The reviews we read raving about this b&b were very different than our experience. However it has new owners and they do not provide daily room cleaning, the breakfast is a cold continental type brought to your room the 1st morning and then you must keep your leftovers and ask for whatever you need for the subsequent breakfasts. Unusual. We had a very fancy shower in our room that apparently had massage and steam functions etc. The new owner basically said figure it out yourself. After efforts we concluded that it is no longer working as anything other than a regular shower. The property itself is looking neglected-weeds in the planters, missing bricks on the patio. Strange experience that I cannot recommend for the price.

Disappointing-under new ownership

Our room was clean and had everything you would need and more. Fridge, microwave, coffee maker, dresser, table, chair and shower was good with water pressure.  Bed was very comfortable. 
Location is close to downtown and a couple of wineries just down the road. 
Beautiful deck and yard to enjoy the view and deer.
Barb and Gary are very easy going, lovely people who are also accommodating and very knowledgeable about the area.

Beautiful view and comfortable, clean accommodations!

We had the pleasure of staying in one of the carriage house units overlooking the City and the Lake. Hosts Barb and Gary are wonderful and welcoming and made us feel at home. Comfy bed, great views and a lovely yard to lounge in and meet the local deer.

above the beach bed and breakfast is a gorgeous property in a beautiful location with an amazing view! the room was well stocked and comfortable, the breakfasts provided were delicious and well thought out, and the owners were so kind and gave amazing local recommendations for restaurants and activities! i can’t wait to go back!

amazing experience!

We stayed in the Emerald room and would highly recommend it. The breakfasts far exceeded our expectations, as did the room. The beautifully situated house overlooks Skaha Lake and the surrounding mountains. A very quiet and safe neighborhood, perfect for an escape. Barb and Gary were excellent hosts with an extensive knowledge of the surrounding areas. We have no complaints!

Amazing view and excellent hospitality!

Four of us (2 couples)  traveled there for our summer get away and immensely enjoyed our time there. Barb and Gary are wonderful hosts and even better people. They are very knowledgeable about the area and their suggestions for restaurants, wineries, activities, anything were always spot on! The rooms are beautiful with fabulous views especially on the private patios. Breakfasts were a culinary delight each day and always something different. They don't skimp on anything. During Covid, things have changed a little but Barb and Gary seem to have thought of everything. We felt very safe. We left wishing we could have stayed longer and will definitely be back!

All Around Amazing!

Very close to Skaha lake, a short 2 minute drive or if you are more willing for a bit of exercise probably takes 10 min down the hill. A winery is within walking distance and has some great wines. Barb and Gary are very informative and willing to give suggestions of things to do or quick shortcuts to get somewhere if your not familiar with the area. Just a short drive to all the amenities within Penticton yet the place is very quiet and private. The room was very clean and had many amenities for your comfort. Covid 19 is being observed here for your safety, yet without seeming like your in a hospital environment. Would highly recommend this B&B!

Fantastic breakfasts with a  beautiful view of the lake.

Our family of 4 had a fabulous time at "Above the Beach".  Barb and Gary made it feel like we were returning home each night after days at the beach or biking.  The Emerald room was plenty big enough for two adults and two teens.  It was spacious, clean and fresh.  We had our own deck overlooking the beach and a huge bathroom with Jacuzzi tub.  Breakfast was a different culinary treat each morning.   We look forward to returning.  Thank you for a memorable visit.

Above the Beach was exactly as advertised - we will be back!

A very pleasant stay indeed. We spent three nights at this B & B. Our room was lovely, the bed large and soft. Nice shower, large closet with a mini "kitchen" tucked inside. Delicious artfully prepared breakfasts out on veranda overlooking Skaha Lake. Wine in the evening chatting with Barb and fellow travelers.  Just be sure not to break their only house "rule" by parking in the wrong spot.

Can't beat the view

We stayed 3 nights in the Ruby Room. It was spacious, with a very large bathroom. The bed was comfortable, and we appreciated the coffee maker, robe and slippers, and mini fridge.  The soaker tub would have held a family of 5, and the steam shower was just lovely.  Our breakfasts were generous and very delicious.  The B&B is close to Lake Skaha (easy walking distance but quite the climb coming back up - good for the legs and cardio).  The home has 2 large decks and the view from each is beautiful, especially at night. The hosts were very kind, and gave good advice on places to eat, wineries to visit, and other activities. We would stay there again.
