My wife and I spent 3 nights at the Sukhothai Lijiang Inn at the 2nd week of September.
The inn is located very close to the south gate of the old town. The staff at the inn hardly speaks any English but when our taxi driver called them they came to escort us from the south gate of the old town.
Despite not speaking any English, the girl at reception was super helpful, for example, when we went out and it was raining she signed us to wait and ran to bring us an umbrella. She was also very helpful when we had problems with our Chinese SIM card and when we needed her to order us a taxi to the airport, though those conversations were done mainly using Google Translate.
The inn has a few rooms surrounding a small yard with a small water fountain.
The rooms and yard have great WiFi reception.
The inn supplies towels, soap, shampoo, tooth paste, tooth brushes, a hair dryer, toilet paper, mosquito repelling tablets and slippers.
The room was huge and had a small back yard. The bed was very hard but once we asked for a second blanket and put it under the sheet it was better. The room has heating and a TV with one English speaking (news) channel. The bath room was quite big and its floor was very clean. The shower was almost above the toilet but had a curtain so it didn't get the toilet wet. The weird thing was that the was a glass wall between the bathroom and the bedroom but there was a curtain so you could still get the privacy you needed.
Our only problem with the Sukhothai Lijiang Inn was that there were A LOT of mosquitoes there and the room’s walls and ceiling were covered with squashed mosquitoes that were killed by previous guests.

All n' all a great place!

not located in the center(51 street and square plaza), nice prices but the decoration might not be very romantic. I stayed there one night and the next morning I went out at 6am and meet very few people in the street only some breakfast venders, close to the Zhongyi Market where you can see the reall traditional market.

quiet and family environment

I stayed 1 night in September 2013 here, I booked via booking.com for 200 rmb, which is a great deal, I think. It's a traditional old chinese building, it has charm with the wood everywhere + the inside garden, it's located about 1 minute walk from the main pedestrian street of Lijiang. Check well your map, because it's kind of difficult to find the place, everything is writing in mandarin. The staff speaks a bit english. The room was standard. Free wifi.

Good budget inn in old Lijiang

Due to the positive comments and location I booked two nights at this guesthouse.
Although we are totally comfortable with budget traveling and accomodation, there are very few positive remarks after our experience there, unfortunately.

- location: good
It is pretty far off from the alleys and lanes you want to explore when in Lijiang but it's fine if you like to walk a bit (as we did). It's in the old town and super close to a big bus stop and a "regular" street where you can find taxis, which is very handy. 

- cleaniness: okish 
I'd say the cleaning lady did her job alright, the room we got was so run down, though, it still was kind of uncomfortable. The installed carpet is dirty and stained, on the walls are numerous squashed mosquitoes which is really gross - a lot of little blood stains for that reason, as well. 
The bathroom has broken tiles, is moldy...
Really bad was the smell as it smelled like wet dog and mildew. The former is easily explained: They let their dog run free and go everywhere at all times and as they let the doors open until you move into your room, the dog is free to roam.
Don't get me wrong: I'm a huge dog fan. Normally I cuddle any dog and I don't mind pets at all. This one had a pretty bad eye infection, though, and scratched itself all the time - not the kind of dog you want to have in your bedroom.

- beds: ouch!
Again, we're not super picky and I prefer hard beds to the soft ones. Those there, though: more like wooden boards with a thin layer of foam material.

- reliablity: NONE
That's the part that triggered me to such a dire rating. Places can be a bit run down and everything but anyone anywhere can be a good and attentive host. Not so here.
1. As we took the nighttrain from Kunming arriving in the early morning, we requested before hand that we could do an early check in, which was immediately granted and confirmed. Those were our holidays and we had a pretty full calendar when to explore what, therefore we wanted to get some two more hours of sleep and then start refreshened the exploring.
Arriving at the guesthouse exactly at 7 a.m. (as confirmed), the gate was locked, no one answered the telephone nor reacted to the dor bell / knocking. After lingering there for almost half an hour and trying again and again we decided to have an early breakfast - we were so lucky there were nice breakfast places already open on the main street.
We checked the guesthouse two more times, it was still closed. About 8.30 a.m. the gate was unlocked so we could al least enter. The owner didn't show for quite some time, though, even though we explained to an employee that we had a reservation.
Finally he made an appereance, ignored us for some time and then signaled that there was no room ready. 
This story continued...after all, we lingered in the courtyard super tired and stressed for more than two hours, got no explanation, no apology, no "we try to find a solution", no basic courtesy whatsoever (btw. we do speek basic Chinese and are able to communicate - which we tried again and again while being polite). When the owner finally called booking.com we got the explanation that obviously the guesthouse made a mistake in confirming the early check in. Still, the owner could no care less and was pretty rude at times.
We finally got our room around 11 a.m.

2. The next day we started very early again in order to hike the Tiger Leaping Gorge.
The day before the owner promised to take us to the bus stop as we dind't know where it was so that we could take the bus to the bus terminal from where we would go on.
We were really happy and positive about his offer and started thinking we just had a rough start....but:
The next morning he was nowhere to be seen. After waiting some minutes (we had a bus to catch and therefore time was precious) we wanted to find our way ourselves - well, not possible as the gate was locked and we were trapped inside. So some more waiting. Finally I decided to act as we needed to get to the bus station and knocked on his door several times - which I find a rude behaviour, I'd never wake someone like that normally. Some more minutes ... he made an appereance. Wordless he went to the gate, unlocked it and started to get back to his room. No hello, no nothing.
We told him then again that he was supposed to show us to the bus stop, he obviously wasn't happy about this but at least after some more minutes of waiting he came back again - again non explanation - and showed us the way.

The whole experience was really exhausting and disappointing. I don't expect much and I'm always friendly (even if it's not returned), but this pushed me to the limits.
Undeserved treatment and inappropriate behaviour.
The other employees were smiling very friendly (we stayed there anoter night after the 2d hiking) and everything but this can't make up for everything.

I definitely don't recommend going there.

neglected place, neglected guests

On arrival, staff who were just sat around courtyard ignored us: we had to ask them if they worked there!  Staff spoke no English.  Double room as booked was not available due to a problem with the water supply.  Twin room on first floor offered instead but this backed onto a huge building site.  We asked for a room away from building site and were given one in the courtyard that was worn and dirty (bathroom had used cotton wool ear buds in the cupboards).  At night we were kept awake by people chatting and banging seats in the courtyard.  And the bed was the hardest, most uncomfortable thing I have ever slept on (hard even by Chinese standards!).  Had to demand a receipt for payment in the morning.  Just as well we got one, as after we asked for, and got, a discount on the room charge because we had to have a twin rather than a double room, owner told booking website that we hadn't turned up; fortunately we had evidence we were there.  Hotel is in old town, but far from the main centre: if you want a good location go for somewhere in the north west of the old town.  In summary: best avoided, especially if you speak no mandarin.
