We ended up in a very tiny room that was not adequate for two people. This room was over-priced! 
Parking was an issue as guests that parked in first got blocked by other guests that were no longer in the building.
No breakfast. 
I would not stay again!

The house is cute, located in a nice quiet neighbourhood.

This place is a stately older home that has been updated tastefully. Use of living room/dinning room and full modern kitchen. Rocking chairs on the front porch welcome you.
The Joseph jr. Suite is the only room we've stayed in, we love it. Very comfortable bed. Retro music theme is awesome. The double sinks and large bathroom is great.
Nice dinner certificate, part of a package, for dinner at Jack's completes the fantastic experience. Point Pelee wine tour worth outting with a tasting very pleasant.

Beautiful and relaxing everytime we have stayed.

We loved this house!  It is a real gem in Kingsville and a perfect place to stay when birding at Pelee.  The rooms are themed and we had Elton John, complete with a little, playable piano.  Our room was clean, spacious and completely comfortable, beautifully decorated with good linens. Every morning we had a little gift bag of treats to take along to the park, with a "Happy Birding" greeting. So much thought went into making our week memorable. Bigs thanks to the owners from us!

Lots of Heart at the Lil Heart and Soul

The inn is located on a quiet residential street. The decor is beautiful and tastefully done. I rather liked the privacy of no on-site staff.  The breakfast is facilitated with a $10 voucher per person for three local restaurants. Very clever way of local businesses supporting each other.   The only drawback of the inn is the sound proofing so guests need to be aware of guests in other rooms and adjust noise level accordingly. Overall my one night staycation was lovely and comfortable in the Zensuality Suite. The bed was very comfortable and cozy and the bathroom was spacious. The heat light in the bath/shower was a nice touch.

Perfect Staycation

After touring Point Pelee on an unseasonably warm and sunny October day this week with friends, we checked in to the Lil' Heart & Soul Inn in Kingsville. Recently renovated, the property is decorated in what is best described as a “new antique” style. The common areas and kitchen are well appointed. Morning beverages are provided, and a large fridge enables guests to keep snacks and ice packs ready for the coming day.

We booked the “James Alexander Suite” on the main floor. It was tastefully decorated and well appointed. A walkout to a private deck with seating for four was great for enjoying wine with our friends after a long day. Our friends’ suite was equally well decorated.

Our large bathroom had an excellent shower and plenty of space; its only drawback was an odd door, double locked, between the bathroom and the Inn’s living room. The door was a typical residential 6 panel hollow core door with no soundproofing and an inch gap at the bottom, ensuring that every sound on either side was heard on the other side. Very unsettling!

Privacy was also an issue in the sleeping area. The walkout door was covered by vertical slat blinds which, when closed, had large gaps due to missing slats. We were forced to hang clothing and bathrobes on the ends for privacy and to darken the room.
And while a minor annoyance, the TV cable remote only worked when held less that a foot from the cable box, rendering it effectively useless.

And be sure to get glassware from the kitchen before retiring…..there were no cups or glasses in the bathroom for brushing one’s teeth. 

The “breakfast” part of this “B&B” is unusual. The room rate says it includes coupons redeemable for “a hot breakfast at your choice of one of Kingsville’s best Breakfast restaurants”. Not exactly……turns out you’re paying $11.30 ($10 plus HST) per person for a coupon that is worth a $10 discount off your restaurant bill, which includes HST again! And if you don’t spend the full $10 value (as one of our group didn’t), you can’t even use the balance for the tip. This is a lousy deal, so be warned.

It would have been much less frustrating to skip the $11.30 per person and spend what you want wherever you want! But it is not easy to do so; their booking site does tell you that a “Business rate (is) available without breakfast for those with a hectic schedule RATE LESS $20, but the on-line booking process never gives you the opportunity to opt out. I assume that you have to call them to do so. I asked but never got an answer.

I wrote to the hotel’s email address about these issues, and received a quick reply acknowledging the slat problem (replacement ordered….damaged by previous guests) and agreeing to look into the other issues which they claim to be unaware of. But they also stressed that they only operate the house (which is privately owned) and as such didn’t seem to have much daily contact with what they were marketing.

In our opinion, this is not a “B&B” as most travellers use the term….it is not owner-operated, and has no on-site breakfast. Rather, it is a very nice house with rooms for rent. As long as that’s what you’re looking for, you will no doubt enjoy your stay.

Not really a B&B...avoid the breakfast coupons!

This is a ten minute walk from  their restaurant "Jacks" that is part of a b nb package. We stayed in Joseph Jr. Suite. that is beautiful themed music decor. Loved the double sinks in the bath. A tastefully decorated living area and full kitchen is available for use. NICE.
We have stay is the second floor room at Jacks Inn it also nice with antique decor and a large tub for two.  

We enjoyed this very much.

Yes, we had a pleasant stay. It appeared that we were the only ones staying there but the other rooms were booked (or unavailable). The renovations seem recent and are well done. We enjoyed a a few cups of coffee (provided via a complimentary Kuerig in the well appointed kitchen) while sitting in the rocking chairs on the porch. The inn is on a very quiet street and close to 'downtown' Kingsville. A very nice and relaxing stay.
