This property is listed as the Boutique Hotel Riverview, it is definitely not a hotel and certainly not boutique but it does have a river view.
Be very weary if you use the mobile app on Booking.com as it shows all the rooms have the same facilities except for the view and the position of the room, only use the web page as this gives you the true information of the rooms. 
This is what I expect from Airbnb no reception at all, to gain entrance to the property you first have to pay for your room and then you are sent a message stating that the city tax has to be paid through a bank transfer, this is ideal for one or two nights, because if you want anything done in your room like change the towels and sheets and more soap and shampoo, there is no one to contact, except for the first morning we did not see anyone for the remaining period of our stay and don't look for the gym or the sauna because they are not in this property, the room was reasonably clean but the sheets were creased and the towels were old and not of good quality for the price of this room, one would expect more. 
The main train station is 2.5 km away but it is a 1 km walk to the old town, the only good thing was the view from our small room was the view over the river.
On the Booking.com reviews it states good commutation with the owner went very smooth.
The meaning of commutation is the act of substituting one thing for another, I find this very apt because what is on the mobile app and what is on the web site are very different indeed.

Never again

The evening we arrived to book into the hotel - we had not received the key codes (as there is no staff on site) so my husband phoned and requested them. Finally entering our room, we were absolutely shocked at the state of the room. Plates, coffee cups and glasses everywhere. we walked into the bedroom and the bed had not even been made. towls were laying on the bathroom floor - nothing had been cleaned. We phoned the "so-called" manager and her said that he would send someone over to come and clean. no apology nothing. as he and the cleaner arrived i mentioned to him that the tv doesnt work either - he said that it doesnt and that we needed to use our own netflix. he then went on to say that he was doing us a favour by coming out and cleaning our room. i was soooo angry. he was so rude to us. my husband then decided it best we leave. i wouldnt recommend this to my worst enemy. absolutely disgusting!!!!!!!!!!

WORST EVER!!!!!!!!

After the first night we woke up with BEDBUGS in bed, we are moved to another room and heard nothing more. I tried calling, sent multiple messages, no response. the whole stay nobody at the reception. Compensation not more than appropriate but these people, even though they read your messages, don't respond to anything anymore. It has caused us so much stress and misery. Already had to buy new pyjamas and such in Antwerp and had to take a lot of measures when we got home to make sure we don't take the bed bugs home with us. Hoping that we succeeded.

You can walk right in. The front door is broken so anyone can walk in at night. You open the room with a code, who knows how many people know this code, so you are not comfortable at night

BEDBUGS

There was so much wrong with this stay. Including broken lock meaning we were locked out for some time. Poor communication. Items left in the room from previous guests. Stained surfaces. Ripped sheets. Broken furniture. Flickering lamps. Bulbs missing. Blocked drain in the shower. The view is now  just a building site in front of the river. Bizarrely a dead plant. Splashes and stains on the walls. Clock with no batteries. I paid £190 for the night, totally feel cheated. I mean it was terrible. Don’t waste your money.

Fell well below expectations

Guests running in the staircase, laughing out loud. Open doors so everyone can hear the music. Shouting at each other, from one room to the other. Chairs rubbing the floor, so that it seems like someone is cutting a tree one floor up. In short - don't come here if you like a quiet stay and a good night's sleep.   

I have recorded a minute as proof. And one of the collaborators of the hotel tried to do something about it, failed, apologised and said he understood why I was leaving.

Great party house - but not so great if that is not what you are looking for

Kaai 11 offers a great view from its indoor and outdoor terrace on the river Scheldt in the heart of the historic center and at 400 m North of the medieval fortress Het STeen. 
The interior is modern , lounge like and quite big : est. 50 seats. 
Menu with approx 6 starters, 3 salads, 10 main courses fish/meat and desserts is ok - classic ( ribs, steak, sole etc)   
We were 3 and had the spare ribs, tomato-shrimps and an excellent vol-au-vent. Service was friendly. 
Recommended. 

Great location - view on the river Scheldt

We stayed here for two nights and booked room #5 with a great view of the Schelde river. The furniture was modern and appeared quite new. The bed was very comfy and we slept soundly, because the windows keep most of the street noise away. Sometimes you could hear other guests arriving or leaving, which was the only downside we experienced. The whole bathroom has glass doors/windows so you can enjoy the view while showering. The receptionists were both very friendly and helpful, but they are only present at fixed times. But you can always call, if you need assistance. It's a 20 minute-walk from the train station and about 10 minutes to the shopping district. Nice cafés and restaurants are only a couple of minutes away. We would definitely stay here again.

Great stay with beautiful river view

The place is ok androoms clean but what a surprise when i saw them charging me 50 euros for a 30 mins late checkout after having told me that everything was ok. Not honest at all, disgusting. A pitty.

Fake cheap design, looks good on website but is cheap ikea stuff which is falling apart: door handle in bathroom, wood panel of fridge for example.  Breakfast is only from 8:30am so you can forget your 9am business meeting. It takes 25’ for taxis to get to you.  The road it is on is very noisy even with double glass windows.  The bed is all synthetic and small, slept poorly both nights.  The bathroom is small.  They do not make your bed or clean the room.  There is champagne and water in the fridge but not a price list in sight.  They do not take Amex.  Avoid it !

I stayed there just for one night on a business travel 
This small apartment is very cute and comfortable 
Don't forget to ask for breakfast and you'll have a very nice surprise 
Perfect also for a romantic stay owing to the view on the river
