We visited here for our family holiday with our 6 year old daughter for a 11 night holiday.  (My wife and I had been before roughly 7 years ago and had a great time).

The Roseland is still excellent value for money compared to other hotels around Zante.

All the staff were excellent and very professional and polite all through the hotel and were always happy to help anyone with anything.

The all inclusive food is some of the best we have had with a good choice for breakfast, lunch and evening meals and the show cooking was extremely popular every night we were in the hotel.

With shops and other restaurants only 5 - 10 minutes walk away and the beautiful beach only 10 minutes away as well there was plenty to keep us busy day and night.

The rooms were very clean but the bathroom let it down as the sink area is in the entrance to the room rather than in the bathroom so it made it tricky for our getting ready routine.

The only other let down was the constant early reserving of sun beds (don't know if we just dropped on a bad week?!)

All in all an excellent family holiday and we would have no issues going back here again!

Nice hotel not too far from the beach which is literally down the road. Good food with plenty of choice each day,  lovely staff who greeted us every day in the restaurant and always plenty of sun beds. 
Yes the planes are nearby but we enjoy watching them take off and land so not an issue. Some great restaurants and bars nearby if you fancy something different.
Would say more inclined for older guests so made us feel quite young at times lol and there seemed to be many who had stayed before so always a sign of a popular hotel.
Had said would like to return and have now rebooked to go back in June next year. Looking forward to re-booking a boat hire again as unfortunately had to cancel this year as the weather prevented us from going. A must do if you can to sail around in your own time.
Lovely long sandy beach to stroll along and look out for the turtles popping up - cannot wait to do this all again.

Friendly hotel and lovely staff 

Close to airport so won't take long to get there unless you walk.  Planes fly over closely and it's fun to watch them.
There's a path by the end of the pool which leads to a small gate. Take a left and walk down to the beach. 

Good strip nearby with restaurants,shops and bars.

Staff are friendly here. We gave 3 of them a generous tip on our final day and they appreciated it. Was the year before to be honest but we had forgotten to review until now. 
Brek was ok and we had brek at hotel every morn.     Liked the sandwiches in fridge during daytime and the pizza.     We were all inclusive but we didn't like the evening food on offer. We ate out on the strip every night apart from one night when we tried the hotel evening food. Never really enjoyed it. it was fuel. Food was not good for dinner in our opinion.

Rooms were cleaned well. We liked all the staff here but reception staff not the friendliest.  One thing we really disliked here was the toilet windows in  the room.   They were facing outwards towards the bed. Yes, they were frosted windows and not clear but you could see the shape in the bathroom and we were not  fans of the lack of bathroom privacy. a point knocked off for the bad evening food and the room toilet windows. Apart from these, we liked everything about this hotel. Cocktails were fine for us. 

Never went in pool but used sunbeds next to it a few times and went to beach area on other times. Walked along beach to next resort Laganas one day. Took around 40 minutes and if you do this, use plenty of sun lotion.

I won the music quiz with a 100% score. It was ridiculously easy. Won .....a bottle of wine........in an all inclusive hotel........that gives us free wine..........gave it away

On last day our coach was scheduled to pick us up at 11:35. At 11:06, we got a call from reception and the woman was panicking and stressing and being a little rude to be honest saying our coach was waiting for us.......at 11:05

Would we return to this hotel? No, because of the food quality. It is a good hotel and others seem to love it. It still deserves a 4 as it does a lot of things very well.

a good vacation overall

Lovely, small hotel with the friendliest staff. Very clean throughout. Food options were nice, but a bit repetitive hence the 4/5 score. We ate out a couple of times to break the week up. Pre-booked lunch on excursion day was a roll with very little filling, an apple and bottle of water, so eat out or try and prepare your own lunch. Very close to the airport with planes coming in low but noise was not a bother and great for short transfer. Off the plane and in our room in just 30 minutes! Location was perfect. Gorgeous beach a few minutes walk away, and a nice long walk down the beach takes you to Laganas resort. Bus service into Zante town is cheap (€1.60) but very hit and miss, so share a taxi with others if you can for approx. €13. Kalamaki itself has plenty of bars and restaurants, supermarkets and shops. I’d happily return!

