This is one of the best places we have ever stayed. We highly recommend it. It is spacious, clean, cozy, and well cared for — down to the smallest detail. The large garden is a delight. Our host Ivo was friendly and helpful.  If we come again to Dubrovnik I will definitely stay here.

Beautiful garden where my kids enjoyed themselves in the morning.

Huge rooms and well equipped kitchen. All  nicely decorated in the classic homely style. I wished I owned such an awesome villa in Dubrovnik too!

Family friendly

The apartment was really confortable, with a nice size and have everything you need. The location was great, and you could easily walk to the old city. The owner was incredibly helpful and thoughtful of all our needs.

Amazing

We try to stay at this apartment every time we are in Dubrovnik. The three-bedroom apartment we like to stay in is very nicely appointed inside and the outside area has garden area and gazebo. It’s within an easy walk to old town ( though very much uphill on the way back ) - good exercise though. The host Dubravka is fantastic- very friendly and helpful as is her sweet young daughter! 

Wonderful Apartment and great host

Our second time at Villa Falkoni.  We won't stay anywhere else in Dubrovnik. Spacious rooms, impeccable cleanliness great location.  The owner Dubravka pays attention to every detail.  Don't look anywhere else.  We won't.

Perfect Apartment

We had the privilege to stay at Villa Falkoni over the summer; place is absolutely lovely, Dubravka is the perfect host; very welcoming. 
Location is good, perfect distance to town to give you the opportunity to experience Dubrovnik.

Excellent Value

I think one cant get a better apartment in Dubrovnik than this !! Spotless, and perfectly clean. Very well furnished kitchen too. The furniture is very classy, and is high quality. A/C in all bedrooms and living room. Beautiful outdoor gazebo and garden sitting areas . The owner Dubravka could not have been more accommodating and friendly . We arrived earlier then the standard check in time . She asked us to sit in the gazebo area while they redied the apartment. And then we had a pleasant surprise when she brought out a huge tray of fruit and juices for us while we waited. She lives in the apartment below and is always around to answer questions and give advice. Her daughter Klara became friends with my daughter, and showed her around the huge garden of the villa.  
Dubravka also arranged airport transfers, and a visit to Cilpi, where we saw a traditional folk dance. She also arranged a visit to Mt. Srd as well.
Next time I plan to go to Dubrovnik, will not even think of another place to stay. 

I cant thank enough to Dubravka for providing us just a great experience.

Excellect accommodation and a perfect hostess

The accommodation in Dubravka is perfect for visiting the quirky Dubrovnik and its surroundings. On arrival we were already waiting to receive and show us the whole apartment. We stayed in the first floor apartment, with two bedrooms, a bathroom, kitchen, large dining room and terrace. It has a beautiful garden. There is Wi-Fi throughout the apartment, although the signal is not very good. It is located outside the walls, but in 5-10 minutes you can reach them. The most important thing is that there are no stairs to walk to the accommodation, walking features of the city. It has parking, something very important because if you get to the city by car, parking is expensive and limited.

Great location within good walk from old centre. Premium quality accommodation with attention to all the homely details that made for a comfortable and enjoyable stay. The host was one of the warmest and most hospitable people I have ever met. She made our stay one of the most enjoyable experiences I can recall. i would recommend anyone, particularly those with children, enjoy the warmth and hospitality of Villa Falkoni. If you're wanting a close-by base to the old city, a walk to various city beaches and all the value and comfort of staying with a local... stay here.

Outstanding

We had taken the entire apartment and was very impressed with the entire house. Very well maintained. The owner was very friendly and took a lot of care in making us comfortable. Walking distance to the old town. Will go and stay again!
