Located fairly centrally, Hotel Rex is perfect for first time visitors to Nice - if you are using the 98 bus or other airport buses this is also very close to those bus stops (recommend getting that bus near McDonalds on Promenade Anglais to the airport).
Service was perfectly fine - no problems checking in or out, and keeping luggage at the hotel on departure day was no issue at all. 
The room was a good size for couples and adequate space for luggage.
The shower was perfectly fine for a 3 night stay, but I can imagine that some people wouldn't be overly impressed for a longer stay.
Rex is located within a residential area - no problems at all with this, but do not expect to be awaken to the sounds of birdsong! 
There are a couple of flights of stairs too - this will put people off no doubt for various reasons, but we found it to be no bother.
All in all I would definitely use this hotel again as it's closeness to the beach and old town are great. 
It's certainly shabby chic, so if you want a more modern looking hotel then this might not be for you.
But keep in mind the prices of hotels in Nice and where they are located for the price - for the money this is certainly worth going for.

If you Want Simplicity and Location - This is it!

If you accept the hotel for what it is, quirky and a little shabby but fantastically located, then it is a good budget option for a short break in Nice. We wouldn't have wanted to stay at the hotel for a week or more.

The hotel is strangely enclosed by other buildings - you have to go through the front door of one, up some stairs, walk across a small bridge and then up some more stairs to the hotel. Didier and Lana are pleasant and helpful. We liked the really helpful information Didier sent before we arrived about how how to get to the Hotel from the airport. 

Our room wasn't very well decorated, furniture was shabby, drawers didn't open well. There may well be better ones than ours. The bed was fine but pillows were more like small cushions. The bathroom was very small but was modern, shower good. Everything was spotlessly clean which is a significant plus. We liked the shuttered window with its window box, that looks across to the building in front. 

Its is located right by Massena Square, trams are very close by, so is the park that runs through Nice and the Hotel is a very short stroll to the Old Town and Promenade des Anglais. 

Quirky Hotel, Wonderful Location 

Just back from Nice, spent 4 wonderful nights in Hotel Rex. I have written reviews before but I love the place too much  not to recommend it again.  This is a quaint, shabby chic place right in the center of Nice. Didier, the owner, is so very helpful, he takes and makes time for his guests.  The room have cute decor, the bathroom is extremely well equipped & spotless. Some people complain in their reviews, yes there are a couple of stairs but well worth it to be yet in the center of Nice yet in a quiet "cour" complete with a little bridge. It is excellent value for money.

Another wonderful stay

Great location, quaint, modest, very clean and quiet, just what one needs for a weekend away. Super friendly staff. Stay here if you want a reasonable room in the centre of Nice. We will be back and cannot recommend it highly enough!!

Perfect

Located in a very central road by within a few minutes from the sea and in the tourist district; the building's in need of serious renovation and is also in really untidy & unclean status. The so called Hotel is made out of a big apartment with 10 rooms with en suite.
Also here we can find untidiness and lack of maintenance. The aim of having en suite toilette in every room implies the lavatories're small [ref. pictures from other guests]. Cleanliness can be improved and price isn't as cheap as I would have expected given the premises condition. Any person with disability should not think to this facility as there are steep and narrow stairways to climb. Having said that this is a serious NO.