Perfect relaxed holiday

Spent 2 weeks here at this lovely small and quiet hotel , check good , had a room on the top floor which we had requested, drinks fine bar service from 11am otherwise help yourself to coffee , soft drinks beer or wine all day , snacks available daytime including ice cream, we found the food a bit hit and miss,our first week there was a cooking station where the meat was much nicer but after that it was not as good ,but to be fair it was pretty much expected for a 3* , our room was good , great shower , lots of towels, pool area compact but lots of beds , only thing mattresses on them were very grubby, pool lovely, all the staff here a fantastic, thanks to LA LA for keeping us well supplied with pancakes and our cocktails ( espresso martini for me ) hotel very quiet so not suitable if you like lots of life , but the location is brilliant 10 minutes from the lovely flat sandy beach and about the same to the lively strip, all in all a great time was had , thanks.

Great location

Absolutely love love this hotel. Not a 5 star in terms of accomodation but the rest of the stay makes up for this. The rooms are basic, no tea/coffee making facilities, no kettle etc. However, they are spotless, cleaned daily with fresh bedding and towels.
Food for us was good but we're not fussy eaters. Lunch served was often better than evening meal.Snacks are available from the fridge throughout the day, fresh fruit available also. Ice cream and drinks are also self service throughout the day.
There's always ample sun beds around the pool so no need for a 7am rush...!!!
The best thing about this hotel is the absolute amazing staff. They are all a credit to this establishment. Everyone of them are so helpful, happy, welcoming, always happy to have a chat to ensure your enjoying your stay. They honestly cannot do enough for you. 
We've been to Kalamaki 3 times now and stayed once at the hotel next door and twice now at Roseland. 
We've just booked again for 2024. 

In love with Hotel Roseland 

2nd time at this hotel and booked for next year. rooms are spotless with a great shower. Beds are very comfortable. lots of sunbeds. Food is lovely and warm. Great salads available and salad rolls and the staff are amazing so so friendly. reception staff are so helpful and booked us a taxi when we needed it. maids are so friendly and keep the place spotless cant wait to return

Amazing hotel in Kalamaki

Lovely hotel set in ideal spot for either the main strip or the beach. Staff were all brilliant,  food was good and plentiful. Rooms were excellent and well serviced by the maids. Entertainment most evenings was fine although weather dependant if windy. Would definitely recommend and we are planning to return next year.

Brilliant week for the Proud Mary 6

Staff are the friendliest I've ever met and really made our stay enjoyable. 
Pool is lovely and clean and peaceful with plenty of sunbeds
Rooms are spotless although our Aircon didn't work which the hotel didn't seem to care about
Only downside was the food, hardly any choice so ate out a bit, lots of restaurants near by so not a problem
Beach is great and the sea is crystal clear only a five minute walk away
Entertainment average 

Relaxing

The hotel looked smart from the outside and was smart, clean and tidy inside. The staff are the friendliest, most polite, hard working group of people we have come across under one roof in any hotel we have visited. Well done management for your perfect choice of employees and creating a lovely atmosphere for your guests. 
The food was really good quality, tasted lovely and was varied in choice. The drinks on tap for all inclusive guests were good, the drinks from the bar were good too but the cocktails were a real let down. 
The pool area looked good but we did not spend any time around it ourselves. The noise from the planes taking off and landing from the nearby airport was honestly not a problem, so don’t be put off by the location of the hotel.
The night time entertainment went down well with the guests and there was a lot more choice if you choose to make the short walk onto the Main Street where there are many restaurants and bars with live music.
The bedrooms are adequate, storage was limited with open plan hanging space and a few shelves. The bathroom contained a toilet and had a  big walk in shower at expense of putting the wash basin outside the bathroom into the bedroom, which we found impractical and unhygienic. 
The beach was long and narrow and very crowded. The space on the sand was limited as it has to be fenced off by conservationists who were doing a great job to protect the nesting sites of the caretta caretta sea turtles. It was a lovely beach on which to walk to the next resort of Laganas and back we did it a few times, Just a heads up, if you go there, do not waste your money going to Cameo island, really! You walk over the wooden bridge pay 5 euros each to look at a few ragged pieces of cloth hanging over a tiny beach for a limited time and there wasn’t even a cafe or bar open. 
Overall I would highly recommend a stay in the Roseland Hotel if you are visiting Zante, if we ever return we would definitely stay there again.
