The hotel is the cleanest and most comfortable place to stay.Concierge Ryan was a great help to me navigating out some new things..The bed is amazingly comfortable and rooms and hotel is absolutely beautiful.
Everything is there for your stay and a bonus.Coffee,tea and all that is needed to be so at home.
I truly loved it so very much.
I will certainly return next time and stay there again.

Walk to the harbour and enjoy the scenery.Everything is close by.

Price was the best I found for St Johns at this time of year. I've stayed here before several times in the past. I think ownership has recently changed hands. I've never had an issue staying here. They text you a check in code. You don't get to meet any hotel staff, if that's, what you want. It's all done thru text. No waiting to check in is what I like.

Room (303) was very clean. Free underground parking is awesome for downtown area. You get a parking -pass in your lock box. Bedding and towels good. Free coffee and cream. Appliances, cups , mugs etc. all looked new (2023). Felt like I was first to use the Kettle / Coffee Carafe. Mini fridge had cream in it, and we stored our own drinks there too.

Local East Coast Glow (soaps & shampoo) is a great touch - said my wife. There is a selection of drinks, snacks in the hallway. Not sure how it worked, payment wise, so we did not touch it. No info how to use remote for heater, so could not adjust room temp. Didn't ruin our night.

Close to many local eateries & pubs and 10 minutes walk from George street on the main drag. Did not hear a sound in the hotel for from the street. Wife absolutely loved it. That's the all important factor.

Will be staying here again..... Hope they keep prices reasonable.

Franklin - Great night

I really enjoyed my stay here. Loved the brick walls and plank floors. The bed was super comfy and the shower was huge and I didn't need to get wet to turn the water on. That is a first. It was very quiet and as a solo traveller felt safe. The location is great, right downtown near the waterfront and many restaurants, pubs and museums. One thing to note it is run like an airbnb so no staff on site. I would 100% stay here again.

Great location, safe and comfortable

The first thing that made me like the place was how helpful the manager was. I forgot to carry toothpaste and got there pretty late. The manager got me some from his home - that's a personal touch that I have never had at any hotel. This place checks off everything else as well: excellent location nearby most places to see, clean and comfortable room, TV, good WiFi, regular cleaning service, etc. There's no breakfast included, but there are so many places to eat within two blocks, it doesn't matter, and the price is correspondingly low. I had a good time here and will definitely use this hotel next time I'm in St John's.

The personal touch

Great little boutique hotel. Beautiful rooms that are newly renovated .Clean , well equipped and absolutely perfect location for walking downtown St Johns . 

And Affordable!!!!  

No elevator and parking is limited during the day  but you can move your vehicle into a lot after 6 and just leave it there ! Wasn't a problem for us at all! 

Friendly , helpful owner and staff!

A small boutique hotel in a historic building right downtown. The rooms have high sealings and are very spacious. The design touches are lovely - nice art, open brick wall, heavy curtains...

Your room is set up with a microwave and great teapot and coffee setup with local ground coffee which we enjoyed. 

Note: There is no staff on site so for all your needs you would need to call the concierge, who replies quite quickly. 

There is no luggage storage at this property. There is also no elevator but the stairs are not bad at all. 

Nice boutique hotel

Recently spent two nights here. Great location downtown. Huge room pretty basic but newly decorated.  No Elevator. No front desk. No one around to check us in  just got an email with directions and instructions. This was strange but easy to do.  Paid for parking in covered lot short walk from hotel.  Tons restaurants near by.  A little noisy during the night from bars below. Would recommend to younger folks.

Downtown Hotel Stay

Great little hotel that is basically self service place- not a traditional hotel in the sense that there is a lobby a concierge or doormen or bell service - that is ok the rooms are clean comfortable and bright. If you are handicapped or old or unfit you will have a hard time with the lack of an elevator 
It’s quiet and well locate for the bars etc around it 

Affordable clean comfortable 

We stayed at the Franklin Hotel in St. John's for five days in July 2018.  This is a small, boutique hotel, and as others have mentioned, there is no dedicated front desk.  We made our reservation online, and received a text from the manager a day before our arrival to confirm.  This was appreciated, and the manager was waiting outside for us when we arrived (even though we did not arrive until 1am).  Check-in was quick and easy, and we were placed in a room on the third floor.  Note that there are no elevators, and a fair number of stairs to the top - so would not recommend this property for those who cannot use stairs.

Our room (304) was relatively spacious and quiet.  We appreciated the small balcony area, even if it did overlook the adjacent parking garage.  The bathroom in particular was large and modern, with a double vanity and an amazing shower.  The bed was comfortable, and we appreciated the storage around the room.  There were a few hiccups with our room - nothing major and nothing that seriously impacted our stay.  For instance, on the first day, there were two washcloths left behind that obviously had not been cleaned.  The in-room coffee maker still had the last guest's coffee pod in it, and the air conditioner filter looked like it had not been cleaned in years.  Again, none of these were major issues, and would not prevent me from staying at this hotel again.  

Housekeeping was provided daily and the staff that we encountered were friendly and polite.  One occasion, my husband's keycard stopped working, and the manager promptly responded to his call and returned to the hotel to replace it.  

This hotel is within easy walking distance of the various pubs and bars of St. John's, including those on the famous George Street.  We did not have the opportunity to try the sushi restaurant in the lower level of the hotel, but heard good things about it from others.  We also walked from our hotel to Signal Hill and to the Rooms.

Overall, would not hesitate to stay here again when visiting the St. John's area.

Great little hotel - close to all attractions

A couple booking through Expedia for three nights.  After booking was texted for arrival details.  The "font desk" is also the reception/cashier for the sushi restaurant and bar on the first floor of the hotel.  Most coordination was conducted via text message with the hotel manager as short of handing over keys, the restaurant staff's focus was the restaurant.  The building was clearly renovated recently and decoration of the stairways, halls, and rooms was modern and nice.  The bed was comfortable, the bathroom nice, and the view of the street below pleasant.  The only hitch we had was there was no Queen available at checkin.  They provided a King room but moved us the next day for the last two nights.  Although appreciative of the 1-day "upgrade" and they minimized the inconvenience by moving our bags for us, but moving rooms in the middle of a visit is never convenient.  Location was fantastic, being right down-town St. John's.  Any pub or restaurant is a short walk and a block off the wharf.  That said, we never had an issue with noise.  St. John's is a beautiful city as the gateway to Newfoundland and the Franklin Hotel is a great place to stay for your visit.
