This is a perfect place to stay. Owned and run by a lovely family. The apartment was excellent literally steps from the beach with a fantastic view from the balcony. Everything is provided from beach chairs, beach towels and use of bikes. Perfect!

Highly recommend

We stayed two nights.  Primarily to visit the National Park.  But it was horrible weather in the mountains so we stayed in town.  LOVED Zadar.  For sure a 2 day adventure.  The apartment was excellent.  Marko was such a good host. He had suggestions for us because of the weather which turned out perfect.  We had the room on the second floor with the balcony and it was fabulous.  Everything we needed.  Only negative was a very small shower.  We purchased their breakfast one day and it was very family oriented.  Decent for the price.  Would we go back?  Absolutely.  Very good accommodation for the price.  We booked directly via their website.

Great experience

We stayed only for 1 night but experienced a warm welcome and great service. Location is amazing, literally steps away from beach (and hotel offers free beach furniture). Super tasty breakfast with a view of immaculate garden. For a nominal fee you can get bikes and ride to town. And on the top of that we enjoyed simple “life” conversations with owners - felt like we visited people we already knew.

Family feel

As soon as we arrived, I wished we were staying more than one night. Marco and his family were very friendly and accommodating. 
Our room was in the first floor with a terrace overlooking the beach across the streets. beach loungers and umbrellas were provided for free - an unexpected bonus!
We rode into town on the provided bikes (free again!) so we wouldn’t have to worry about parking in old town. it was a great ride. 
The room was also fully stocked with a mini bar. 
We really appreciated the extra touches. It made our stay truly enjoyable.

Villa Ivana is a wonderfully located B&B. Spotlessly clean, excellent breakfast and the owner is the most friendliest, helpful host I have ever known.
The house is opposite a small rocky beach, it can be quite difficult to get in and out of the water and shoes are definitely needed. The water is wonderfully clear and a small variety of fish can be found for The snorkler.   
The rooms are spotlessly clean complete with mini bar and coffee/tea making facilities.
Upon arrival the owner gave us some great restaurant tips which were top.  Also a lot of information about the area.  Nothing was too much trouble.  There is a lively garden where you can sit for a drink also.
I can thoroughly recommend Villa Ivana here you will  receive a friendly  efficient 5* service.  We will definitely be returning.

A wonderful place to stay across the road from the sea.

Just outside Dubrovnik this 5 bedroom villa was everything and more. The views are spectacular and the home was perfect. We each had our own bathrooms, which was a bonus. 
The manager that oversees the villa was so helpful with suggestions as what to see, where to eat and even provided us with a driver if you dont want to drive.

Beautiful home overlooking water

Villa Ivana is just so charming. The couple that run the place are 2 of the loveliest people I’ve ever met! They really do make sure that your stay is just prefect. The villa is right opposite the sea so the views are spectacular. The room was spacious, clean and very very comfortable. We had a balcony that overlooked the beautiful sea front. The old town is a short bus ride away or there is a little Dotto train that we used. Breakfast was lovely too. Overall one of the best little finds in Croatia. 

Little paradise 

When we booked one night at Villa Ivana we had some flexibility built into our week. As soon as Marco showed us around we asked if the room was free for a second night. We were happy when he said yes. We relaxed on our seaside balcony and swam at the swimmer’s beach just across the street. Old Town is a couple of miles away but very easy to get to via bus, taxi, or walking, which is what we preferred. There are great restaurants, a market and an atm close to the Villa. 

The best part of our stay were our lovely hosts. It’s a family run Villa teeming with warmth and genuine hospitality. I hope we can go back again some day. They were amazing!

Beautiful Villa, wonderful hospitality 

Our hosts , Mark and his mom and dad are charming people that treat you like royalty and keep the villa in perfect beautiful condition. The breakfast and suites are fantastic as is the view and water directly across the street . Very reasonable cost for all they give you and a great restaurant, Nikos , only a few doors away . Can't wait to come back !

Great people Great villa Great view

We have just returned from a week's stay at this lovely villa.
We had a studio with a large balcony and lovely views to the islands and Zadar old town.It was very comfortable and well maintained and included everything you would need , small kitchenette with fridge, kettle and equipped to make snacks and drinks.The bathroom was spacious with a reasonable shower and the bed was comfortable.
Breakfast is served in a charming room off the garden or can be eaten outdoors. It is continental style but includes cooked eggs of your choice.It is very plentiful and of good quality.
We found the location to be perfect for us, opposite a pebbly beach and near to a couple of restaurants with more about 15 minutes walk away.There are also three bars nearby. It is a peaceful location after the hustle of Zadar city we enjoyed relaxing on the balcony watching all the boats on the water
The walk into Zadar took us about 35 mins at a leisurely pace and we also walked to Diklo in the other direction.
The bus into Zadar takes 10 mins and runs about every half hour including late evenings.
The villa is owned by a lovely family who are friendly,hospitable and very helpful.
We would certainly return
