Good clean basic property - nice quiet location, but handy for travelling into the old town, Lapad peninsula and islands. 

The property owner Alen was great - very helpful and responsive and had lots of useful maps, tips for Dubrovnik City Passes, shops and places to explore. 

Studio flat was basic, but equipped with all the essentials and the owner left some welcome groceries. A cafetiere would have been nice, but we improvised OK with a pot and a sieve.  Plenty of room for storing clothes, toiletries etc. Also plenty of outside space for eating, sunbathing (or under the parasol) and 2 lines for drying clothes. Towels were included for each guest.

Lovely high up view across the estuary. It's a shame we couldn't access the pool below as a dip after sightseeing each day would have been very welcome, but the shower was powerful anyway.

Air con was excellent and very welcome at night. Useful to know ahead that it's approx 20-25 Euros extra - pay in cash when there. WiFi was a bit patchy though. 

A couple of useful suggestions to know before arrival - you can drink the local tap water (great not to have to lug that up the hill to the studio flat!). Also, take swim shoes as it's rocky/pebbly on all beaches in the area. If you go into the old city there are lots of free water fountains too, which are very welcome in the summer heat.

I have just returned from a 7 day stay here. My partner and I stayed Sunday to Sunday. 
The family who run it are lovely. They were around from 7am - about 10am every morning to be of assistance to us. They provided clean towels throughout our stay and toilet paper. We stayed in apartment 2. The fridge and cupboards were stocked with a few essentials such as butter, bread spaghetti, sauce and a cold bottle of wine was chilling in the fridge on our arrival. The beds were very comfortable. A 2 ring hob is inverted and there was a microwave, kettle and toaster provided. The room had a double wardrobe with lots of storage. I juggled the table and chairs around to suit us better. There is an apartment at the side and one, down some steps, below. The one below has the pool attached. This is private and for use of the guests in that apartment only, but the view is limited. Where as the views from apartments one and two are fantastic. We had a fabulous view of the harbour and beyond. We took full advantage of this and sat on our lovely terrace every morning eating our breakfast, soaking up the atmosphere. It was lovely and peaceful and very tranquil. Sun loungers with padding are provided as well as a table and 2 chairs on the terrace. There is also a washing line and pegs at the side of apartment 2 for guests of that apartment to use. Am airer and pegs are provided for apartment 1 guests. There is free Wi-Fi provided. When you come out of the garden at the front you turn right, down the hill and about 10 mins walk to the shops, bars and sunset beach. I would advise exploring as there are some amazing little beaches dotted about all within walking distance if you like walking. If you turn left there is some steps down to the harbour. This is a short cut we discovered. The buses run every 20 mins to the old town but we walked it in 40 minutes. The fare is just 2 euros. It was a refreshing change to not be surrounded by takeaways and fast food places. Everywhere was lovely and clean and I would definitely return.

Fabulous little tranquil peace of heaven

The studios are basic but have everything you need for a holiday. The fridge was stocked with some basics on arrival, and one day the owner kindly brought us some cake she'd made. Beds were comfortable. Possible improvements could be a large bed cover than just a small duvet cover, and access to the pool downstairs. 

Not really suitable for anything with limited mobility due to being up a hill/steps (depending on direction you come from)

Lovely apartment with basic facilities

Nice family run business, all of whom found time to come and chat to us over the course of our stay, there is also a very friendly pet tortoise.
The studio apartment was basic, but that suits us and also clean (we stayed in number 1). As mentioned in other reviews the owners provide a very useful little welcome pack of food essentials.
 We did not use the hob in the kitchen, but it would quite adequate for rustling up a pasta dish or two. We agree with other comments about the limited surface space for kettle/toaster but it is very easy to work around these. 
There is a raised seating area outside the studio that gives a good but slightly restricted view of Gruz harbour and the mountains beyond.
From the Peric studios it is a reasonably short walk to the shops, beach and the number 6 bus stop for Dubrovnik. Shop wise there is a small Pemo market at the bottom of Dalmatinska that sells basic foodstuffs and household goods, a little further on is a Tommy supermarlet which is a bit like a Lidl and sells just about everything! The Tommy market stays open till late (10pm on Sunday) but can get quite busy at times.
There is a pedestrianised walk down to Sunset Beach which is lined the usual touristy shops, boat tour agencies and some good places to eat. Personally we were not too impressed by this beach which gets horrendously overcrowded.
 Best bet is to follow the footpath away from the beach and you will find various idyllic little sunbathing and swimming points. These however rely on using very steep stairs set into the rock (very few have handrails) and access could be seen as too challenging by some.
The walk up Dalmatinska to the Peric studios has some steep parts in two places but is no more than a gentle incline for the remainder. 
We did try some of the short cuts mentioned by other review writers, while these are quite useful going down, coming up them in the heat is another matter 164 on Uz Giman (we counted them).

Peric Studios, a good basic place to stay.

