We had a one night booking after a last minute change of plans. After back packing from town to town in Egypt, Marsa Alam looked quite empty, however we found the guest house quite comfortable and welcoming with other people to talk to.
Overall the place is clean, tidy, and has one  terrace and one living room in which the guests can hang around.
I would advise people used to high standing hotels to avoid this place, which might be outside of their expetections, however for all other travelers : this is simple and welcoming.
The owner who goes by the name of Sam has been available, and will manage to spare some time to help you with your stay. Very good English speaker. The rest of the staff is discreet and helpful.
Prices are fair, on our side we didn't have to negotiate to have what we consider a fair price, which is quite resting after central Egypt.

Excellent 

We spent 5 days at the diving villa and we had an amazing time, the whole staff is absolutely friendly and always available with any needs we had!
The diving tours were very well organized and we received a great support from the dive master, his optimism and good sense of humour are an inspiration!
After every diving session, we were spoiled by the Staff at the villa with delicious Egyptian food.

The place is very clean and the terrace is perfect to enjoy the quiet around feeling the sea breeze on the skin.
And it's a relaxed 15 minutes walk to Marsa Alam downtown, perfect to get a glimpse of real life in Egypt.

here you will Feel the spirit of red sea and connect with the beauty of nature , the family warmth atmosphere ... The food is tasty , the decorations is very nice and delicate , excellent diving activity, the area is safe ... avoid the concrete jungles (big resorts) to enjoy by the red sea .

Reef villa

A place for all those who are looking for a unique, intimate atmosphere and do not like big resorts with the all inclusive option. Delicious food, prepared just before serving and at the time adjusted to the guests' wishes, fantastic fresh juices. Rooms modest but functionally equipped, with air conditioning. Fast internet in across the building. Very clean. Wonderful veranda with a view of the sea and comfortable couches, which also eats meals. A friendly service and a very nice and honest owner. Just feel at home. Close to the city center, shops, restaurants .
This is not a place for those who look forward to luxury-
but it has a unique atmosphere!!

The reef villa was our best stay in egypt! As already mentioned in other comments you won’t find a nice sandy beach - but you won’t anywhere in Marsa Alam which won’t get any reputation of a beautiful town in the next 20years. However, the reef villa is located next to the sea, is quiet and is doted with a beautiful terrace. You can snorkel just in front if the guesthouse, even if the variety of fish and corals is not comparable with the nice diving spots further north or south.

What we loved most was the staff: amir kept the rooms meticulously clean, hani is a fantastic cook (the breakfast is great!) and mahmoud an ultra-responsive and helpful chap. Furthermore, we had very delightful conversations with islam, the boss. He is a dedicated diver and will organise your dive- and snorkeling-trips.

I promised to come back and learn diving with then :-)

Homey stay with friends

Reef House villa is situated at see with a nice beach vieuw. The place is clean, and the staff is very nice and helpfull. 
Diving with Islam is also very nice, one of the best local divers i met so far. 
Together you discuss what you would like to see, and Islam makes it possible!
The food in the villa is simple, but good. I recomend this place for anyone who tries to escape the wristband all-inclusives!

Very nice and clean place

I booked this after seeing good reviews and to say we were shocked on arrival is an understatement.

The area is completely derelict, possibly the worst part of Marsa Alam - not by any means a picturesque town. There is no pool and no beach area. Just a bit of sand with two sun beds.  The communal table outside under the porch was the only place to sit really and  to be fair wasn’t unpleasant with nice breezes and a view of the sunrise.  

As for the room ... we didn’t have our own bathroom which wasn’t really a problem as there was no one there to share with. However there was no hot water in the shower, the sliding wooden door was very hard to open and there was no lock on the door. The decor was functional rather than pleasant.  Our bedroom was acceptable. A nice big wardrobe, two twin beds, air con and mosquito nets (you needed these. There were mosquitoes everywhere). It had no lock on the door which we found a bit worrying. It was cleaned to an acceptable standard every day. 

Breakfast was included and we did enjoy this. Eggs, Egyptian beans, pita, fruit juice. It was also flexible in its timing and twice we had this after two dives around 11.30 ... There is no menu but if you ask the chef he can cook for euro 10 per head.  We thought this was very expensive so ate at a nice Italian restaurant nearby. 

We were principally there to dive and my friend completed his open water course. There isn’t much equipment and he had to use old boots with no soles, BUT, due to the small nature of the place he did get personal tuition. I was also able to dive solo with a dive master. Much better than a large group.  On the downside there was no information on dive sites on offer and when I suggested ones I visited before I was told additional supplements were required. 

We ended up leaving after 4 nights although we had booked for 7.  It’s not a nice place. It needs work to bring it up to a  basic acceptable level of decor in my opinion. As for the  location, lack of beach or pool I can’t think of a solution other than to link up with another guesthouse  that does so you can go there for an afternoon after diving ?  Maybe plants around to disguise the area? 

Having said that the large resorts are very impersonal, loud and you don’t get to see the real Egypt. This is an alternative,  The staff at Reef Villa were friendly and I’m sure we learned more about local culture and Egyptian life than we would in a resort.
