Rooms Niko reminds you of those charming old family houses. The owners are extremely friendly and sweet. Our luggage was delayed by more than a day and Ivana was sweet enough to give us her and her husband's clothes till our luggage arrived. They gave us extra towels and footwear which was more than anything we could have asked for. We were welcomed with a refreshingly cold orange juice and a tray of fruits on arrival. We stayed there for 3 nights and they would politely ask us to take fruits (grapes and figs) from their little garden. They gave us booklets on the best places to see, all the restaurants that we could eat at and the bus routes. Since the house is located on steps, I and my husband came up with a great plan to take the bus so that we didn't have to climb steps anytime. :) We reach the lower street (by climbing down the stairs and taking a left and then again going down another flight of steps and then a left to reach the main street)where there was a bus stop named Hebranga 3. Bus Number 8 would take us to the Old Town where all the attractions are. While coming back, we would take Bus Number 3 and get down at a bus stop called Magistrala 3 and cross the road and walk down the flight of steps and reach back. For anyone taking a taxi. Hotel Adria is the best landmark and is a 3-4 minute walk from the house.

Beautiful panoramic view, tidy and comfortable rooms and lovely, welcoming owners. Just above the port of Gruz that is part of city of Dubrovnik. It is on the side of the hill but no worries if you don't like walking. There is a bus line that stops at Magistrale 3 and is 3 min top walk from the place...or take the stairs and you will see wonderful little paths. The place is about 10-15 minutes from the old town by bus or a little bit longer walk BUT if you can, you want to walk. It is beautiful. Owners ? Descent, lovely and welcoming. I was on my own and I was treated a bit like if I was the sun visiting home. Felt really good. Also they can help fix your trips so just ask. Not much more to say but Hvala Rooms Niko. It has been a great stay and hope to see you soon.

My wife and I stayed at Rooms Niko for a week at the start of August and had a fantastic time. Jelena and Maria were the perfect hosts, juice when we first arrived, making sure we had everything we needed and gifts when we left.

The room had a balcony overlooking the port with exceptional views to the south and west and beautiful sunsets in the evening. As the picture above shows there was a table and chairs outside the room, on the balcony, perfect to sit and relax, watching the sun go down. The room was large, clean with plenty of storage and air conditioning. Transfers to the airport are available direct through the owner.

The apartment is located on the side of a hill and is accessed from the road above or the road below by steps. Buses into the old town were regular and took as little as 5 minutes. We walked into the old town a couple of times - it took just over 30 minutes. The beaches of Lapad are also easily accessible by bus or by walking. There were also dozens of restaurants within a 30 minute walk.

We would thoroughly recommend Rooms Niko - fantastic.

Great place to stay - fantastic hosts and amazing views

We stayed in rooms niko for 3 nights and checked out this morning! The room was very basic with only a shared bathroom but the views of the harbour from the balcony were terrific! Location was 30 mins walk from town and the bus was no faster but it was a pleasant walk, and the hosts were great (we even got a free pick up upon arrival and they let us check in on the first day around 8am!) The room did have free and fast WiFi but sadly no breakfast! More of a homestay than an apartment but I would stay again if back in Dubrovnik! 

Great room. Fantastic value! 

Stayed in Rooms Niko for 2 nights at the end of a 10 day holiday in Dubrovnik. Our room was spacious and very clean with a huge double bed. There is a balcony which is shared withe the other room which gives amazing views over Gruz harbour, perfect to watch the sun go down in the evening. Each room had its own bathroom, ours was located just down the hallway and the other was a little further out in the hallway. Again very clean and good pressure in the shower. Easy access to the bus stop for buses into the old town, little supermarkets and a very good pizzeria nearby. 
The owners were lovely and very friendly-they live below the guest rooms and their elderly parents live next to them. We were asked to respect the fact that they live so close and be careful not to bang the doors etc. which was completely fair enough. The only reason I've not given the rooms an excellent rating was due to the fact that there is no access to a fridge, which is a shame as we couldn't buy cold drinks or breakfast bits (breakfast not included).
