I have booked this place for a few days in July. Benefits are that its close to the Lake, and there is a grocery store near by. But that is all.
Staff was unfriendly when I was checking in and the apartment I booked was unbelievably dirty. Nothing like it has been advertised on the website.
Bed was hard, and had no direct access from the side. I had to climb in from the end. Had several spider webs inside the apartment near the window, the top of the headboard was dusty, several dust bunnies on the floor. The bathroom was clean.

Did not succeed expectations

I booked a room here online for one night with just a few hours in advance.
The £25 per night was more than a good value in this area if you don't have a five star hotel expectation.
The lady at the reception confirmed my reservation on the phone and she was well prepared, quick and polite on arrival.
My private en suite room was simple in a shared building but it was clean and tidy, a bit off the noisy part of the areaso I had a quiet night sleep.
The villa is just a 2 minutes walk off the Balaton lake, 10 minutes drive from the train station and the center.

Good value for money, clean and quiet.

I must to say it was terrible to be there.
If you want your holiday to get ruined, it would be the best place.
Dirty floors, dangerous stairs, small rooms and if ask to fix something, will not be done.
Story:
The shower cabin down right on the sealing was leaking. Cann em to fix, they explaind they did not find the problem, could not find the source. 
Money refund? Forget it!!!


Holiday at Villa Oliver

Good value for money, especially for a family with a child. Nice gathering space in the garden (a big terrace). We got an apartment with an interesting concept, on 2 levels. Equipped with a proper espresso machine, modern cooker and A/C. Other extras: parking outside, bicycle rent, spa in walking distance.

While an interesting concept, the space is a bit cramped (need some logistic to move around bedroom and bathroom

Base for a cycling trip around Balaton lake

I booked a night in Villa Oliver 3.  I specifically booked because on booking.com the property states 'Free private parking is possible on site (reservation is not needed)'.  because of this statement, I booked this property over others in the area.  What the description should read is 'very limited parking on a first come, first served basis'.  Also, the property states that it is 'split-level'.  It does not state that you have 'single-foot stairs' - which are extremely steep and have cut-outs for each foot.  The property states large double bed.  It does not state on the floor and limited head-room.  

We checked in at Villa Oliver at 2pm (which is the earliest you can check-in, as we arrived earlier and told we could not check in sooner) and collected the keys for Villa Oliver 3.  Parking is also limited at Villa Oliver.
On arrival at Villa Oliver 3, all the parking places were full, even though we were told we could park when we were checking-in.  We therefore had to find parking one block away on the street.  
We were given room 25, which is on the top floor.  On arrival, it was still being cleaned and we had to wait.  Once inside, all the floors were wet, as they had just been mopped.  I could not walk up the stairs, as they were too steep and I have only recently had an ankle and knee operation.  I tried the internet, but could not get a connection.  When I did finally connect, there were latency issues and the ookla speedtest could not even register because of this.
I asked for an alternative room and a place to park the car but they had no space for either request.  I was not given an alternative and a refund was refused.
So be very wary of booking this place if you want an on-site parking place, reliable internet, and most importantly safe stairs (for those with children or older/infirm guests).  
Needless to say, we did not stop here and are currently pursuing a refund through booking.com
