We used Villa italiana as a group of friends with teens. We stayed in a the very big, clean, apartment plus one more small. We had wonderful time there.
The villa is at 7 minutes walking from a very nice beach. There aren't shops in the area but at a few kilometers away. Plenty of space for parking. 
Rosa, the owner, is very kind.

Very nice experience

After reading the reviews on Tripadvisor we went ahead and booked to stay at Villa Italiana for 10 days this October 2019. 

We arrived very early in the morning, 1.00am. As arranged a key had been left in the lock. Our first impression of No. 7,  studio apartment was not good.  There was a very large cobweb by the window in the corner of the room and thick dust all the way round the top of the wood cladding, The bed hadn't been made and the headboard was up against a door that lead to the studio next door.  If people are staying in there you can hear everything. 

In the morning our impression was no better, it was very dark one reason was that you couldn't open the shutters by the kitchen window and the only other window at the other end of the studio was at the front therefore completely overlooked by other guests staying in the adjoining studio. 

During our whole stay the sheets, pillow cases and towels were only changed once in 10 the days and one of the towels had large holes in it. The room was cleaned every 2-3 days, this was a mopping of the floor but no dusting, the dust remained for the whole of our stay except for the cobweb which we removed when we arrived. Also if it has been overcast the hot water runs out very quickly especially if there are a number of guests staying as the back up water heater had not been turned on. This happened on our last two days. 

As for location it is very peaceful & pretty, set amongst lots of trees and vegetation, the downside lots of mosquitoes day and night.  

There are no traditional Greek tavernas within walking distance, but two restaurants that belong to hotels at Ammoudara beach are within approximately a 10 mins walk along a rough dark road, then you have to cross the main very busy road right on a bend to reach them. 

The owner Rosa is very friendly and we did have a lovely breakfast on our first morning which costs 8 euros pp.

If we hadn't paid to stay for 10 days we would have looked for somewhere else to stay. 

We did enjoyed our stay in Crete but found the accommodation very disappointing.

Very disappointed

Rooms are adequate ,large and spotless,with cleaning done evry day. Set in a loveley lemon tree orchard just five minutes walk from the beach/taverns.Nice and quiet and very good value.Five minute drive from Agios and a great base for exploring this part of Crete.

Nice and quiet place

Rosa is a fantastic host and makes you feel welcome from the first moment. Good size apartment with good facilities. Great location - just close enough and just far enough away! I would certainly recommend Villa Italiana

Relaxing break

Villa Italiana is a picturesque hideaway tucked into the hills and slightly East of Agios Nickolaos.  The white washed walls of the Villa in tandem with the lush and tiered  gardens evoke visions of Sicily (where Rosa, the gracious owner is from) as well as Crete.  Away from the main roads and traffic brought a country quiet that was most welcomed by both of us.

Our room consisted of a spacious main room, cozy kitchen and bath.  Everything (kitchen appliances, AC, all lights, plumbing etc) was in perfect working order.  Our front door opened onto an inviting porch that overlooks the gardens.  And sitting here was a welcomed exercise in serenity.

Rosa, a bundle of warmth and energy, is always at the ready to be of assistance.  A quick anecdote to reflect this last:  We arrived by taxi from the port of Heraklion a little before 10 pm.  As there were no eateries in walking distance and we were, in a word, famished, Rosa offered and whipped up a terrific pasta dinner.  Amazing.  

The room  was quiet, the bed comfy and we had no problems sleeping through the night.  The only drawback that we could find is that Villa Italiana is located too far from Agios Nickolaos unless one has a car.  However if it is a quiet hideaway in Eastern Crete you are looking for, Villa Italiana won't disappoint.

Enjoyable garden apartment stay

We had a very nice time at Villa Italiana! Roza is a great host and she did what ever she can to give us the best hospitality. The rooms are lovely and clean and it is a very quiet area not far from the beach and Agios Nikolaos
