Clean, beautiful and such friendly service. Can start the litochoro to prionia track from just behind the property; just check all trails. Best hot shower too. Rooms are perfect temp and balcony for each of them it seems. 

Perfect for a hiking holiday or to relax

The site is very dense with too many bedrooms, resulting in a noisy environment especially near the swimming pool.  The restaurant cannot cope in the evening. We have had bad experiences not aligned with a "4-star rated boutique hotel/resort" as described in Google: pork souvlaki and steaks not cooked at the centre, bread basket coming from an earlier table with one piece already eaten and a Greek salad with little feta and no olives.  The service is not professional and  disappointing. We booked an executive suite as a family of 4 and the room was a lot smaller than on the pictures with not enough space to dry towels, resulting in a humid atmosphere.  To be honest, this was the worse place we stayed at since we arrived in Greece where we have been used to excellent service, food and accommodation, paying a lot less.  Definitely not recommended.

Extremely disappointing experience 

We booked this property for a two-night stay in mid-May 2022, having enjoyed a pleasant stay there five years earlier. We had to pay for both nights in advance but were happy to do so, based on the experience of our previous stay. Κtima Faki is an event venue (wedding receptions etc.) with guest room accommodation attached, located on the lower slopes of Mt. Olympus, just outside Litochoro.

When we arrived at the property on a Thursday afternoon, we were surprised to discover the front gates closed and, at first sight, chained and padlocked. The gates were not in fact locked but when we gained entry and drove up to reception, we discovered that no hotel staff or management were present and that at least two thirds of the total guest rooms were under substantial refurbishment by a team of foreign workmen, who spoke only limited Greek. A telephone call to the number given in the booking information was not immediately answered but we persuaded the construction foreman to contact the owner/manager. He was instructed to show us to our room, on the understanding that someone from the hotel would arrive within five minutes to greet us. 

The room we were shown smelt strongly of drying plaster and when trying to recall the booking info we discovered that the WiFi signal was very poor. There was no evidence of any other guests in residence, and in view of the total absence of any hotel staff and the isolated location, we did not feel comfortable staying in a property where we risked being the only occupants once the construction workers had left for the evening. Nor did we wish spend two days on a partial construction site.

Not five, but almost fifty-five minutes after our arrival, and while we were contacting the booking service we had used to make the reservation, someone from the hotel appeared, assured us briefly that everything was in order, but then left to make a prolonged telephone call. By this time, we were feeling decidedly uncomfortable and contacted the booking service to inform them that we did not wish to stay in the property and to request a refund. We received conflicting information from two different customer service representatives, but decided to leave anyway and look for alternative accommodation, in the hope that we would receive either a full or partial refund.

The booking service contacted us later to advise that they were unable to negotiate a refund with the hotel proprietor and suggested that we try to do so ourselves directly. We do not think this worthwhile, but we believe that it was extremely unprofessional behaviour to accept a booking for a period when it was not able to provide either a pleasant and relaxing environment or an acceptable level of service. Interestingly, the booking service staff informed us that the accommodation was listed as homestay accommodation, which was not correct. We are posting this review so that any potential guests for Ktima Faki will take time to check that all construction work has been completed and that the hotel will be adequately staffed before making a booking.

Cancelled second stay due to poor reception and ongoing construction work

Although it is a beautiful place, covid procedures made us feel safe and the, by no means trained, staff did its best, the owner’s appauling behavior to a stray dog was enough to ruin my 2 day stay. 

I applaud his effort to offer an adequate set of dishes and a clean environment, but I am afraid that I would never recommend to anyone a place where they, literally, kick dogs in their belly to send them away. What a waste of a beautiful scenery..

Very mixed emotions

The hotel is located in an ideal location, has amazing view and beautiful paths for hiking. Unfortunately the room I stayed was not clean. Upon my arrival I came across hair in the bathroom, a forgotten lipstic, dead insects, dust and stains on all surfaces. I talked to the owner and he asked the cleaning lady to redo our room. There was no difference, so I came to the conclusion that they have really poor standards. I wouldn't have stayed under other circumstances but it was not easy to find another accomodation for a family of five. On top of that I was informed that their policy for covid - 19 is to not clean the room during your stay!! I complained that I should have been informed when I made the reservation since room cleaning is always included.  The last night before our departure we were asked if we want them to refresh the room, which did not make sense.  We stayed for 6 nights!! I ve been in 4 different hotels during my vacation this summer and never came across that before. In addition, wifi access was not good. Breakfast was satisfying, especially the eggs. 

