We were woken one morning by the police.  We were told that we needed to leave immediately as there was not a proper license for the establishment.  The owner did not offer an apology.   I would not recommend anyone I know to stay here.  

Kicked out in the middle of our stay

We had booked this guesthouse for the first night - we wanted something simple. Our arrival was after 20:00 - the reception was no longer occupied - but there was a message with the key, our room was about 1 meter away from the reception. Our twin bed room was small, a lavabo, but the bathroom was par-terre and shared. The guesthouse had a kitchen that everyone could use (our kitchen was unfortunately not far enough)... Unfortunately there were others who checked in late at night, but no keys were kept for these, so there was a pretty loud phone call that couldn't be heard, so we didn't really sleep and the bathroom was in the kitchen early in the morning and what we were really advised to do was to leave the guesthouse, but I didn't really recommend it...

We stayed there on two occasions, at the beginning and at the end of our trip. Both times our reservation was changed and we where upgraded to a private apartment. However, in the first one there where a lot of tools and stuff in the cupboards and the terrace and the TV didn't work. In the second one the toilet flush didn't work and they already knew about it when I called to complain. Luckily, we complained immediately after arrival and a plumber was sent five hours later to repair it. 
The bathrooms were quite decent and modern and the kitchens were quite well-equipped. They should make an extra effort on maintenance and keeping things clean and tidy. Of course, they should advertise the real accommodation that you are going to get when you make your reservation, not just the photos of their best rooms. 
We complained about it all and they gave us a 10% discount, which seemed to be something completely usual for the receptionist. We had met other guests on the first day and they were furious about how dirty their apartment was, eventually, they got a discount, too.

Messy with reservations and not tidy enough

Booked AR Guesthouse for 7 nights as our base in Iceland. Everything was going fine until we got a knock on the door from a police officer at 7:30 am on our 4th morning staying there. We instructed that we had to leave immediately as they were shutting the guesthouse down due to them not having a business permit. We, along with all the others staying, had to pack up immediately. this was the last thing we wanted to hear after being gone all day before touring. As of today, i am still waiting to be refunded for 4 nights stay and have not been contacted by AR as to when i am going to receive this refund. If you were on a tight budget i.e. backpacking this would have ruined your whole experience

Guesthouse closed by police during stay

The capital was our last destination, in fact we had to spend the last two nights here. I think we would because the first night went as planned (reception keys just arrived, small rooms, uncomfortable bathrooms), but the next morning when we came back to the guesthouse after breakfast, we found two cops who told us that they were sealing because the facility had no permits. So we had to pack our things and we quickly found another accommodation for the next night.

Forget about it

The positive side is that it's about 10 minutes walk from the city centre and the staff is very friendly.

Rooms are in two different building. The building we were in was a repurposed student flat and the bathroom was of average cleanliness.

Excellent location and good value

If you get a cheap deal for this guesthouse, it's perfectly fine for a night or two. 

Good:
- 5 minute walk to the nice harbour and a good location in the old part of Reykjavik
- friendly and helpful reception staff
- a nice outside area to sit in during the summer months
- a well-equipped big kitchen
- pick-up from Flybus and all other tour operators
- good internet connection

Less good:
- the room was small and because you could only open a tiny part of the window, felt a bit claustrophobic
- there were no hangers and nowhere to store your stuff
- the bed had no headrest and because of its positioning, it was impossible to sit up in bed
- both the room and bathrooms were adequate but looked a bit lacklustre, with bits falling off the walls etc

So if you are on a budget and get a good deal for this place, it's fine as long as you don't expect too much.

Fine for a night or two

The guesthouse is recommended for one or two nights, particularly for Reykjavik's favourable price and central location (200m to the port and 600m to the city centre).

For the cheapest price, absolutely fine.

It is a cheap starting point for the only day worth spending in Reykjavík. The small room in the complex is comfortable, warm and has no blinders and introduces you to the Icelandic climate. Not exactly stunning for cleaning the bathroom, unique on the whole floor, lacking the reception (in the first afternoon you find a key with your name in the empty reception), as well as the directions (you don't understand what the building is, because the stairs are on the back).

In the average

I needed a room shortly and was assigned room 101.Spartan-style furnished,located directly under the noisy kitchen in the basement,the door barely opened,the communal shower was also a fault.The landlords were never there, a promised rental refund for the second night not used happened despite multiple emails.
