated and has everything you need. Sheets and towels crisp and white, whereby some of the window sills/fly screens could use a good clean. Bathroom was also renovated with large shower and shampoo/conditioner provided.
Pool and heated spa were clean and we got great use out of them. BBQ available. Definitely gives off resort vibes.
Amazing location, hidden away bay as well as main Cabarita Beach within 5 minute walk. Woolworths, bottle shop, cafes etc all within 15 minute walking distance.

Great location & amenities, renovated large self contained units

Comfortable well equipped apartment in a good location, opposite a beach and headland and walking distance to shops, supermarket and cafes. Older style complex so rooms are spacious. No lifts but nice views from the ocean-facing top floor apartments with balconies. If climbing stairs is an issue then you would be best requesting a lower apartment. A second block at the back parallels the ocean-facing block shown in pics, with a pool, spa and BBQ area in-between. The traffic on the road in front was heavier than we anticipated (no noise with the doors shut at night). Our apartment (no 12) was 2 bedrooms with a modernised bathroom and kitchen and a washing machine and dryer. There was air con, a large TV but no DVD player and no ensuite (separate toilet). Quality and condition might depend on the apartment. This one was very good and while showing its age in places was clean. It is an older block and it shows but generally it is priced accordingly. Young managers were very friendly and helpful and appeared to work hard to keep the complex as well maintained as possible. We will happily return.

Comfortable older style apartment

Great place for a long weekend away.Opposite a beautiful beach which is great for surfing or body boarding, kids playing. Bbq area,pool and spa. Accommodation wasn't flash but it was decent with aircon.We will definitely stay again. Staff very helpful.

3 night get away

Stayed in unit 8 was very dirty and very poorly kept. Can't recommend this unit. 
Ask for renovated unit may be better. 
Staff lovely and gave us a late checkout because it was so dirty. Best thing was location.

Not Clean

This is an older style resort, which means the rooms are larger than the new sardine tins built in recent years to cram in as many as possible.  Whilst that's a bonus, the downside is increasing need for the managers for the owners and managers to attend to maintenance issues.  We found the managers very pleasant and responsive to requests for small things like replacing a light bulb.
Amazing location, just across the road from Norries "knob", with great opportunities for walks along miles of nearly deserted beach to the south or watching the surf action to the north. 
 Whales offshore every day and several pods of dolphins as well, all visible from the couch in the loungeroom. the couch in the lounge room!
There is no lift, so if you are in the third floor (as you will want to be), bringing luggage and holiday paraphinalia up from the car park can be a pain: suggest keep your stuff as consolidated and light as possible!
Look forward to our next opportunity to stay at the Diamond.

Whale watch from the lounge!

We stayed at Diamond Beach Resort for 5 nights after spending the previous week and a half on a road trip. This was a perfect relaxing end to our holiday. The location is amazing, right across from the beach (you do have to cross a road to get there). The shops weren't too far away so everything you need is at your fingertips. The only negative for me was the dodgy WiFi. The resort advertises free WiFi but they don't tell you that the WiFi is not available throughout the whole resort. I was still running my business while on holiday and not being able to access the Internet was a real inconvenience. But that aside it was great for our little family. The pool area is lovely and both my kids had loads of fun splashing around. The 2 bedroom apartment was nice and clean. I'd definitely recommend this resort for a lovely and relaxing family holiday.

Great Location, Dodgy WiFi

Way Overpriced.  The experience reality is not close to that described.  In desperate need of cleaning, re-decorating, renovation / refurbishment.  Sleeping in my car would be preferable.  Try elsewhere...

Dreadful

We stayed in unit 20, which can sleep up to 6 people. First floor, so not many stairs to climb. Directly in front of pool and spa. Unit is furnished with a large smart tv. The unit Includes aircon and also fans in each room. I was surprised by the excellent kitchen utensils (good quality knives, saucepans, etc. We walked into a clean unit which was fitted with modern comforts i.e, pillows that are actually comfortable to sleep on!
There was always things to do such as taking the kids to the closely located park, beaches and restaurants. Nice outdoor balcony which was largely secluded by palm trees which provided privacy. 
I would definitely come here again, it is affordable, comfortable and the kids loved it, which in so many words, meant that we loved it too
