First, tbh I have no idea what the other reviewer is talking about and where this person stayed, not at this hotel though. 
We stayed here for a Meeting, because we needed a cheap hotel that still offered a meeting room. We payed 100 Lari per night for 4 people, so very cheap. The mattresses are old, but we were told they are currently replacing them. The bath was acceptable. They have air conditioning in every room which is a big plus for me because the heat outside was unbearable at some times. We had one of the front rooms with a big balcony that overlooked the sea. For the price I paid i would definitely stay here again. 
The beach is right across a small road and up some stairs. It’s a rock beach and not sand.
