This is my second time stayed and I like to chose it as its location with the sea view. However, the room should be maintain the cleanliness as it is very dusty. And the exhaust fan in the bathroom is very noisy. 

Good location with sea view

My family spent a night there before we continued to Kampot.
We reached there around 7:30PM. We saw no more cusotmers at the 2nd building but because it was on holiday, then we all sent to the ground floor with dirty bathroom and beds too small for us all.
On the floor and bathroom with worms, no Wifi, no hot shower...

Cheap Rate but dirty room

This guesthouse have two building separate.
One near the sea.and another one near entrance.
The building that i stayed is not good at all.
Bastroom very bad, shower never clean, toilet was dity, i don't know how to clean it?

I forgot my key at my friend and then i ask recieption to open the door for me, they siad that No key. How come.? There have only one key right? So i need to wait my friend around 40minute.how do you feel?
I'm not recomment to stay here if you wish to get good feel.


Nice place, Worst room.unfriendly staff

I and my family booked 3 rooms with this guesthouse as our family used to stayed before. the way go to our rooms is look scary and very dark during the day. It's look like the abaddon house. i and my family can't sleep well over a night. The AC is not good working with uncleaning room.

Scared guest house with worst experience.

This hotel has two buildings. The older original premises on the oceanfront and the "new" premise just up the road. We have stayed several times in the original block and at $15 MOSTLY ( I'll get to this in a second) and with direct ocean frontage it has  always been a good back  stop when accommodation was scarce. 
A few months ago I realised I'd screwed my three week kep accommodation bookings up and would be without a room over New year. Contacting bungalows proved fruitless as KEP is booked solid. However after emailing  this hotel I was told yes they had a room available but after a few more emails about dates and what have you the communications went cold so I had no idea if I had a booking or not. I turned up the other day to find from the smiling receptionist  we did indeed have a booking so all good. So far. We are told its $25 not $15 so here we have a classic cambodian hotel strategy of price gouging over a busy period. no dramas  we are not on a budget and we even smile when asked for the full amount in advance . We are shown to our room in the "new" building and this is where things go sideways. We walk past an empty reception with ripped couches and random  glass cupboards with all manner of yuk on display. Empty bottles, what looks like  dirty linen, plates etc. The walls in the corridors are filthy and there are bags of rubbish in the garden. The room is a horror scene. More grubby walls, threadbare towels, off white thin sheets,a bathroom with muddy footprints and sad curtains. After two weeks at the glorious Botannica bungalows ( same price) ... This just seems wrong wrong wrong. The room is dank and musty smelling and we need to open all doors and windows to freshen it up. Want to sit on your balcony? Forget it. No seats. Want extra towels for your kids ? You get told the allowance is two towels per room despite the room being a twin queen for four people. Want to eat ? No restaurant. Want to use the internet in your room ? Forget it. The Wi-Fi signal is non existant.
This hotel was a disgrace. Honestly... It was so grubby it was depressing. The only purpose it ( should) serves is emergency accommodation as a last ditch requirement. Avoid avoid AVOID.
