The accommodation was NOT what we paid for. Despite three different emails asking to confirm there was a balcony in our room, which Martine, the "owner" either avoided or ignored, when we arrived on Sunday May 8th there was no balcony. We were told that the space outside the building where a few chairs and cheap looking tables were placed was a "balcony" which it was not. I complained in writing but this was ignored as  Martine had disappeared after day one, only to temporarily reappear when the plumbing in the toilet exploded, then disappeared again. I  wrote out an official complaint asking for a 25% reduction because of not having the balcony which, as I said, was ignored. I am familiar with this kind of scam but this is the first time for me on the sharp end. I have video and photographic evidence showing no balcony, the noisy toilet and the dirty outside area Martine referred to as a "balcony" where a few chairs were placed but booking.com said that the owners will not budge and no refunds or a response to the letter I placed under the door of the top flat of the building which I assume belongs to one of Martine's "associates" whose husband told me to "F off" when I tried to return the key. For a cost of 480 euros for one week the rooms were small and shabby, the bathroom was tiny and if you are not a mountain goat you will struggle to climb the steep rise to this "Villa". I suspect any glowing reviews of this place because it is by far the worst accommodation I have endured in over 40years of travel. You have been warned.

Don't stay here!

We loved it here. An older villa, very quiet. Some original features e.g. wardrobes, from when the original owners lived here, which we loved, but means it's not all mod cons. But full kitchen and bathroom, and everything you need. Very good hosts, lovely gardens, just a short walk from old town. Fabulous views. Just the sort of place that we love- and not a hotel

Beautiful place, full of character, close to Old Town

Upon arrival, we were greeted by marita who seemed quite welcoming and helpful. During our stay, marita would pop into our room whilst we were not there and leave notes about why we can’t open the windows or leave air conditioner on. She had a universal remote and controlled our air conditioner on her end. This turned off one afternoon and remained off for 24 hours until marita “called the electrician” who miraculously turned it on again without even visiting the property. It was extremely uncomfortable. 

Dissapointing!

First - loved the place, but there are some things you should know:

1. Booking is best to pay in advance. They use third party agency that will block money from your credit anyway after booking even if booking conditions say you pay on location.
1a. When on location they take cash. That means you cant use amount already blocked from your account and after you have paid it takes some days to lift the block. Currently three days and waiting.

2. On our bedroom we had no running water or toilet. We had a private bathroom at the hall. No problem. 
2a. They have old keys on the locks and the renting, slightly elderly family and some of their relatives live in quarters too. Plus all other payibg guests. So during night time you cant really lock your door (if anyone has to go to private bathroom fumbling with the key at night wouldnt work) - so if staying over with strangers without locking your door is an issue to you, best to go elsewhere. They also cook and smoke and drink and live their lives with the sounds and smells of all of it, so if that is something you want to avoid, best to avoid it.
2b. At front gate there is a reliable lock, so feel safe.

3. Not for people with disabilities. That goes for most of Dubrovnik. This location you can not reach by car. It will be up or down the hill 5 minutes with your luggage no matter what.
3a. Could be hard to locate when arriving. We booked a transfer through an agency (third party one that did the money blocking mentioned above) and it really helped to have a driver giving guidlines where to walk after the point of no cars. Location services on phones are sometimes bit vague on locations like this - narrow, steep, walled.

But you get loads of positives too - locals that can tell you something about the place. Locals that have born in the very building you are staying in.

They have a garden and terrace and those are wonderfull places to just chill. Even if its hot, there will be a breeze from the sea.

You dont have to stay at the city. You understand why that actually is a bonus if you stay on location more than 2 nights.

So relax and enjoy.

Few helpfull tips

We stayed in the 2 bedrooms flat with 2 bathrooms. One big room which can fit 3 people and the smaller room got a queen size bed for 2. Kitchen equip with cooking utensils with 2 hot plates for cooking. Owner provides with oil, salt & pepper to do some cooking.

The best part of this flat, is the terrace that provides an amazing view of the old town. Great views.

The door to the Villa with its name is pretty small so beware as we walk pass the Villa and then had to climb back up to find the place. Many steps up or down to the place so no heavy luggages. Look at the photo enclosed and u will see the small sign saying Villa Iveta on the left side of photo.

2 bedrooms Flat

This is such a lovely place! Beautiful balcony to sit and relax with a wonderful view of Dubrovnik! We had a very nice room with little cooking nook, great for our breakfast and the location couldn’t be better, just outside the old city and not too many steps to climb! The owner was also very friendly and helpful.

Perfect place to stay!

Stayed here for two nights with my daughter. Just a short walk from Old City. Room was fairly small and basic, but more than adequate. Very clean, good aircon and good shower. Nice terrace to relax on, owner greeted us on arrival and was very welcoming and gave us good local information. A super place for a short stay.

Lovely place

The location is amazing - so close to Old Town, cafes, beaches, restaurants and the Fort! A cozy room with a small kitchen with everything you'll need. Friendly staff and a clean and nice place! Highly recommend Villa Iveta!

Great stay at Villa Iveta!

Set over three floors, Villa Iveta offers a range of accommodation types: room only on the ground floor, one bedroom apartments on the first floor (where we stayed) and a two bedroom apartment on the upper floor.  The building is a large modernised villa with, in our case, the huge bedroom and hallway in the original portion, while the kitchen (leading to furnished terrace), living room and bathroom appeared to be later additions - possibly on the former veranda.
The apartment was large, comfortable and well equipped, with excellent views over the Adriatic and Dubrovnik's old city from both the terrace and bedroom.  Wifi reception was generally good throughout the apartment and air conditioning is also available.
Villa Iveta is only a five minute walk from the city gates and the owner was waiting for us when we arrived after a late ferry crossing and taxi ride.  As our flight home was late in the evening of check out day and the apartment was booked, she allowed us to leave our luggage at the property and even provided an extra key so we could collect it whenever it was convenient for us.
While not a problem for us (and common to many Dubrovnik properties), the location could be an issue for those with limited mobility: the nearest drop off point for a taxi is about five minutes walk from beside the city gates, and there are a lot of steps and rough pavement to be negotiated to get to the apartment
