All in all the place is decent but not great.

Main negative issues is all the unnecessary hidden costs.. Kind of lowers the hospitality.

For instance you will have a coffee machine with cups on your room but you’ll have to pay 2€ a cup to use this.

Breakfast is 14€ pp but we found out with checkout that you’ll get charged an extra 5€ per egg if you wanted eggs. Could have included eggs in the price of the breakfast or at least told us they would cost extra.

Unnecessary ripoff in my opinion.

Furtheremore, the place is right next to a railway so you will have a little nuisance from this. (Though it does not seem to be a very busy line)

The hotel is decorated nicely enough, the staff is fine and the location is close to the beach and the centre of town.

Pay for the coffee in your room?

Eggs are not included in the breakfast. That to begin with is weird. And then she charged us €5 per egg. I went to her and was able to pay less but only after negotiating! 

For the rest it was okee..not great. But okee.

Not so great

Perfectly presented and perfectly home baked pain au chocolat et croissants accompanied by two breads , home made juices and coffee constitute breakfast at Hotel Patricia . And very reasonably priced .This is all served by Lucie on the garden terrace under the fertile lemon tree , blooming bougainvillea and burgeoning collection of plants.Lucie and her partner purchased Patricia seven years ago and have been working assiduously since to replace floors , tiling , and bring the ten rooms into the modern day .Room 3 is la piece de resistance with a splendid balcon overlooking both the rail-line and chateaux Nellcote that housed the Rolling Stones 50 years ago and out over Le Bay. Don’t be put off by the railway as one is very soon oblivious to the various types of train rumbling through. 
The decor is verging on art decor but not overtly and Room 3 boasted two very comfy repo chairs The wall was blessed with a painting by local Artiste anglaise , a woman who paints glorious scenes of the Villefranche bay front ( initials LV ). Plenty of internal seating areas with collection of books for the autumnal months the Patricia is a hidden gem.
If one can pull oneself away from the balcony view the Patricia is s short walk to Villefranche or equally short to St Jean and Beaulieu . I was even asked to make a foursome at the adjoining V/F tennis club.
In an age when former greats such as neighbouring Voile D’or in St Jean are being sold up for development into apartments we should be ever more grateful to Lucie and partner for risking everything to create such a boutique alternative .Merci ,nous reviendrons . Steve et Caroline

Bohemian Boutique

We stayed at Villa Patricia for 3 nights at the end of a longer trip to France. Lucie the manager made sure that she greeted us personally despite normally being off duty at the time we arrived. She was a really pleasant host. Our room had air conditioning and a newly redecorated small shower room. We really appreciated the air conditioning because of the searing heat. The hotel’s location on the cusp of 3 lovely resorts- Beaulieu-sur-Mer, Villefranche-sur-Mer and St Jean Cap de Ferrat gave us a wide range of restaurants and beaches to choose from. We liked the Beaulieu beach best because of the 5 minute walk from the hotel. An early morning swim and back to have Lucie’s breakfast was lovely. Breakfast was the classic bread, croissants and coffee that you might expect but the homemade jam and joghurt elevated it above the norm. It was easily worth €10. Without a doubt we would be delighted to return to this characterful, quirky hotel.

Wonderful Room, very confortable. The place is very near the best places in Saint Jean Cap Ferrat. They were very kind and helpful for everything we needed. Highly recommended accomodation. We will be back. Thank You! Luca

Wonderful Place, near la "plage de passable"»

This is one of those boutique hotels around France where it is always so nice to come after spending hundred of nights is large chain hotels. 
Super personal service, excellent breakfast, small details in room. Yes it is not fancy 5 star, but it feels like home.


Boutique hotel with Owner having warm heart

We planned robstay two nights, but unfortunately got a very tiny room with no aircondition, which was unbearable with temperatures in the high 30s ! So we left next morning. The location is nearby two beaches in walking distance, below a gas station. The other negative is that the railroad tracks are right in front of the property. 
The host was not trying to fix the situation or apologize in the morning when we left. If the temperatures are lower this place would be very nice with a small yard for breakfast outside and if you ignore the trains oassing by. 

Good location 

When we arrived and found out that the hotel had been accidentally double booked (not by the fault of the owners, but by a third-party site), the owner and her lovely family were so helpful and offered us incredible hospitality. We ultimately decided to find another hotel to stay at, but I could never forget the warmth and friendliness that we were greeted with here— it’s truly a shame that we weren’t able to stay! 

The hotel is modern and stylish, the garden is beautiful, parking was easy, and the beach is a short walk from the premises. What more could you ask for? 

I am sure that on our next trip to the south of France we’ll be keeping in mind this incredible spot. Just be sure to book directly with the hotel! 

Wonderful owner, gorgeous & modern hotel 

Lucie was a lovely hostess. The hotel is classy, clean, tidy with tasteful decor. The view from or family room was magical - couldn't see the railway line between us and the floodlit palms of the poshest villas by the sea. The boys' room and bathroom, on the landslide of the hotel was a little warm at night. The beach, as good as any in this crowded part of the Riviera, is minutes away - good for an early pre- breakfast swim in the famous bay. Bealieu is 10mins walk and a find. Try the SuperU for tart authentic French supermarket experience! Villefranche old town deserves its fame. Great few days. Merci.
