First this property seems to have changed its name to "Airport Bed & Breakfast". 

Our suite (#1) wasn't updated but clean and in ok condition. Included Wifi was secure and worked fine. The refrigerator was in a separate connected room from the bedroom. The refrigerator room opened to the backyard while the bed was on the driveway side.
The room had a few interesting touches like a wall mounted headboard frame, with decorative hand fans on top and a sea shell display in the bathroom to make it look nice. 
Breakfast was decent (fruits, egg, toast, potatoes) and served in the kitchen/dining area just above Suite 1. 
Price was cheaper than all other places with Wifi & Parking included except Motel 6. I justified the difference to the breakfast. And you get a bigger room/refrigerator than Motel 6.

Problems:
We did have several totally avoidable annoying issues with our reservation. 
i) Even though we had booked a suite the refrigerator part was closed off when we came and was unlocked only after we complained. 
ii) On booking we got an email to confirm that we needed breakfast and indicate our arrival time to which we had immediately responded but the host hadn't read our response on breakfast (likely because it was a same day booking). 
iii) We got messages inquiring when were we going to come after we had already completed our stay! 
So clearly there is some disconnect between the booking tool they use and the property owners/managers. 
iv) The property and Suite 1 is right next to Highway 17 so you can hear some noise during the day. 
v) The mattress seemed close to end of life and some cabinet doors in the refrigerator room had broken loose. They could easily fix the cabinet doors and if they invested just in updated baseboards and trim the bathroom would get a major facelift.
vi) The worst part was they seem to have a hidden fee which doesn't show up in the Total with taxes when you book online. I requested a receipt to determine what the exact hidden fee was but didn't receive any receipt even though I was promised one. I had a similar unpleasant experience once at Days Inn where they tacked on extra  fees (that are not part of the quoted rate) for things like front desk safe box (which I didn't use) and so I have never stayed at a Days Inn subsequently. As I consider tacking on hidden fees unethical I won't be staying at this property again. 
It's a shame as all the problems I encountered are totally avoidable and this property could easily get a 4/5 rating.

Relatively inexpensive with friendly host but not updated and charges extra property fees

This bed and breakfast was hugely disappointing and we were eager to leave! Upon entering suite # 3, we were overwhelmed by the musty smell. The furniture is old, mismatched and in the bedroom it was insufficient.The rooms were unattractive with their dated and random furnishings-no style, no effort to make it look good.  It would take so little to upgrade the place. The sheets were rough, ancient, mismatched and pilled. The towels were no better.  It was dusty and unfortunately, I had to look under a few pieces of furniture to find something I dropped.  Big mistake!  My friends felt more comfortable wearing socks because they felt the floor was dusty.  I don't know if it really was but the musty, old, ragged appearance of the furnishings and linens was enough to make us not want to touch things. If this were a hostel with a 2 star rating and I paid a low price for such a hostel I  could go with it. But this was pricey. The door to our suite didn't even lock!  

There was a roll away twin with sheets, 2 thin, lightweight comforters and 2 pillows, all in the closet.  We questioned how clean the linens were and certainly they didn't smell fresh. They, too were old, rough and mismatched.  I was glad I had my own pillow and didn't have to smell the pillow case. If one of us didn't use the roll away they had to use the pull out sofa. One look at this ancient piece of 80's furniture told us a rough night would be in store for the unlucky soul who opted for that coach.  Sofa beds in the past were NOT comfortable. I didn't even bother to look for sheets.

We opened the window to let fresh air in.  It was cool and there were no extra blankets.  It was touch and go as to whether or not we had enough.  

Now to the surprise.   We met our hostess the morning after we arrived because she had business to attend to.  Based on the suite I expected the hostess to be a little old, dowdy lady struggling to make ends meet. So wrong!  She is vibrant and outgoing, attractive and well-put together.  Her home where we ate is clean and reflects her effort to decorate.  The breakfast was ample and very good.  Clearly she put a lot of effort in to both the meal and the presentation and took pride in it.  We had quiche, juice, croissant, ham and a nicely presented fruit compote, along with coffee or tea. 

The other surprising thing was the comments by the other guests at our breakfast table.  They had left another place because it was dirty and unsatisfactory. They were happy here.  The other couple raved about their room, suite 1.  Go figure.  Maybe our room was the unwanted stepchild, pushed aside and forgotten, the lowly number 3.  

Finally, another observation.  She has set up a lovely gazebo outside with new furnishings.  It looked like a great place to relax.  To me this suggests she had some money to invest into her property. Based upon this and some of our conversation, I wonder if the condition of # 3 suite could be improved with little cost and a great reward for the effort.  Just saying....

NIce Host, lovely breakfast, stale and old room-quite incongruous

A very handy B&B close to Victoria airport. Try the Prairie  Inn nearby for dinner. Unfortunately we couldn't stay in B&B from breakfast due to early flight but the kind hostess left us yoghurts and muffins to go. 
1 point off...room a bit warm and traffic too noisy to leave window open. Ear plugs handy.  Overall good experience 

Good find close to airport 

Much older home, the host was very sociable and cooked great breakfast. I felt cheated though, as my booking with another B&B (By the Sea B&B) was cancelled by the owner 2 days before my trip. These 2 BnB share their clients and Amity "offered the same deal", but the 2 are not of the same star rating, and they charged me $150 to switch, which is more than Amity's normal rate of $139. The room we had was in the lower level, noisy if they run the water upstairs

B&B in Victoria

My husband and I stayed in this beautiful B&B while recently on a bike tour of the Sunshine Coast in British Columbia. The house sits in a beautiful garden and the owner was so friendly. We arrived to find our room had a kitchenette which was so helpful as we did not have a car. And a great breakfast in the morning with a very gracious host.
