I gave this a three out of five because although the inside looks pretty nice the outside is most definitely a work in progress.  And since most people judge things from the outside the first opinion of many would be to choose to not stay here.  Also, I will admit, the neighbourhood leaves alot to be desired.  However, if you are willing to step outside your comfort zone for a moment, there is nothing wrong with staying here.  I tend to look positively at things and I am willing to look past initial impressions.  And I am glad that I did.  As had already been noted accommodations are very expensive in Saskatoon for some reason and Coopers Lodge was cheaply priced.  When you arrive at the house you are instructed to call the owner - he arrived very quickly.  There is ample parking at the back - that way you don't have to park on the front street which gets quite busy - the hospital is just up the block.  We got our rooms which were very nice.  The stairs going up are steep and narrow.  The walls are a bit on the thin side.  But the inside is nicely done and has a definite character to it.  There is a community kitchen which is fairly well stocked with food.  You are also welcome to bring in your own stuff if you wish.  No doubt about it the outside definitely needs work and they were doing that as we were there.  A bit of yard upkeep and the place would start to look a bit better on the outside as well.

Potential - A Work In Progress

This place is in the heart of the ghetto of Saskatoon. I was only warned after arriving and refusing to stay here that this is one of the worst areas in the city. This place is nothing like the pictures.. the "Needs Reno" review.. has been bumped up to damn near condemned. The yard was thigh high weeds and grass and we walked in to someone smoking in the living room on a collapsed couch. After speed walking from the taxi, and having people outside yell at us, we were informed that even though we would not be staying here they were still going to charge the full amount on the card! They did not care at all, no hospitality.. and frankly, we were just happy to get out of there. We were looking for a quaint, rustic experience in Saskatoon.. and wound up in Alphabet-town. Our Saskatoon born friends were both shocked and appalled that we ever considered staying here.. try a B&B on Sask Cres.. research your neighbourhoods before you book!!

B&B, or B&E?

My brother and I required a room in Saskatoon as we were attending a surprise 60th birthday for our sister. Not sure why, but Saskatoon hotels are very expensive, so thought we'd try Cooper's Lodge which was a bit cheaper.  Bad choice and I can't for the life of me, understand how this place got the positive reviews that I based my choice on. I received a call from the manager while en route who asked me when I would be arriving. He told me to call him before I arrived, but since I told him what time I would be there, I thought this was a strange request. Nevertheless, I had to call him upon arrival because the place was locked up tight and we felt a bit uncomfortable as it is not located in the "nicest" part of Saskatoon. The house is in desperate need of repair with overgrown weeds and an unkempt yard. Peeling paint and missing doors with dilapitated siding and roof made me second guess even checking in, but we were tired from our journey and figured it might be better once we got inside. The manager arrived about 15 minutes after my call. He checked us in and then showed us around. The large eat-in kitchen had that not-so-clean stickiness to the cupboards. Milk, yogourt, cereal and bread were provided to make your own breakfast. The inside if some if tge cupboards and drawers were pretty scuzzy. The stairs up to our room on the second floor were extremely steep which I'm sure would be difficult for older people or mobility restricted folks. We found our room to be reasonably clean except for the mini-blinds which were very dirty. There was old plastic partially stuck to the window frames, most likely put there in an attempt to keep the cold out in the winter. As the plastic was almost off, I removed it and threw the unsightly plastic out. We could not open our windows as they were the original wooden lift-up type and were stuck. It wouldn't have mattered anyway, because there were no screens on the windows. Thank goodness it wasn't hot that day as there is no air conditioning and the room was stuffy to begin with. There is no exhaust fan in the bathroom and the ceiling and wall paint was peeling because if this. The shower tiles are so low that water splashes on the walls when showering. The room was laid out with 2 very high queen beds positioned right close to opposing walls with a couch in between. There were no end tables beside the beds so if you had any items like a drink or book you had to rest them precariously on the much lower couch. Not sure if it was bedbugs, but I awoke with a rash on my torso in the morning. The walls are not soundproof and we heard the neighbouring visitors showering, flushing toilets and talking. We left after the first morning although we paid for a second day. The manager called me a but later on and asked if we had checked out. I said yes, and I would appreciate a refund knowing full-well that I wouldn't get it as I hadn't provided 24 hour notice and was right about that. My recommendation is to spend the extra $20 or $30 and book a proper hotel and skip this place. If the owners cared at all, this place could be great, but it is run-down and not maintained well at all. I don't usually write reviews, but I thought I might save someone from making the same mistake I did.

Don't Waste Your Money Here.

The interior of this house isn't too bad, it is more on the classic end.  The exterior of the house probably hasn't been touched in 20 years. It looks really run down compared to the picture posted. The rooms however are very neat and clean. 

The problem I have aside from the exterior look which I can get past is the stairs to the 2nd floor where our room is located. Each step is about 20 cm wide and feels smaller because of the carpet AND it has a ridiculous amount of steps (20+(?) for one floor). To put it in perspective on how sketchy it feel to go down the stairs with luggage: most steps are 30 cm wide or so. 

Also, the shared kitchen needs ventilation or something because the entire main floor has an old food smell after people microwaved their leftovers or take-outs were brought home. The 2nd floor doesn't have an odour though, which is a relief...of course there is that stair case...

If the stair case gets changed, they replace the sidings on the house, and ventilate (or febreeze) the kitchen/main floor this is a bargain for road trips though saskatoon.

Needs Reno 

This hotel is an old house. It's cute, but it had issues. My room was spacious, but it was weirdly laid out. Another guest complained of a room that was too small. It was extremely hot in my room, and the portable air conditioning unit was too loud to sleep with on. The bed and pillows were comfortable. The free breakfast was pretty poor.  Not suitable for those with trouble climbing stairs. The person who runs it does not stay in the house, so you have to call and wait if you need anything.
