We were passing through Ioannina and stayed here for one night.
We had an apartment, rather than a hotel room.
It was excellent.
Breakfast was provided in the fridge and was ok.  wifi excellent.
Located near the bus station (10 minites walk) and several typical and inexpensive restaurants nearby.  Supermarket close.

Budget family-run hotel in Ioannina

we chose this place because of its proximity to the castle, lake and old town. It turned out to be the best decision we could have made. Our car was parked close by and had CCTV watching over it as well. The beds were comfortable, pillows perfect and the linens clean,new and fresh.
The owners have obviously spent much time and effort renovating this building and have done a wonderful job!
There is ample room to move around with a separate bedroom and lounge/ dining area. Soaps and shampoos provided and cooking facilities too.
The owners were friendly and helpful with ideas on where to go and what to see and we really felt at home here. 
Our only regret was having to leave..
Do yourself a favour- try this place when you come to beautiful and historic Ioannina!

the good: excellent location, steps away from the old and new center of Ioannina, steps away from the lake and the boats to the island, free parking in the surrounding area, very quiet, spacious rooms, cleaned every day. 

the bad: there is no breakfast although its is mentioned, unless we consider breakfast for all of 4 nights spent for 2 adults and two kids, one bag of chamomile, 5 bags of tea, 3 small croissants, 2 bags (8 piece each) of mini tiny chocolate filled croissants (in the supermarket they go for 1 euro each bag) and 4 portions of instant coffee, I small portion of greek coffee, 4 portions of jam and four portions of honey. No milk, no juice no anything else.! I repeat this was for all 4 nights we spent for all four of us since we had some tea made but the bags were never replaced. And  ofcourse this was all to be prepared by ourselves. Nearby cafes had for a price of 15 euros for the four of us excellent choices of homemade pies, sweets, coffees and juice. So pls do not even think that  there is breakfast provided, its all some kind of a trick to make you think there is breakfast .
I think they should deduct 10 euros from each room and offer them without breakfast, this would be more honest than expecting a breakfast and not finding one. For a family of four  buying  breakfast each morning was an additional expense. 
- Shower was small with no room to move around  and there were no stands for the soap and shampoo so every time we had to open the curtain and reach for the sink where the soap and shampoo was, thus spraying water all around.