Poor cleanliness

Traveling up towards Mount Olimp  true the narrow streets of Litochhoro, we didn't expect that we are going to find such an oasis with a breathtaking view.
The owner Costas welcomed us and guide us true this wonderful property. 
Really nice hotel , excellent service, delicious food, cosy rooms, clean swimming pool. Family runed hotel with love. The only little problem is that we have some difficulties to find it.

Hidden gem

We stayed here for 3 night, with two adults and two kids under 10 and loved every minute, with the kids particularly having a great time. The Property is a great family run resort style hotel. The three things that made it great were the views, Costos/Dimitry and the team as well as the food.

At Ktima Fakis you get wonderful Greek hospitality. Costos and his family made us feel really welcome, we felt this was Greek hosting at its best. Only a very few times have we felt this welcome at a property.  

As others have noted, the views from the property are amazing and some of the best we have had on our travels. We didn't want to leave, the outdoor dinning room attached to our room  had the most stunning views and we could have spent all day eating and relaxing. However there is plenty to see nearby, like the beach which is 15 minutes away. It was great we could have this mountain experience and also swim in the sea all on one day. 

The food is equally great. Costos has his own garden and the freshness and quality of the food was outstanding and reasonably priced.  5 euros for fresh grilled vegetables with balsamic and parmesan  was a bargain. His tomatoes were some of the sweetest and freshest that I've tasted in a long time, once grilled they were like candy. The breakfast is Greek kitchen counter style, which worked for us (and seems to be in many hotels these days) and was equally delicious. We don't normally eat at hotels as we find the food more authentic and better value outside, however here we ate most of the meals on the property. As others have noted it was very authentic and good value and with that view.....magic.  

We were apparently staying in the nicest room and it was pleasant enough, a little on the small side however we didn't spend that much time in it.

The property is hard to find but the challenging drive through Litochoro is what driving holidays are all about. As others have noted you need a car to stay here. The Litochoro village is also worth a visit as it has some nice shops, restaurants and things to see. 

This is not a Club Med or ShangriLa resort, this is a small Greek family run boutique resort style hotel and well worth a visit

For a family this was perfect, we loved it and hope to stay here again..

Great boutique hotel run by wonderful hosts

Nice rooms, though could have been bigger, pool, great view.
They have a very big courtyard, well maintained with a lot of tables and chairs and terraces all around.
The restaurant is good and the food prices are very convenient. 

Probably the best view in Litochori

Pros:
- The location may be kind of remote, but rewarding in terms of view and natural surroundings. Excellent view all the way down. 
- the pool is a nice touch, esp. since the beaches seem close, but you actually need a lot of time to reach them (rough, winding road to Litochoro).
- very good breakfast (homemade stuff), the jams were also excellent.
- The building complex is nice and all the external facilities were kept in good shape. Generally, a very good infrastructure.
- Furnishing in the rooms is good quality and there are several lighting options. The mattress was good quality.

Cons:
- rooms were not very clean: dusty, couple of hairs in the shower, no doormat (!) to scrape shoes, lots of bugs (inc. small scorpions!).
- although breakfast was great, the quantity was insufficient and they refused to refill most plates (not too kindly too...).
- Rooms are rather small, esp. the bathroom. You need to maneuver in order to close the door. Generally, the room feels kind of cramped. The mini fridge was disconnected for some reason.
- We had dinner twice; the first one was quite good; the second one included barbecued meat of sorts, rather poorly prepared (very hard to chew, overcooked, etc.) 
- Service was sub par; apart from the inadequate cleanliness, towels were not replaced daily, bath supplies were not refilled and not even a paper roll was added (it was almost finished). 
- the hotel is difficult to reach, the sign is a bit faded out by the sun and the last part includes a 300m dirt road with rocks etc..
- Wi-fi was not working most of the time.

Could be a lot better...

Ktima Faki is 10 minutes away from the center of Litochoro but feels like you are in the mountain.
Beautiful place with cozy rooms and amazing view!
We ate at the restaurant of the hotel. The veggies were from their own garden, Food was not excellent but it was good and with good prices.
Overall we will come back to stay more and enjoy the pool.
