This hotel is still under construction, the second floor has 10 rooms, none have much of a view, but you are within about 200 meters of the beach.  We stayed a week, asked for fresh towels about halfway thru the stay.  The owner was very considerate and friendly. I was impressed by the woodwork all over, but especially on the stairways, balconies and flooring.  Work is still on-going on the third floor rooms, They are hoping to have them completed later this year. One corner room will have an ocean view.  The street that the hotel is on is kind of a dumpy one, quite a bit of trash everywhere, plenty of ducks and chickens to see!  Regarding wifi in the room, at times, there was wifi in our room, but not all the time.

Great clean modernish guesthouse, Nice Family , views of ocean  and Because its up The Hill its a bit cooler an Less noisy!  ånd IF u wanna trek up over the ridge then u turn  right  outside n keep going! goodluck😉

$10 night

The building and the rooms are okay but the staff need training. The room wasn't cleaned and we were not offered new towels or a linen change over a four night stay. I passed a wet towel on the floor of the corridor three times before picking it up myself. The staff were reluctant to allow us to use the wifi (which was advertised on the booking site) and after using it once the password was changed. The bathroom floor is constantly wet due to the air conditioning run off pipe being in the bathroom. The hotel exterior is not finished and looks slightly like a building site. 
On the plus side this hotel is in a great spot, just up the hill where you get off the ferry and has great views. Room 312 is prime location. 

Okay for a new hotel 

It was off season and I think that was the best part. Price is lower and exept from one neighbour, there were no guests. The rooms on the upper floor are better because there is a nice big terrace for common use and you can see the sea. We loved the view. 
The room was basic bit good. Clean beds and a good working shower (cold water). We even had two fans.
Only 2 bad parts: the walls are paper thin! You can hear everything your neighbour is doing. Ruffle in a bag, using the toilet, yauwning or talking,.... Second is the cover on the matress. The matress is in a plastic cover and it makes a lot of noise when you move or turn in your bed. It sometimes woke me up in the night (but I'm not a tight sleeper anyway).
Other than that we had a pleasant stay.

Nice place if there are no other guests.


The accomodation for the price is not bad. 
The room is a regular size, ok for two travellers. 
The mattress was comfortable but all folded into plastic to avoid bugs to grow inside... the plastic is noisy if you move while sleeping.
Shower is cold ( but it was not so bad as when we went it was very hot outside) and the bathroom floor gets all wet including toilet as in Asia is quite normal to take a shower in the toilet space. 

The main issue with this hotel was with the door and walls not sealed. 
The island is famous to get snakes into rooms... probably rooms like this one?
The room has nets on the windows but there are small holes anyway so mosquitos etc coming in. 
We have tried to tape a little the doors spaces etc... but at night noisy geikos come in the room and start singing loudly for the whole night.... :) There is no a kettle or a small fridge. there are two fans poiting on the beds and they do the Job and they offer towels. 
The Building is surrounded from rubbish and that doesn't help to keep animals away.....
I don't mean to be offensive toward the hotel or the Island, I'm sorry if someone won't like this review. 
I hope one day to come back in Koh Rong and have a better experience. 

Doors and walls not sealed... Geikos in the room having a parties at night :)

Stayed here for one night. No hot water, the sheets were dirty and kept coming off the bed every 5 minutes. Aircon didn't work at first and we weren't given a remote, we had to ask the staff to get it working and give us a remote. The room itself is just sad and looked dirty. No tv, just cables coming out the wall. When it came to checking out, the sign on our wall said 11, however fellow guests were getting kicked out of their rooms at 9:30am. When we clarified with another girl who originally checked us in  she said check out was 10am. The island is lovely and I would recommend going for a couple days, but stay somewhere else if possible.

Only if you're desperate

This hotel was a disgrace from start to finish:

CHECK-IN:
We arrived at 'reception' - (a wooden shack at the front of the hotel full of people staring at you) and told them we had made a reservation, they stared at us blankly and said nothing and spoke amongst themselves, finally what looked like the manager just said 'follow him'. We asked what time check-out was he responded with 10, 12, 1pm? 

I confirmed we can check out as late as 1pm and he said yes? By the way he said it we weren't convinced and thought it could have been a way to rip us of the next day with a 'late check-out fee'.
We confirmed later with another staff member that check-out was 10am.

LAUNDRY:
Before we 'followed him' we saw a sign for laundry, we already had our laundry bag prepared so asked how much, we agreed to $4 for 4kg and confirmed with them that it would be ready for 8am the next morning as we had to get a boat, he said yes, we confirmed this 3 times before being shown to our room.

We saw our washing still on the line at 8am the next morning, as we had to get the boat (like we had said) we were given a bin bag full of wet washing for our full day of travelling.

THE ROOM:

The room was horrific. As soon as we entered we saw splattered mosquitoes EVERYWHERE there was blood on the walls and all over the duvet it was disgusting. There were also live mosquitoes all over the ceiling. Luckily we had packed a mosquito net, I don't know how people would get through the night without one!

Just putting the net up we had at least 5 bites each. 

The sheet and duvet were both too small for the bed. The sheet was CONSTANTLY coming off on both sides revealing a horrible plastic cover underneath.

THE BATHROOM:

Was about 40 degrees inside and smelt of smoke! It had even more bugs in than the bedroom; mosquitoes, cockroaches and moths. It was also CONSTANTLY wet as the pipe from the air conditioning was just in the bathroom instead of outside.

Overall it was the worst hotel we have stayed in during our 2 months travelling around Asia and one of the most expensive (£36 per night!!!) and the manager was ignorant and rude!!

We also stayed in the hotel next door called - Sok Heng - this was very clean and comfortable with a great receptionist and great cafe!
