I’ve stayed at the Villa in the past. Very pleased with it. This time was very different. Small and very inconvenient room AT TWICE THE PRICE. No consideration for early checkin despite the fact that ALL flights from the States arrive early morning. Just wasn’t up to the standard I’ve experienced in the past.

Not what it was

Yes, the room was pleasant. The location was good. Rooms were clean and they offered room service daily. 
However, they ruined the start of our holiday. One of our flights was cancelled so we had to reorganise them and the only way we would get to Iceland on the day of our booking was on a flight which arrived at 1030pm. We emailed the guest house a number of times and tried to advise them of this. They didn't respond. So we called them and the man (I assume was the manager) basically flat out reused to check us into the room any time after midnight. We told him that we thought we might be there just after midnight after we got through passport control and got the shuttle into town (latest 1230pm) He said there was nothing he could do. Check in finished at midnight and he wouldn't give us an alternate late check in procedure. So we basically had to book a last minute room at a hotel near the airport and check in the following day. What a waste of a nights accommodation PLUS having to pay an extra night somewhere else. 
When we did check in the next day all he did was show us where our room was. We had already paid in full so there was nothing to sign. We also noticed lock boxes on the side of the accommodation that he could have easily put our key in for us. Shame on you!! 

Good location, manager not helpful at all. 

Manager is remote because they manage an additional guest house somewhere nearby. You have to try to reach them through mic at doorbell. Feel a bit lost.

Very difficult to get response by email, when trying to prepay bill before leaving US. 

But the Villa was clean and staff very helpful. Let us into our room early.

Good facilities but...

This guesthouse is in a perfect location.  Lots of good eateries nearby and some great bars.  Parking across the street though you need to pay during the day, but I always got a spot.  Room was spacious and clean.  Check in was more like an air bnb, not a hotel, but even though we arrived at a different time than planned, it worked out.  I booked through Booking.com 10 months in advance and doing so saved me hundreds of dollars.  Villa is a great value.

great location and value in an expensive city

Villa guesthouse is a welcome harbor in Reykjavik. Central to the action but far enough removed for quiet. It has no reception yet is easily accessed. Room was well kept, in European style not huge but comfortable. Bed was comfortable for two. Bathroom was appropriate. 
We were there on the summer solstice so the thick curtains were worthwhile, to get time zone acclimated. We arrived on an early flight, the shuttle dropped us off a block away at Hallgrimur at 8:00 check in is at 15:00. We left our luggage in the lobby, wandered for 7 hours doing touristy things, Jonesing get checked in for a nap.
Service was top notch, we needed to straighten out some tour plans and could not reach the operator directly, the villa manager made the connection for us, even got us upgraded.  
Close enough to shops and cafes for a short walk to anything. We will stay here when we return. It was a good value!

Icelandic warmth in Reykjavik

The rooms are extremely small, but clean and functional. We thought it was okay for one night - longer this hotel would be nothing for us. There is no reception and no lobby in this hotel, the contact is exclusively via a counter system. We had a night flight and thus not even the possibility to wait in the lobby for the pick-up - suboptimal for us... but a big plus point is the super-location!!!

The location is optimal.

If you're looking for a nice place, don't go any further Hotel very well located in a shopping street, not far from the city center a very good welcome, our host spent about 10aine minutes explaining the basic rules of the villa and then answered a diverse of our questions about Reykjavík as well as the history of the architect who built the great church (upstream of the street), the Hotel Villa and also many other batches in the Capital (the house dudit archi is located just in front of the villa room impeccable (although the water smells the room, but we can't really cut it here ^^) them, very comfortable, no worries about heating thanks for this Villa home ^^

Cosy, clean with a pleasant staff. Near everything: bars, restaurants, shops, etc... clean, close to everything, shops, superb bakery at 5 minutes, landmark egils. perfect even if a little honest..

Great place.

Nice place, right in the middle, nice staff Very clean, and well maintained Lacking just a little sound insulation (winter period and a lot of vehicles are driving on nailed tires so it's OK!!)

That's great!

Clean, very well placed, nice house, friendly reception and recommended addresses to enjoy more Reykjavík. We came across it by chance and surprise. Plus there is free parking around the villa which is appreciated when you are motorized. I recommend. Very good quality/price ratio
