In all fairness, it was a mixed feeling staying on the apartment especially with the equally mixed reviews. Whilst, the location was fantastic with just about everything and anything on the 1st storey, there were several things that would require loads of improvement too. To put it simply, i have listed the Pros & Cons based on my personal exp.

PROS :
1. Location, location and definitely, LOCATION. This screams fantastic for the shopping area just right on the first floor with big names such as Michael Kors, Givenchy, Adidas among others. Eateries everywhere and Chinese Muslim food jist across the small street. Departmental store called Wangfujing is connecfed to the residence apartment. Starbucks 2 mins walk. All of these simply within the vicinity.

2. WiFi was provided in the apartment although minimally utilised since Google & Facebook are not allowed in the country. Apps like instagram took awhile to load. 

3. Spacious living enough for all 6 of us

4. Heater during winter. Apparently some hotels/apartment may not have it.

5. Great host! Qilian stood in for Rick who was away. She was there when you needed her & helped us alot by going out of her way when we sought her assistance in getting around kunming. Fantastic customer service. Friendly and wondeful. All of us were full of praises for her effort in making our stay as comfortable as possible.

6. Probably the only accommodation which provides FREE pick up from airport to town.

CONS:

1. Entrance to apartment was by going through a service balcony and boy, was it dirty and unkempt. There was a cleaning cart with broom, mop and cleaning items. Pails strewn at the sides and what seemingly appeared like a porcelain potty which clearly looked dirty.

2. Rude cleaning lady.  We were told that she would come in daily and maybe a few times in the dsy despite our absenrlce because she places her cleaning cart inside the apartment! I have habit of cleaning the floor of every apartments ee stayed in but she did not change into slipper out of her boots and went arnd the house). The last straw with her bad attitude was when she placed a floor rag on the dining table where we placed our foodstuffs! She was told not to come in again til our last day there.

3. Faulty toilet bowl in the common toilet.  One of my family members haf to take a dump yet it couldnt flush down the waste. We had to endure with the situation and the smell for the whole night and before we went off for the day. Qilisn was quick to resolve by calling the plumber tho.

4. Main door was with the pin lock. Didnt feel safe at night especiallu after cleaning lady episode. She knows the pin, btw. No safety felt. 

5. Heater was not very strong esp the one in the master bedroom. Possibly too becos the room was massive. Cold room on most nights.

Again, this is really my 2.cents worth of contribution. For those considering to stay here, do weigh in all issues laid out and come to a decision then. Good luck!



Overall good experience saved by the host

Lived out of the the Bldg A Apt 2605 for over a month as part of a move to Kunming.  Our stay here was great!  Myself, wife, two kids all happy.  Location is great, beds were decently comfy, and internet was relatively fast.  Had a modern feel, and kitchen was fully equipped.  There was a washer, but no drier (very rare in China), but clothes usually dried quick on the sun porch.

Note these are VERY nice apartments by local standards.  This was immediately apparent when I started apartment hunting.  Showers draining directly to the floor is standard in China; our apartment had vents and heat lamps in both bathrooms, so the wetness wasn't really a problem.

Rick was very accommodating and quick to respond to all our needs.  There was a 5-gal water dispenser which Rick swapped out for us whenever needed.  Also, there was no bathtub, but Rick provided us with a titanic plastic bucket which served just fine. We provided our own pack-n-play for the 1-yr-old.  We were pleasantly surprised to find there is a kids play area on the 6th floor (closed the 28th of each month for cleaning). Kids loved it!

Warning:  If you're expecting more of a hotel-like accommodation, such as daily bed-turning, a mint on your pillow, etc, you'll be sorely disappointed.  Sheets and pillows were changed and floors swept and bathrooms cleaned every 2-3 days, and the lady who does this does not clean your kitchen for you.

On the other hand, if you're expecting more of a furnished temporary apartment that you mostly manage yourself, then you'll likely be as pleased as we were.  Overall I recommend to any one in the similar situation, and we wouldn't hesitate to stay again.

Excellent! ...depending on your needs/expectations

Overall the apartment is clean with all the facilities such as mineral water machine, kitchen / cooking facility, WIFI, washing machine etc. The best part of the apartment is it is located in the middle of Kunming shopping zone, Where you can find anything you need just by walking distance. The manager, Mr Rick is helpful, he promised to provide an airport pick up for us. Un fortunately our flights was delayed and Mr Rick was force to come to the airport twice on that day.
I would stay at this apartment again if I visit Kunming.

Strategic Location

1. The management & services are bad. The manager Mr Rick, try to make us pay higher price for 2 bedrooms (6 beds) apartment even though we had booked this apartment a few months ago.   Our stayed is from Dec 17 to 20 and from Dec 25 to 26. I refused and requested him to refund our booking if he raised the pricing.
2.  This year December 2013, the weather in Kunming is freezing, with night temperature of -4 to -5 C.  The apartment/rooms has no heater or electric blanket.  Don't stay in this apartment if you can stand the cold !
3. Mr Rick, the manager, is no where to be found after we check in.  No soap or shampoo are provided and no beverages, such as tea/coffee are provided too, very bad service.
4. The only consolation is the apartment within walking distance to Nanping street (Pedestrian street) & plenty of foods around.
5. Room/apartment is fine, but don't book during winter or summer time, no heater/electric blank and no airconditioner in summer !  That will definitely "kill" your holilday mood.

The apartment: really nice. Exactly like in the photos. You have all what you need for cooking. The bathroom is a bit smelly but it wasn't that bad. This apartment is a really nice choice if you don't care of meeting people, and if you come in the summer. We stayed there in the winter and the cold in the apartment was insufferable. There is no heating or even electric balnket. 

The staff- the guy (Rick) came to pick us from the train station (I really don't consider it as a favor, it's just part of the service). We had to correct him about the price- he calculated it wrong like 3 times, and told us that we 'have' to rate the place and write a good review on the internet because of the pick-up. So ridiculous. I am happy we didn't see this guy after the check-in.
