The owner & staff of this place are very nice & friendly.  The rooms are right above their restaurant so it was quite convenient for lunch or dinner, and the place is only about a 10min walk to Old Town Zadar.  There is a small supermarket about a 5min walk away, on the way to the old town, for stocking up on water, drinks, snacks, etc.  If you are coming in by bus as I did, note that it's about a 30min walk from the bus station to get here, but there are plenty of metered taxis waiting at the bus station, so getting here shouldn't be a problem.  The room I stayed in was huge, as was the bathroom, and overall, it was comfortable.  There is no mini-fridge in the room, but there is a big refrigerator in the common area that guests can use.  I stayed here for 3 nights and it was good overall.

Although they have a restaurant & it was open by 8am, breakfast wasn't available until after 8:30am, since the cook wasn't there yet.  Since I had to leave early, I just ended up quickly having coffee & some bread/jam.  So if you have an early tour or check out planned, it's best to prepare in advance for your breakfast needs.

We ordered the fish grill that was flawless... only sin, but caused by the fact that the waitress was alone tending all the tables, quite slow!!!

Restaurant frequented by locals

Very friendly staff and available for any kind of information. The facility is really a stone's throw from downtown. Comfortable, air-conditioned room and, although the rooms are behind a restaurant, the noise has not disturbed us at all, nothing like a room in the city center.

Good location.

Nice reception from the owner (who speaks an excellent Italian). Quiet atmosphere, a few minutes from the center, small but clean and comfortable rooms.

Convenient and practical

It's a simple family-style boarding house. It's a very nice place a few steps from the harbor. On the side of the restaurant you eat Italian. There's a variety of menu options. The entrances like pasta salad are quite large. And the dishes are very good.

Hotel Restaurant

Nice building, on 3 levels, a few steps from the centre. We struggled to get there because the road was closed due to work. When we arrived to welcome us both the owners, very kind who, besides, speak Italian. It was a great struggle to get to the rooms with the suitcases as in the upper floor, at the mansion, fortunately they helped us. The lady immediately explained to us that because of the work she could be running out of water and she announced to us that the bar and restaurant were closed. Of course for the water it was not her fault. We chose this accommodation for the facility offered, among the services indicated on Booking, also restaurant/bar, so we do not think they were offered properly, also because bars and the room are not cleaned or cleaned. If they are not enough, they are only spartan and pastry, if they are enough to buy, they are cleaner.

Just a few steps from downtown.

We stayed in this hotel for 2 nights, we were touched by the room that there is nothing else to enter with which we took the stairs that to go with a little girl, is a taste...El trato del los dueños was very pleasant, the owner speaks Spanish which makes things easier.The room was fine, although it is noted that it is old.For us the best was the location that is just over 5' from the center, plus we found parking on the same street so it was great.

Good location and treatment.

This place is owned by a family. We slept at the hotel for 6 days. On the first night we ate at the restaurant downstairs owned by the son. I recommend the beef room on the grill! The meat is delicious! The hotel is owned by a Croatian family who speak fluent French. They are lovely and make the room every day. A common refrigerator is at your disposal. The couple will not hesitate to share the cute little corners to see with you.

- NO PRIVAT Parking (very complicated to find a parking spot bcs Rooms are in one-way street), On the reception works girl who doesent speak Croatian, Rooms interior is,a bit old-needs to be updated,music form Restaurant is a bit loud and you can hear it in Rooms.

We were here for one night. We booked a room with a shared bathroom, so we were really supriced and happy to find that we got a private bathroom. The room was really comfortable. It's just outside old town. You can easily walk there. We decided to stay another day, but it was already fully booked. 
And I understand why!
The staff is really friendly and helpfull. The restaurant downstairs is also really nice. We didn't have dinner there, but it was really nice place to start the day with a nice cup of coffee.
