The owner & staff of this place are very nice & friendly.  The rooms are right above their restaurant so it was quite convenient for lunch or dinner, and the place is only about a 10min walk to Old Town Zadar.  There is a small supermarket about a 5min walk away, on the way to the old town, for stocking up on water, drinks, snacks, etc.  If you are coming in by bus as I did, note that it's about a 30min walk from the bus station to get here, but there are plenty of metered taxis waiting at the bus station, so getting here shouldn't be a problem.  The room I stayed in was huge, as was the bathroom, and overall, it was comfortable.  There is no mini-fridge in the room, but there is a big refrigerator in the common area that guests can use.  I stayed here for 3 nights and it was good overall.

Although they have a restaurant & it was open by 8am, breakfast wasn't available until after 8:30am, since the cook wasn't there yet.  Since I had to leave early, I just ended up quickly having coffee & some bread/jam.  So if you have an early tour or check out planned, it's best to prepare in advance for your breakfast needs.

- NO PRIVAT Parking (very complicated to find a parking spot bcs Rooms are in one-way street), On the reception works girl who doesent speak Croatian, Rooms interior is,a bit old-needs to be updated,music form Restaurant is a bit loud and you can hear it in Rooms.

We were here for one night. We booked a room with a shared bathroom, so we were really supriced and happy to find that we got a private bathroom. The room was really comfortable. It's just outside old town. You can easily walk there. We decided to stay another day, but it was already fully booked. 
And I understand why!
The staff is really friendly and helpfull. The restaurant downstairs is also really nice. We didn't have dinner there, but it was really nice place to start the day with a nice cup of coffee.

Really nice rooms

I booked this without looking at any reviews, as it was on the same street (two doors down) as car hire company.  Lovely little hotel. We got a large air-conditioned twin room, with a massive bathroom. This is not a plush, luxury hotel, but absolutely perfect for what we needed and extremely reasonably priced. We were so impressed, we booked it for our last night when we returned to Zadar. And luckily I did, as I left my Kindle there, got an email from the hotel, and it was waiting for me in my room on my return. The hotel doesn't provide breakfast, but there is a lovely restaurant downstairs, and a number of cafes overlooking the water three minutes around the corner. Less than 10 minute walk to the old town.

Absolute gem run by lovely people!

The apartments are very good, very clean and big.They are located very close to the old town. The Restaurant is good and cheap, if you want you can have breakfast at The restaurant and it's all good and cheap.the owners are very kind and helpful.

This was booked before we left the UK and was the least satisfactory of our bookings as we were travelling through Croatia. The room was adequate but at the top of the building it was quite hot. The air conditioning was not adequate for the room size and even leaving it on all night we still found it hot and stuffy. The parking outside was on the roadside though we had been led to believe there was private parking . Although there was a restaurant on the evening we arrived we were told they did not open until midday so there was no facility for getting breakfast. It was a place i would not be prepared to use again.
