First impression as we drove in was wow this place is huge! Very nice looking property… Great big veranda which I could see myself sitting on drinking my coffee if it was summertime ..

When we arrived (as previous reviewer‘s have stated also)  there was a note from the homeowner giving us instructions as to which room we were in and where it was located.. upon entering the side door we did notice a big can of ash tray butts spilled over and covering part of the veranda (nasty) we hope it gets cleaned up for the next set of visitors that come through it was a little disgusting.  

Upon arriving at our third floor room “Somerset”.. we were surprised at how big it was and clean and comfortable… It’s like having an apartment all to yourself… You get your own kitchen your own bathroom and a fair size living room with nice furniture… The bed was comfortable the sheets and towels were clean… The kitchen was really cute also.. complete with fridge and stove.. and the bathroom did come with a jetted tub. 

Breakfast was more of a continental breakfast style… A basket was left for us at around 830 at the door  the next morning… Which was fine by us, gave us some privacy to eat our breakfast in our little living room watching a bit of TV before we checked out… 

The only thing I was surprised with was the kitchen was fully equipped for coffee but there was no milk or cream in the fridge.. The basket consisted of two croissants some banana bread two yoghurts two pieces of fruit and your basic spreads… Jam… Peanut butter… Butter etc.  And two juice boxes :)

I love the style of this home everything is solid and we were very comfortable… I would definitely stay here again if we ever go back to Stratford. 

Great place. 

I read some of the other reviews where there were complaints about furniture? I'm wondering if any of these people looked at the pictures before they booked the room? It's pretty clear what the decor is and the furniture is clean and comfortable. I'm not really sure how you could expect anything else? The beds were comfortable but both my daughter and I thought that this was a bring your own pillow kind of place. Neither of us found the pillows all that comfortable but the linen was clean and the bed itself was comfortable. The bedroom could definitely use some blackout curtains but that's a simple fix. We rented the 2 bedroom apartment and had a ton of space. It was great to be able to invite a friend over and sit in the pleasant living room under the ambience of the electric fire and have a glass of wine. You can't do that anywhere else for $120 a night in the off-season. Like a lot of the reviews people complained about there being a note left on the door. Yes we got a note on the door but we didn't see it until we rang the doorbell and the owner was happy enough to meet us and take us upstairs. With all the whining that goes on in some of these reviews nobody really tells you that this is not a place to stay if you have mobility issues. Getting up two flights of stairs can be tough even if you just have simple arthritis. But if you're completely fit don't hesitate. The kitchen was well stocked with everything that we needed and there was Fresh Cream in the fridge for coffee. We were out of the home cooked breakfast season so there was croissants bananas peanut butter and jam yogurt and orange juice delivered to the stoop in front of our door by 7 a.m. . I had also forgot a charging cable and the owner was happy to bring up a box of Lost and Found cables and suggested if I could not find what I needed it in the Box perhaps there was some other way he could help. I found a cable and managed to charge my phone that was just a bonus. It was the first snow of the season and quite cold out but the room was heated very nicely. The bathrooms and other areas of the house where absolutely spotless. I would not hesitate to stay here again.

Good value for money

On one of our drives in the country, we passed lovely Stratford. It seemed a very welcoming town to visit. Agincourt appealed to us for the many positive reviews. Oh how disappointing. A typewritten note on the front door welcomed us and told us where to go. The top floor suite seemed the only one left for the weekend, however the home seemed eerily empty except for another nice family from New York State. The suite was decorated with shabby chic furniture. The delightful breakfast saved the stay. Not my recommendation for a B&B  that promises the world but is short on delivery. The large villa with its wraparound porch with an assortment of seating, gave me the impression of a desolate retirement home where the residents had a nap somewhere in the bowels of this spooky home. Sorry, but my suggestion is to renovate on a large scale to make this venue appealing. And yes, I am willing to pay more then. 🥴🤔

Hmmmmmmm. Doubtful.

We booked the 2-bedroom apartment and we were happy with our choice. The photos on Booking don’t do justice to the suite.  It is very spacious, with big living/dining room, kitchen and a master bedroom off the kitchen. The second bedroom is a flight up, which creates a nice separation. There is a nice porch with tables and chairs if one wants to sit outside, sip coffee and read. Coffee and tea were available in the apartment. In the morning, we had a delicious and plentiful breakfast. We asked for gluten free for one of us, so we had egg and potatoes frittata, accompanied by back bacon, orange juice and tea or coffee. There were also a variety of freshly baked cakes. We enjoyed our stay although short.

