No sand on this beach for over a year according to locals. 
The photos are false advertising - the water goes up to the wall as seen in the photos. You can now see the foundation of the stairs and you cannot easily walk down. 
This is one of the few places on seven mile beach without a beach. 

The condos are great and there is great snorkeling around here too! If you don’t want to be on a beach, this is a great option. Just disappointed in the continuous posting of the very outdated  photos of the beach…

No beach for over a year

Regal beach did not disappoint. Having some of the amenities of a hotel, but the space of a condo was a joy. There was daily maid service, basic supplies ( toilet paper, soap, shampoo, paper towels, etc. ) were provided, and there were always chairs and umbrellas available at the pool. The location was walking distance to good restaurants, shops, and grocery stores. The Marriott right next-door provided a bar when we needed it. The condo was clean and comfortable. Check in and out was easy. The view from the patio was beautiful and great way to start the day. Patio furniture was provided so we could have breakfast every morning on the patio. We loved our stay at regal Beach condos and would definitely recommend it for others. We will be back.

Best condo experience ever!

I guess this is going to be a mixed review.  The condo was excellent.  Exactly as described.  It was fully equipped and immaculately clean. The site manager (Amy) was great and super helpful.   It's close to just about anything we needed.  There are a few really good restaurants within walking distance.  I know that some recent reviews mentioned the small and lacking beach.  Well, after the storm on Feb 6, 2024, there isn't a grain of sand left at the beach.  If you're planning on going to a place that has a beach on the property, i would not recommend Regal Beach unless you plan on driving elsewhere for the beach.  We definitely will go back to Regal Beach and just make plans to go to the beach elsewhere.

Beautiful condo, excellent management, no beach

Do not go.  I can provide pics and anything else you need but the beach is gone, pictures are falsely advertised and old. 

Do not waste the time and money. Plenty of great spots down the beach so do your research and stay far way

Stay far away

The condos are nice. There are plenty of amenities, and there is a nice pool. However, the beach is painful and treacherous. There are rocks once your feet touch the water and boulders as big as you about 3 feet in. You will be knocked into a few boulders from the waves. Once you breach 20 to 30 feet in there is sand on the bottom. Everyone was shocked and appalled. It didn’t matter if they were staying at Regal Beach, at the Marriott or the condos next door. I was fortunate enough to find a local who showed us where to go. About 15 minutes walk north and the beach will be improved. I was informed that there was no sand before the waterline but the requirement for river shoes was shocking. I think Regal Beach should offer a shuttle north to a better part of 7 mile for the prices they charge.

Lovely condo on a rocky beach

The resort is in a great location , but having frequented here often since 1993, remembering the Marriott next door having little dining tables on the beach to celebrate the New Year this is no longer the case.

Regal Beach and Marriott have no beach left at all, if you want to swim you go straight down the stairs and you need to watch where you are going as  it is pretty rocky, it is very sad that the government has done nothing at all to preserve this part of 7 Mile  beach, condos are great , location is great .
I do not recommend it for smaller kids as they will be unable to play on the beach because there is no beach, I do agree with several other reviewers that the old pictures of Regal Beach ‘s beach are old and deceiving.

No Beach left at Regal Beach Club and Adjacent Marriott 

Fantastic condo and perfect location to so much!  Decorated beautifully, meeting all of our needs!  Can't wait to return!!  I have stayed on several occasions and will plan on returning again next month! 

Regal Beach on SMB 

We've been here 6 or 7 times and love it here.  It's perfect for our family with options to cook or eat at the many restaurants around the resort.  The pools and beach are perfect for our child, from his time as a baby till now as a 6 year old.  Beach is smaller than in the past, but still spectacular!   

A slice of heaven. 

It’s a nice place but they are advertising a beautiful beach with chairs and umbrellas and this is no longer the case.  The beach washed away a while back and although they can’t control erosion then can update the photos so you know what to expect.  Doubtful the beach will return anytime soon….2/3 of the oceanfront is Astro Turf and it would be nice to put umbrellas and chairs for the view but the staff won’t allow it due to “plastic” underneath.  They make no effort to improve for the lack of beach.

Regal NO Beach

I have stayed at Regal Beach Club several times and highly recommend it to anyone visiting!!  Specifically, unit 321, as it is inviting, decorated so tastefully and provides every possible convenience for during our stay(s), allowing us to drop our bags and enjoy what the island has to offer right away!  I always choose to stay at this unit due to the fantastic location.  Privacy from being on the second floor, elevated to enjoy the beautiful tranquil water as well as the central proximity of pool, beach and tennis courts.  Across the street are wonderful options to walk to, with from shopping, breakfast and nightlife.  I just left and am already planning my next visit!
