We booked 2 rooms 5 months in advance and provided the credit card. A couple of weeks before our stay, my card had to be replaced because of fraud issues. I contacted the hotel and was assured that it wouldn't be a problem for me to bring my replacement card to check in. The day before our stay while enroute to Dubrovnik, I received an email from the property asking to reconfirm our reservations. I wrote back to reconfirm. A little while later, another email came saying they have given up one of my rooms to someone else, then followed by yet another email saying they've given up both rooms. Imagine my surprise and anger, travelling halfway around the world to a country and city I've never been and learning the night before arrival that I had no place to stay. Shame on you!!

Couldn't review the property but management is the absolute worst. Beware!!

We stayed for 3 nights in a 1 bedroom apartment with balcony & sea view. It had great views over the sea, and over to the Old Town. It is very well located, as it was only a short walk down the steps towards the beach and then along to Old Town, or a slightly longer walk down the road. The apartment was only 1 set of steps down from the road, and very well furnished and decorated, with all the kitchen / cooking facilities required. Lucijana & Zeljko were excellent hosts, who were very happy to make sure our stay was fantastic. We would definitely stay there again.

Excellent accomodation in Dubrovnik. 

Wonderful location and value. I would stay here again for sure. Lovely and helpful family. Very clean and well appointed apartment with easy access to old town, banje beach and a local market. We loved having breakfast and coffee on the terrace. Josko was super friendly and fast responding on any questions we had, even helped us order pizza delivery. They also arranged a driver to pick us up from the airport which was seamless. Don't hesitate to book restaurants and excursions with him, he goes above and beyond. Pack water shoes if laying out at banje beach- in Croatia in general, we are so glad we did as there are many rocks and pebbles. 

Charming Stay in Dubrovnik

We stayed in apartment Coral at Villa Leoni for 4nights .
Throughout the booking process Joseph was extremely helpful. We had to change dates due to cancelled flights and he went above and beyond to accomadate us. The apartment had a breathtaking view of Lokrum Island and The Old Town , which was a five minute walk away. The apartment was immaculate and we enjoyed spending time on the terrace in the cool. Joseph and his family made our stay perfect . We did a private speed boat trip with Joseph’s own company which was the best day , very friendly and professional , highly recommend. We would not hesitate in recommending Villa Leoni and the Leoni family.

Review of Apartment Coral at Villa Leoni

Beautiful location overlooking the old city. Spotlessly clean and good facilities. We couldn't have picked a better location , sitting on the balcony overlooking the city was wonderful. Joseph the owner was welcoming and very helpful. Highly recommend!

Great location and a lovely apartment 

Villa Leoni was the perfect place to stay in Dubrovnik. Josko met us on arrival helped us with our luggage and provided some handy local information to make our stay even more enjoyable. He helped us with dinner reservations, transport and organised a speed boat tour which was fabulous. Both Josko and his mother couldn’t do enough to make our stay as perfect as it could be. We stayed in the media apartment and it was fabulous. We had gorgeous views of the sea and the old city from a large balcony. It is a studio apartment with a small but well fitted out kitchen. Convenient  when you don’t want to eat out all the time. The location is great, walking distance to the old city, bus stop at your door and a supermarket 2 minutes walk. We were very sad to leave and would definitely stay here again. Can’t recommend it highly enough.

The property owners are very attentive to every detail of the space and went out of their way to make us feel welcome and comfortable. 
The location is the perfect combination of proximity to the downtown while providing an environment of privacy and relaxation. 
This property allowed us to enjoy our time in Dubrovnik and we can’t wait to return. 
We highly recommend this property to anyone that wants to fully experience Dubrovnik!

Extraordinary stay in Dubrovnik!

I have been to Dubrovnik several times and usually stay close to the Pile Gate.  This time I needed somewhere quieter to write my book and so I chose Villa Leoni.  I made the right choice! It's an amazing place and Mrs Leoni and her family are wonderful owners who take a special interest in their guests.  The rooms are amazing and unfortunately, I don't have the words to properly describe the views from the balcony.  Put simply, they're incredible. The Villa is close to the old city, the beach, the cable car, and other attractions.  Word of warning - I have seen the occasional person moan about the steps you have to walk to get to the Villa from the beach and the city.  News flash - this is Dubrovnik. It's all about walking up the steps! Plan ahead if you're traveling with people who are in any way disabled and organise the best options for you. Otherwise, enjoy this incredible place!

A majestic place in a majestic city. 

In total there were 138 deep hazardous steps from this apartment down and up from the beach, so we would not recommend this apartment for those with breathing or mobility issues. Had we been aware of these steps we would not have booked. To avoid these steps you can walk downhill but inevitably you are faced with cardiac hill on return or get an expensive taxi from the taxi rank at the castle.
The apartment we booked did not meet our expectations – see enclosed photos.
It was a mish mash of ikea furniture, thrown together and not well maintained. Both curtains had rips, furniture and paintwork was badly scuffed, electrics in kitchen were unconventional at best. (see picture of extension sockets)
One of the reasons we booked this accommodation was because of the patio or outside space – however this was not attached to the apartment and we had to walk round the building, pass another apartment front door to our locked area. This patio was filled with a mish mash of furniture and too much of it, leading us to think this was a store area. Because of the position, lack of privacy and shade we did not use and we really felt let down by this. Therefore we had to go out every day and if going to Banje beach, this can be expensive if using the facilities and restaurant there.
There was one washing machine for all the apartments which was often busy and situated in a communal courtyard area.
Host did provide helpful information by text but apartment lacks a book/ information file with details on shops, getting around, taxis and take away info etc.
Iron and ironing board was included in the itinerary but was not there and we had to ask several times for this. Host delivered it 24hrs into the holiday.
The lack of the last two points meant we had to have contact with the hosts several times which we would not normally experience when booking private accommodation. Host also organised a private taxi transfer which we paid them direct for. Payment was to the hosts on arrival was via card, which we hadn’t expected. In summary, we felt let down by the apartment which considering the price we paid for 10 days we expected a higher standard of accommodation. Villa Leoni did not meet our expectations & we were left feeling disappointed.

Pricey stay foronly average accommodation. View was best feature.

We booked appartment Coral and had a wonderful week. The apartment is big enough, clean and modern. Two TV's is more than enough, WIFI was strong. The terrace was our "third room" with a brilliant view. Jo Leoni gave us a lot of useful informations and was extremely friendly.  Goin' up and down the steps to the beach and town is a little streuous first, but we got used to it very quick.
A wonderful stay in an wonderful city.