Hospitality second to none.  Clean everything you need to hand if not just ask Yolanda very generous. Fridge stocked with butter, bread, wine ,milk fresh veg etc. Couldn’t ask for more. Tea/coffee spaghetti all there. Beautiful views, only draw back Dalminska street is a bit of a climb but we’re both pensioners and managed it. With bags of shopping in the mid day sun. Good value. Lovely family and staff

Villa Peric study

The host welcomed us on arrival and there was a welcome food pack for us too which was lovely.  The transfer from/to airport to this studio has wonderful scenery but the drivers found it difficult to locate the studio so my advice is right opposite the Peric entrance is a red & white barrier to another complex, the driver needs to stop right here and look to your left and the name Peric and house no 16 is in white on the wall beside gate.  The host Ulana will be there expecting you as she will be notified in advance.  The comments made by previous reviewers are correct, wonderful views across harbour but the poolside roof and solar panels do spoil the view and we were also told we were unable to use the pool as it was private but on the weekend there was a hen ‘do’ and the noise they made really spoilt the peaceful week we had and could only wish we were invited to join in!  Especially as they had to use the garden adjoining the studios to get to the pool and where they were staying God only knows.  

AC is not included in the price so if you do find the temperature will be hot there is a small charge for this.  There are two wooden loungers and Ulana will bring out the cushion which are kept in the BBQ area.  

Our room had change of towels and rubbish bag emptied once during our week stay and there was a quick clean.  There is a polite notice in our room to take rubbish to a nearby rubbish bin down the road and we did do this for our plastics for recycling.  

There are short cuts to get to the harbour (two lots of steps, first is uz Gimum to the right when you come out of the front gate of Peric or you can cross over the road to your left and there are another lots of steps which leads you down to corner of harbour opp no 6 bus stop to Bazin Kuk which cuts the corner off) Sunset Beach about 15 mins walk away you walk straight down the road, you come to a very small unnamed supermarket l would recommend to turn left into another road and go straight ahead thru residents car park and a small garden and you then come out onto the main road, this is a good short cut as it takes away the corner.  Cross over the road to shops a good bar called Car Bella  and a pastry shop.  A Taxi rank and walk down towards traffic lights and you will find the bus stop no 6 to Old Town, ticket booth to buy bus ticket.  If u do more than two bus trips then buy the day ticket for 30 kn and this will last 24 hrs.  

Overall we did enjoy our stay for first time visit to Dubrovnik as the Lapad area is lovely, plenty of beaches if you know where to find them besides the main Sunset Beach and only 5-8 mins by bus to Old Town.  There is a main small bus station just up from harbour, a one way street, and there are choices of different buses (besides no 6) and the no 10 is a good bus to catch to Cavtat runs hourly on the hour but can be late.  The start point of the bus no 10 is just beyond where the cruiseliners dock.

We had a friendly greeting and a useful welcome pack was provided including milk, bread, tea, and coffee etc.  However, the apartment is very basic and was not efficiently cleaned.  Evidence of this was the accumulation of dust we found and on the bedframe and a three-week old receipt from a local restaurant found on the floor between the bedside cupboard and the bed proving this hadn't been checked for a while.  The bathroom had a horrible damp and musty smell. There were two small 2'6" beds which were not very comfortable and the sheets didn't fit properly which caused them to keep bunching up during the night.  The kitchenette area is very small and cramped and the electric hob is positioned adjacent to the sink which isn't a good idea for health and safety.  There is no light in the kitchen area making it difficult to see what you're doing.  Worse from the health and safety view, however, is that the plug socket for one of the bedside lamps is hanging out of the wall exposing the wires behind.  The only things that prevent us from giving this a terrible rating is that the people very friendly, a good welcome pack was provided, and there is a nice view from the terrace out over Port Gruz, although even this is partially obscured by the roof of the villa in front.  If you're in apartment 2 the view would be even further obstructed by the solar panels.

Nice view, but poor quality apartment

Just back from a lovely holiday in sunny Dubrovnik. Stayed at the Villa Peric Studio apartments. Lovely setting overlooking the harbour and where the big cruise liners dock. The apartments are at the top of a steep hill which could be difficult for people who don't do much walking. Roughly fifteens minutes to the bars and eating places. Apartments aren't big with limited space for two people.

Lovely Holiday in Dubrovnik

Great views of the port. Good sized rooms and well equipped kitchen . Friendly owners and although it's up a hill its worth it for the view . The beach can be reached in under 15 minutes and restaurants in under 10 once you find all the short cuts .

Good place to watch the cruise ships

we stayed in this villa peric studios the first week of June .the villa appear to be clean 
however it was not there was dust and cobweb under the bed and behind the wall robe because it never been cleaned, there was a crane next door starting working at 7am every morning. the view online was not the view we had because of the concert structure with its solar panels 4 of them and the sky dish ,they never clean our room or change our towels or our bedding there was no room to use toaster or the kettle we have to balance them in the sink the kettle keep cutting out very dangerous .and there was a pool but we where told we could not use it . the food starter pack and a welcome bottle of wine was good .The owners along with all the people we met in the places we have been are just great very kind and helpful .Dubrovnik and the surrounding  areas are very beautiful and pictures . plenty of nice places to eat and drink  I recommend to everyone should you want to go to Croatia Dubrovnik I will be going back just not at villa peric
