My wife and I stayed at Archontariki for a long weekend in early July and had a lovely time. Our room was the Suite Joy which was spacious and filled with light from the many windows. The building is a traditional stone mansion and our room was decorated in a traditional and tasteful manner. 
Located in the heart of Chora, all you will hear at night is the occasional owl until the roosters get going in the morning. Do not stay here if you are looking for a resort-like five star facility (frankly, do not stay in the Chora of Patmos at all if you are looking for all mod cons). But do stay here if you are looking for an authentic experience and are open to the simplicity of Chora.
Annie is an excellent host who gives this hotel a very personal touch.

Beautiful authentic Patmos experience

We visited Patmos island for the first time this summer the island is nothing else in greece due to luck of airport and the aura of the Monastery. After a friends reference we decided to stay at Archontariki. This is a boutique b&b run by Annie who is extremely helpful and has the best tips on what to do in the island ! The room "wisdom" was tastefully decorated and the ambience of the property is tranquil. Someone has to experience the stay there since it is nothing comparable to a hotel. Do not expect a buffet breakfast or luxury amenities be open minded the beauty lies in the simplicity, the people who run the place and of caurse the majestic town of Patmos.

Unique property and experience 

Confusingly, there are three apartments called ‘Spitaki’ on Patmos – one in Kambos and two in Chora, one near the windmills and this one, which is next-door to Loza Cafe, just a few steps up from the bus turnaround and taxi rank.  It is under the same ownership as the luxurious Archontariki apartments which are only open in high season.  So if you are looking for top quality accommodation in Chora during May/June (a lovely time to visit), this is undoubtedly your best option.  Furnishings are of exceptional standard and the living area is much more spacious than we expected.  There are two bedrooms (one twin, one double), a large living room and well-equipped kitchen (though no dishwasher or washing machine).  Only the bathroom was small, with no separate walk-in shower.  There is a music centre and large TV (but lacking English-speaking channels), and very generous wardrobe and drawer-space. No wi-fi – but Loza next door has a good signal (usually).  The apartment is cleaned and linen changed every three days. There is a good mini-market right on the floor above you and, for the lazy like us, at least four restaurants in Chora were open in late May.  But I’ve left the best bit till last.  The large terrace (with tables and seating for at least eight!) offers one of the most stupendous views in the Aegean – and yes, we have been to Santorini!.  You just cannot keep your eyes off it, as it changes character from dawn to dusk and emerges sparkling at night-time. Chora is a truly magical place, and this is a magical place to stay. Do yourself a favour and come here.

Spitaki Guest House – with a view to die for!

The breakfast was poor and you did not feel welcome.  You had to ask for coffee, eggs, juice or yogurt and this was uncomfortable.
The breakfast lacked the personal touch with home made foods (pies, marmalades etc) that you find in other boutique hotels.
Not to mention that other boutique hotels at that price range offer the ability to serve breakfast at the room, which was not the case with Archontariki.
The bathroom is in a horrible condition. It resembles the bathroom in "grandmas house in the village" and not of a suite as the room is advertised. There is no ventilation and the shower's floor is not separated from the rest of the bathroom floor. The shower curtain is plastic and dirty and if you showered, the bathroom was flooded with water. 
The bed sheets were changed every 3(!) days and when we asked to have them changed more frequently, we were made feel uncomfortable by the manager.
All the above created an unpleasant experience for us that impacted our vacation very negatively.
This hotel is appropriate for anyone that wants to throw a lot of money out the window...

Archontariki disappointment

This 400 year old building is amazing. But this is the only amazing thing about Archontariki.

In general, everything, except from the price of the room is poor; the condition of the room, the breakfast, the hospitality and professionalism of the manager, the overall sense that one gets.

As far as the room is concerned, the specific one that we stayed is advertised and priced as a suite, but it is absolutely not  a suite. It lacked even the basics; no TV set, the DVD player/radio was not working, some of the the lights in the bathroom and the bedroom were not working (as a matter of fact, the bathroom could be acceptable for a room that costs €50 per night and not 6 times more per night).

As far as the management's professionalism is concerned, there is definitely a lot of room for improvement. Archontariki is located in a narrow ally in Chora. Even though with the rate that they charge, they should have had someone pick us up from the port in Skala and drive us to the B&B, no one was there. 

In conclusion, the building is amazing but the specific room is extremely overpriced for what it offers.
Actually, if the rate per night was at least 60% less, it would be a fair deal.
