This is a great place to visit.
Here how to enjoy it and not be bankrupted.
First dont buy a tour from anyone in Xi’an, mostly they overcharge you and also you will have to follow very large groups, ruining the visit.
Instead go to train station and board any buses that go to the warriors. They can easily be found, ask at tourist center for their numbers, cost is 7¥, basically free.
Once you arrive very early (we left at 7am from Xi’an), you must rush to buy tickets.
 Immediately go to Pit1 which is the best to see BEFORE the big tours arrive. Stay as long as necessary then move to Pit2 then 3. You can skip the exhibition Hall, not much to see and the crowd will probably be big already.. it is like Shanghai metro at 9am..eventually go back to Pit1 to see how lucky you were to arrive early.
Overall tour takes 2.5 hours so by 11am you are good to return to city. The good news is that all buses are leaving  empty so board any buses for 7¥ and return to your hotel.

Great place,but start early your tour!!!

The host is very good; this is a rural house turned into a kind of guest house. The host was super nice and helpful. Make sure you contact after booking or else it is hard to find. 

The house was a bit cold but hot water shower and room

One down side is that the host recommended a guide who told us to purchase statues that were supposedly made from the same mud with a certificate (after purchase, we read the certificate and it said no such thing). Similar statues are available at a tenth of the price outside. 

Also got caught in the so called "fake farmer scam". They take you to a shop where the so called farmer who found the terra-cotta warriors as a child and you sign books and take pictures with him, then purchase exorbitantly priced books. What I especially did not like is that my poor 5 year old son got roped into this and the guy said to take pictures with him etc. Highly avoidable. Avoid any guides recommended by the host.

Great host but got caught in the so called fake farmer scam

SongWu's house is in a small cluster of houses 5 minutes walk from the Terracotta Warriors, which are in a small town about an hour from Xi'an  (depending on mode/traffic).  The house is a recently built, traditional-styled courtyard house - with modern plumbing and tiled floors.
Bedrooms are quiet comfortable and clean.
SongWu is incredibly helpful, and helped us extensively with transport, eating, and sightseeing.
She took us to Xi'an city where we stayed in her city apartment.  This was very interesting (to me, an architect) as it was in a classic, rather grim, (1970's?) block of concrete flats, bedecked with window cages, plants and washing.  The flat is very solid, and although I first felt nervous staying there, with just me and my daughters, and minimal Mandarin, it is a pretty safe area I think. The location is great - within the city wall.  Several small, cheap, tasty restaurants and a small temple are nearby. We miss A's dumpling shop! Many city attractions are within walking distance. We just stayed one night, but would all love to spend more time in Xi'an.

Clean, modern house, helpful host, & walk to the warriors

Even after  informing  Terra-Cotta  Guesthouse that we would be arriving    the following day,  the   rooms were literally  freezing  when we arrived, as the heating had not been turned on.   Our host   refused to turn on an additional heater saying that   the    electrics would go, then  when she felt we would leave  said   she would bring more  heaters  the following day.

 We stayed  that night as it was too far away from  anywhere for us to leave. We went  out the following day to the Terracotta Soldiers Museum,  and were dismayed  when we returned to find  the    rooms were still  freezing cold  as the heating  hadn't been turned on whilst we were gone.

  We were aware that the weather is Xi’an was cold and  brought  appropriate clothing,  but the rooms were freezing,  because of how late the heaters were turned on. 
The weather is  out of her control,  but the blatant disregard for guests welfare is unacceptable.  

Our host  also offered to collect us from  the airport,  the price was  higher than  local taxis, which is fair enough. When we arrived at the airport we called  to arrange to be collected the price was doubled, so we  had to make alternative arrangements. 

 Despite  the smiling face the reality is that  our host was  a cold (no pun intended)  cynical and shrewd businesswoman, because of this   I would not recommend  Terra-Cotta Warrior Guesthouse  not only during periods of cold weather, but at any time of the year. 


Cold and Dreadful

Greatly enjoyed this venue.  Very friendly and nice accommodations. Charming rooms and nice tiny restaurant. Staff friendly and eager to help. Everything in tiptop shape.  Beautiful woodwork. Surroundings nice and very close to tiny representative village, albeit poor.