I keep reading and re-reading everybody else's review for this place (on TripAdvisor and other sites) and cannot understand how on earth this place gets such great ratings. Maybe people attending the Stratford Festival need to travel a bit more?

Where do I start...

I read in a review "The host was waiting for me at the station when my train arrived". Well lucky you. Turns out we were the only guests in the house that weekend, so the hosts did not bother to greet us. They had left a hand-written note for us at the door. With the wrong password for the wi-fi. The wi-fi, by the way, once we figured out the password, only reached in the living room.

Anyway, I also read the rave reviews about the "an old home full of character", the "real period piece loaded with charm", or even the "the antique atmosphere in the suite". Well, that's great, if your old aunt Mildred's decor of collectable plates and Norman Rockwell's framed reproductions is your thing. The furniture was clean, but of a style from the late 40's. What people call Antiques, I call flee market faux chic.

The bathroom was clean, but extremely awkward. I had to bend down to pee, because of the inclined ceiling. Also, the reservation said we would get a "spa bathtub". Yup. No bathtub.

Lucky for us, although the previous day had been quite warm, the night was fresh and there was a nice breeze coming from the window. I say lucky for us, because the alternative was to turn on one of the two air conditioning units sitting on the floor, with the exhausts pipes affixed to the windows. These things are so noisy it's a miracle anyone can sleep when they are turned on.

But the greatest disappointment for us was the breakfast. I was looking forward to what others have described as "a cooked breakfast which was delicious", "wonderful breakfast in the morning.  This place offered a basket of bagels and fruit", or "delicious breakfast including homemade muffins".

Well. What a let down.

The table was set for the two of us when we arrived. There was a plate with a few squares of what seemed to be an apple cake, which was barely thawed and dripping with water. There was orange juice - not fresh, and coffee was ok. 

But breakfast it self was two raisin bread toasts and two slices of bacon, on which they had sprinkled powder sugar, and a few pieces of clementine here and there. None of the "cooked breakfast", "basket of fruits", or any kind of "memorable breakfast" to be had. In fact, we left quite hungry that morning and went straight to a local pub where we had a real breakfast.

I've seen some reviews describe this place a "good value". It is not. This is one of the most expensive and over-rated property in Stratford.

Good Value... Not!

Our extended family - usually about 12 of us - make an annual pilgrimage to Stratford from Michigan.  We squeeze three plays in on a Friday and Saturday and have found a home at the Agincourt.  Terry, the owner, allows us to book the house and we forego the breakfast because the crew has such varied waking times.  It's great to have kitchens because we enjoy cooking; usually Saturday night's meal is cooking in crockpots while we're at the matinee.  The front porch is amazing - a great place for the whole family to gather.  It's a nice walk to the theaters, restaurants and bars. Usually we top the whole week-end off with a trip to the farmers market in downtown Stratford and then head for home.  Lovely town and lovely accommodations!

Going back for our fifth year!

We have just came home from a lovely day and night in Stratford where we stayed at Agincourt Manor for the night . We had a 2 and half hour drive to get here from Innisfil , and when we arrived , only a half an hour before we had to leave for our show . Terry , our host showed us to our suite , which was very pleasantly surprising, we hadn't expected a whole apartment !! But that's exactly what we got ! We stayed in the Devonsleigh which is on the 3rd floor of the house . I would say to anyone considering booking , make sure you ask which floor if you have any trouble with stairs as they are quite steep and a little workout if youre carrying your case etc . The decor is exactly as it should be and fits perfectly with this style of home ....Shabby Chic I'd almost call it . Very clean and spacious , lovely antique style lamps everywhere ( which I love ). The king size bed was extremely comfortable and myself my husband and 9 year old son ( yes you read that right!😐) all had a great sleep with plenty of room. 
We went to our show at the Avon Theatre which was literally a 4 minute drive from the house, maybe a 20 min walk . Had a great time there , and we had loads of restaurant choices when we got there . Everything from Steaks to Thai , sushi and burgers . We chose Downie street burger and all enjoyed it immensely.  
We got back to the apartment and settled in for the night , all cozy in the living room with full rogers cable to watch movies . 
Breakfast is at 9 am , served by our lovely host Terry , we had Pancakes with scrambled eggs and peameal bacon , some coffee cake on the table , with tea and coffee and orange juice . The apartment is also stocked with tea and a coffee maker with cream and sugar . Full size fridge and a full kitchen if you don't want to eat out . 
We were the only people at breakfast and it was very intimate and enjoyable . Terry is a great host and very knowledgeable of the area . 
We will definitely stay here again when we go back to see a show . Can't wait to be honest!
