Pictures and descriptions on the B&B's web site are accurate.  Location is in a quiet area of Annapolis Royal, but no more than 5 minutes' walk to restaurants and shopping.  All four guestrooms are on the second floor.  Guest living room and dining room are on the first floor.  Suzan has done a great job renovating the home while still maintaining its historic characteristics.  There are a few quirks like slightly wavey flooring, but we appreciated these as well.  Ensuite bathroom is completely up to modern standards. Two wonderful outdoor sitting areas.  One across the street facing the Annapolis River and one in the garden behind the house.  Breakfast will be one of the highlights of your stay.  Definitely among the best I've been served at a B&B.  Suzan is an accomplished chef.  Ample parking behind the B&B.  No lift.  I agree with the four-star hotel class rating.

Superb B&B with Outstanding Breakfast

This B&B has classic rooms, is tastefully and artistically decorated throughout and is meticulously maintained.

The morning breakfasts featured cups of fresh fruit, homemade baking, juice, omelettes and tea or coffee.

It is the only B&B in Annapolis Royal bordering on the water.

Suzan, the owner/operator is a perfectionist. 

She helps with restaurant recommendations and reservations and does everything she can to ensure that her guests enjoy their stay in the Annapolis area.

Well worth considering if you are staying in Annapolis.

One of the very best - A great B&B

Our two night stay at The Bailey House was fabulous. Suzi couldn’t have been more welcoming. Even though we arrived quite early she greeted us warmly. You can’t miss the many pieces of whimsical art, often done by local artists. We were moved to the Joseph Totten room with a water view. It was very large; even with a king size bed there was room for two chairs by the windows, still leaving plenty of moving around space. Personally I loved the walk-in shower in the en suite bathroom; no climbing into a tub to have a shower. 

Other people have mentioned the food. Oh! The food! It was all so delicious and filling, set on gorgeous dishes in a beautiful period dining room. Suzi explained each dish, pointing out the local produce and jams. The breakfast set us up for a day of sightseeing. 

The Bailey House is in a great location in Annapolis Royal. It is right along the water, within walking distance of art galleries, museums, shops, and restaurants. When looking for accommodation here you can’t do better than The Bailey House - warm hospitality, beautiful bedrooms with comfy beds, whimsical artwork, and fabulous food.

A fabulous stay

I never got to stay here. I had a reservation for months and then just 3 weeks before my night, the management emailed me to cancel my reservation without an explanation. Since it is off season, it is extremely difficult to find another accommodation in this town on this short notice. Unsatisfactory! If you rely on a room in Annapolis Royal on a specific night, I would not take the chance with this place.

Unreliable

Bailey House is historic, charming, and welcoming. We were able to stay two extra nights(due to hurricane Fiona disrupting our holiday schedule) and this definitely
worked in our favour as Bailey House is just beautiful, as well as the Annapolis Royal area. We stayed in the Elizabeth Marm room which was luxurious...a very spacious room with the most comfortable bed with beautiful bedding, as well two comfortable chairs to relax in after a day out touring around, wonderful ensuite, very quiet  and so clean. We were well looked after. Suzan is a wealth of information and went out of her way to accommodate our ebikes. Lucy is so good and was very much keeping guard (wink) over the welcoming front door and all the guests. Stay here... after all your in Canada's oldest historic site.

Wonderful Stay

We had a wonderful time this past weekend in Annapolis Royal staying at the Bailey House Bed & Breakfast. The hosts, Suzan and Lucy made us feel welcome. Lucy would greet us with her tail wagging each morning and Suzan is a wealth of information about anything you need to know about Annapolis Royal. Ask her where the best places to eat are, and she’ll make recommendations that won’t disappoint you. However, my favorite place to eat and which I enjoyed the most was the 5 Star Breakfasts that Suzan made for us each morning.

The house built in 1770 has been extensively renovated to keep the original charm and character. However, you would have difficulty finding a more updated and modern B&B. We stayed in the John Easson Room that had a fully modern bathroom that featured a walk-in fixed glass screen shower and fixtures, very impressive.

Located within walking distance to the downtown shops, restaurants and Fort Anne.

Never too Old for an Adventure!

The proprietor was very responsive and amenable to advance requests. We enjoyed the garden, the room was quite comfortable, and the breakfast was marvellous. The only knock was that we felt the host was a bit pushy in terms of insisting that all guests were double vaxxed (we were, but she didn't actually ask if we were...) and that there was no need to wear masks or physically distance from other guests at breakfast. Otherwise, we enjoyed our stay.

Great breakfast!

A short vacation get away and discovered Bailey House in Annapolis Royal NS. One of the nicest B&B we have every stayed. The experience was really beyond our initial thoughts as we were looking around for a place to stay. The website howbeit good does not do justice to how nice this place is. From a beautiful room to an amazing breakfast Suzan the owner has done this in real style.

Fantastic

My husband and I spent two perfect days at Bailey House in August. It was utterly perfect. There were five things we loved most: 1) Susan was an awesome, incredibly kind host and made huge effort to be sure we were welcome and had what we needed; 2) the B and B is utterly beautiful, and our room was gorgeous, down to the last detail; 3) the breakfast included with our room was scrumptious, totally delicious; 4) the location couldn't have been better, right near downtown Annapolis Royal; 5) the view from our room of the water was fantastic, simply lovely. We would stay at this hotel again in a heartbeat. 

Also, reservations through the B and B's own website work super well. Susan emailed me back in no time at all answering my questions. No need at all to go through a booking group.

Beautiful, Perfect Stay at Bailey House

The Bailey House is beautifully decorated and ideally located in Annapolis Royal. Although the website claims they are following health protocol this is not the case. The host never wore a mask and planned to seat all the guests at the same table for breakfast. When we mentioned we were uncomfortable with this, the host, Susan, became very rude and aggressive. Although she did concede and move us to another table  at this point the damage was done. So disappointing that we left knowing we would not recommend this spot to our friends.
