I loved everything about this place. The location was great, the staff was friendly and super helpful, the rooms were spacious, and the view (at least from Room #1) was a dream. Let me go into more detail.

LOCATION: The location is in the Fischerviertel, which in my humble opinion is a very scenic, historical part of Ulm that connects to other very scenic, historical parts of Ulm. You can get to the Metzgerturm, cathedral, Marktplatz, and main streets full of shops, all within 10-15 minutes. You're also a bridge away from Neu-Ulm, if you want to try more modern fusion restaurants. It's about 15 minutes from the train station by foot, but there's a bus that drops you off closer.

STAFF: Very friendly staff that makes you feel at home. They assist you with everything the best way they can. We had a minor injury during our stay, and the receptionist was very kind and responsive. Definitely helped! They also cooked fresh eggs (sunny side up or scrambled) for us. It's supposed to be upon request, but they ask you proactively, which takes away the awkwardness of having to ask yourself. Just really wonderful folks.

ROOMS: For such a "small house," the rooms were pretty big. We had a view of the water and bridge. The room was complete with safe and wi-fi, with furnishings that made it look charming.

Please note there is no elevator (I wouldn't even know where they would put it, to be honest). Also note that it's an old house, so the windows aren't double paned. Which, since our room was next to the river, got very cold! By the time we came back to the hotel, the staff was gone for the night, so we couldn't get extra blankets.

TIP: Make sure you ask for extra blankets unless you're visiting during the peak of summer, or in the middle of a heatwave.

Small house with a big heart 

What a gem!! In the very hart of the old Centre of Ulm. It might be ‘small’ in name, however our room - direct under the rooftop - is spacious!! And clean and modern, though the room is as we hoped it would be. Historical with its wooden beams. 
I read something about ‘small stairs’. I believe they are wide enough. And easy to climb. Even for a 75 year old. 
Can highly recommend this place!

Lovely gem one cannot resist.

... if you come by car parked in the best quarter of the Fischer garage ... from there you are in two minutes on foot already at the hotel ... you have more luggage you can also drive to the hotel. .. the hotel is already a force .. the owners very friendly .. since I came a little later, I got an apartment around the corner ... with the name "Above the rooftops of Ulm" ... a dream ... just great ... big ... modern ... clean .. and sure for a longer stay a force ... which unfortunately bothers me .. is the water noise what you hear everywhere ... I fell asleep with earplugs  ... free fast internet ... and a very large tv ... here on the third floor there is no elevator .. so nothing for people with disabilities ... the breakfast is then in the main building .. which blow me away has .. what a decor .. modern and old combined with a great view ... very large selection and you get a fresh egg too prepares ... all in all a great stay and many thanks for that!

Pssssst.... a must stay place if you are visiting Ulm...

We loved this place. It was quaint and allowed my wife to stay here for a week while I did research at the university in town. We loved the hot tub, which was in the penthouse room. We had complimentary water in the room and were offered free use of the Nespresso machine in the reception.

Inside the old town of Ulm, at Fisherman neighbourhood, several water channels built to feed mills in Middle Age are creating a micro-Venice. In the middle, there is this very nice hotel having some rooms in the main building, some other spread around 100 m distance. Overall environment sounds magic! Inside both the manin building and the rooms are an extraordinary mix of modern technology perfectly married with old original pieces. On top, very kind people welcoming you and very good breakfast

Modern solutions inside a magic environment

We arrived on a Sunday and a day on which there was a rather large festival in the town. The hotel had informed us of this in advance via SMS and told us that the city center would be closed to cars and advised us to park at the Parkhaus Fischerviertel. It was a fairly short walk from there to the hotel. The streets are cobbled and rolling luggage can be a bit jarring to manage. 
We had been informed that the hotel would not be staffed and were given a PIN to get our keys from the lockbox out front. Although the street was very noisy, none of that could be detected from our room (#1). That room is a few steps down from the entry and has window that open out to a view of the river. The beds were comfortable, the shower delightful and everything was immaculately clean. 
In the morning we went upstairs for breakfast and found a nice selection of breads and cheeses. There were also eggs and, unlike other reviewers, we found 2 members of staff ready to assist us. There was someone on staff at checkout as well.
Our stay was lovely and a wonderful start to our holiday. While some might not like a hotel with very limited staff, everything was to our liking and we found it quite convenient. The hotel's own parking could be better explained (it was not an option on the day we arrived), but the public option is nearby and fairly inexpensive. The city is lovely for a short stay and I would recommend this hotel without reservation although not for people with mobility problems (stairs).

Comfortable and quiet

When visiting you think an excellent place to stay. Unfortunately the next morning you discover that the breakfast is not complete and things are missing. Would recommend this hotel chain to work hard and have everything ready in a time manner

Breakfast not ready

We booked this place based on reviews we’d read and because it looked quaint. It’s a picturesque building located in an old part of Ulm and is right next to a park and the river. There is parking in a nearby public car park, but not at the hotel. You can however unload cases right outside the door. There are several small restaurants nearby serving traditional and regional fare but you do need to book a table. We struggled because we had just arrived and didn’t have a reservation. If you can’t get a table at these, there are some steak houses near the town hall where you can. 

Upon arrival at the accommodation we were made very welcome, given an entrance key and our cases were taken to our spacious room (5) on the third floor. There isn’t a lift so you must enjoy climbing stairs if you book to stay here. Windows on three sides of this light airy room gave views of neighbouring streets, rooftops and the river. There are only 6 bedrooms in total. We had complimentary water in the room and were offered free use of the nespresso machine in the reception. WiFi worked well but not much choice of English TV channels. 

The beds were comfortable, heating worked well - even under floor in the bathroom which had everything we needed including fluffy towels, hairdryer and tissues. There was sufficient storage, mini bar and safe. The rooms are individually styled and our bathroom had a step down from the shower section to the washbasin and toilet. This wasn’t easy to see at night so I’d have preferred a level floor. An unusual design feature of the sliding glass door was a large cut out section instead of a handle which did restrict privacy! Personal preference for me would be to have it closed in. 

I would consider this to more of a posh B&B and the delicious breakfasts on the second floor didn’t disappoint. Good choice of fruit, cheeses, meats, baked goods etc. and because I am coeliac the staff went out to buy gluten free bread especially for me. We enjoyed eating our breakfasts with a lovely view from the balcony to the back of the property. 

Since this isn’t a hotel, it’s useful to know in advance that there isn’t round the clock reception. You may have your key left to collect. 

Disappointingly I can’t give a better score for this place because there was an issue with noise. Unfortunately for us we had the misfortune to be kept awake at night and woken up very early (around 5 am) by the guests in room 6 above us, who spent an excessive amount of time (around an hour or so) walking up and down repeatedly and banging drawers and doors and talking very loudly. It sounded like elephants walking round. The building has wooden floors, open wooden stairs and little soundproofing which our neighbouring guests seemed completely unaware of. It would be helpful if guests could be advised of this upon arrival and perhaps asked to be respectful of other guests needs between certain hours eg 11pm and 6 am so that people can actually sleep. A suggestion would be to print a notice for each room explaining and asking nicely?
