My wife and I had a mid- September, 4- night visit, at the Y House on Xiamen Island.
Our room was on the 2nd floor with balcony (nice sit.. legs up on the railing, sucking down a beer quality). The accommodation was basic, the room being very small, the bathroom "intimate", a glass wall w/ a pulldown curtain.. good thing being that it was just my wife & I! Our room was kept very clean during our stay. The mattress and bedding qualities were outstanding. Our bathroom shower featured a "rain showerhead" with a very good volume of hot water. We already knew that breakfast was not availble.. just an excellent tea, but there are any number of very good restaurants near, including a few that featuring outstanding seafood choices. 
Communication was no problem for English speaking visitors on our stay. The hotel personnel are available at all times, 24 hours a day. 
Oddly enough, as difficult the location this hotel is, we had no problems at all with taxis finidng it/ or near dropoff locations. 
Probably the best thing about our stay is that although the daytime temps were very high, the Y House and the adjoining area have tall older masonry buildings and lot of large deciduous trees. This very feature made daytime walking adventures doable on our stay. A walking adventure (Zhongshan Rd/ Park) and any number of excellent & near restaurants on Xiamen Island is what makes the Y House an excellent choice of stay.

Very helpful staff - helped us book taxis every day, gave us tips on local food, helped us find a nice gym close by 

Beautiful rooms - tall ceilings, lots of natural light, great air conditioner, great shower, massive and comfortable bed. The list goes on.

Courtyard & communal room - such a lovely calm place to read a book or work. Office away from your office!

Best hotel in china!

We stayed 2 nights in Xiamen and chose the Y House on the basis that it wasn't just one of the massive hotel chains and it had good reviews. With the exception of some confusion at check-in, we found the hotel really lovely. The staff were exceptionally helpful in arranging a private trip out to see the Tulous. 

Book tickets for the ferry across to Gulangyu before you get to Xiamen - and there is one route for locals to the island and another (very convoluted one) for visitors. Be aware.  Sha Po Wei is a lovely area for eating in the evening.

Great location and beautiful building

We had originally booked in one of the luxury international hotels until we found this lovely little place in Xiamen and decided to change our reservation. We had a large studio on the top floor with a spacious balcony offering amazing sunrise view over Xiamen city. The room is comfortable, with a beautiful bath tub, separate cabin with a rain shower and offers a king size bed with high quality duvets and pillows.
The area is perfect, located in a residential part of Siming, close to a big park and a five minute walk from shopping streets and the subway.
Our host, Ben the owner was great, picking us up from the airport himself when the reserved taxi did not show up, and he and his staff were great in helping us organize trips around town and reserving restaurant. Highly recommended!
