I was here over Khmai New Year and this was an escape from another (much worse) guest house. Very friendly owner, only speaks Khmai though. Comfortable bed and clean. They didn't clean my room during my 4 night stay, but I didn't mind. I got fresh towels when I asked for it and just put the trash outside my room in a plastic bag. Basic bathroom, but fairly clean, some ants which is normal in Cambodia though. Felt safe and well taken care of. AC worked well. Owner super friendly, writing down all her phone numbers and always willing to help and asking if everything was ok. Left her a tip.

Basic, very friendly, clean, AC

Seems by the reviews here this is a good thing. 
I only ever dined there once. I did not get what I ordered, and the beer was sour. 
The second time I just had beer and it again was sour again. 
I saw the manager Mr 42 hustling everyone in sight to buy trips. I also saw him hitting on an American woman - she declined. 
Anyway if you want to avoid Mr 42 do not go over the road to a stall selling beer and barbecue - he is there now.

They are pulling it down and building a hotel.

Even though the staff were nice and the rooms looked nice we got bites all over us from bed bugs. Wish I read the reviews on here.

I told the main manager (bald belgian guy) and he said "you must be unlucky, never had them myself". Didn't show any signs of wanting to deal with the problem. 

We also stayed at the guest house to the left of this one and that stunk of river water and was full of mosquitos so don't go there either!

Bed bugs and musty smells

I have to agree with other reviews. The balcony is great thats the only thing good . The food so so and over priced.  The rooms smell musty. the shared toilet and shower are awful even for the price. As soon as they know that you eat, book tour,  hire moto or realise they are not going to make extra money off you the helpful-ness disappears. The owner needs to get rid of all the hangers-about .Tthe attitude was you are rich westerner just give us money.

You can get far better for same price or $1 more.

We missed the TripAdvisor slating on this one since it's actually just called "Koh Kong Guest House". But it is on the river side, so I guess that makes sense... Still, we ended up here thanks to Lonely Planet - however, it seems that they haven't actually cleaned since that review was published in 2012.

On a positive note, the restaurant area is nice with a good view. However, having seen inside the guest house, I'm most happy we didn't sample the food. Bathroom is foul - bin overflowing with toilet paper that is collecting in papier mache lumps on the floor. Shower head is suspended in the toilet flush water. Dark, with mould and plenty of spiderwebs. No sink - unless you count the dishwashing area for the restaurant round the corner. Nothing like brushing my teeth amongst the dirty beer glasses and overflowing ashtrays.

Plenty of large roaches populate the corridor between bathroom and bedroom.

We should have noticed the warning signs in the bedroom straight away - bed is isolated in the middle of the room and legs are encased in plastic insect traps. Sheets are dirty and there are bloodstains on the pillow. We're on a shoestring budget, and have quite low standards - particularly when staying in a place one or two nights only. However, after watching some TV on the bed we actually saw the bed bug that had just bitten one of us strolling across the covers. Killed it and it burst with fresh blood - well, I guess that explains the stains on the pillow!

Asked for a different room - got shown one in the basement. If anything, it was even worse. Dead roaches in the corridor. Room is humid, musty and quite filthy. The bed sheets have lots of black spots (a clear sign of bed bugs) and the mattress, which appears to be from the 1920s and filled with straw, has huge holes in the bottom. Based on the fact that *anything* could be living there, we nope'd right out of there.

The staff didn't seem too surprised, or bothered (about our departure or the bed bugs). Seriously, you can stay in *much* nicer accommodation in KK for equivalent or slightly more money. Don't do it to yourself.

Simply terrible

We arrived after a long overnight bus from siem reap. On arrival it seemed pretty good, nice wooden balcony, friendly. However appearances can be deceptive. Our room was dark and small, no curtains instead two sarongs hung up. We could hear the workers outside washing the pots, and it was on the walkway to the toilet (which everyone - staff, guests and bar visitors use). Room was dirty, there were mouse droppings in the bed and on closer inspection blood stains on the bedding. One of the showers was broken, there were no toilet flushes and there are no sinks (makes you wonder where/ if the staff wash their hands). Toilets and showers were dirty, used ear buds strewn on the side, the bin clearly hadn't been emptied in a while. Started to really deliberate checking out then and there, and if by some fortunate timing of events, a bed bug marched over the the blanket. Decision made, checked out and checked into guesthouse 99 which for less than a pound more is clean, welcoming and the rooms have an ensuite. Having a quirky exterior really does not make up for Mr 42's lack of cleanliness.
